This is luxury conversion of a Historic Steam Mill into a beautiful two bedroomed Cottage.
The cottage is set at the top of a hill with lovely private ‘mature’ gardens to enjoy and really wonderful views across the valleys in both directions.
It also benefits from the use of ( by arrangement with the owners ) the tennis court.
Please note that young children and babies cannot be accepted in this property – sorry.
Cottage Walk Through
The Old Steam Mill is accessed along a private drive up to the ridge of the hill with magnificent views of the Suffolk countryside with steep valley’s on both sides, there is a private car park outside and beside the cottage.
From the front door you enter directly into the sitting room with its large sofas, cosy log burner and colourful rugs. To the left is a dining area and kitchen and small hallway to the back door.
To the right is a large bedroom with a king size bed, en-suite with a luxury walk in shower and loo and a dressing room. You can walk straight out of this bedroom onto a sunny Breakfast patio beside a pond and the mature gardens.
Between the sitting room and dining area is an open staircase leading to a landing area with a sofa – a lovely sunny place to read. A few steps up takes you to the spacious second king size bedroom, here there is a single truckle bed for a 5th guest – because of the lack of privacy and it being a single bed it is only suitable for a child (Children must be aged 8 or over)
The upstairs bedroom also has a lovely en-suite bathroom – the bath is oversized and has a hand held shower.
French doors lead out to a large balcony with sofas, a table and chairs and lighting for you to enjoy the beautiful views over the valley and really unwind.
The owners are happy to accept dogs but they do have a young cat wandering around, so please only bring your dog if it’s cat friendly! Thank you. There is a £20 pet charge for up to 7 nights.
Electric Cars: We have a Universal Type 2 Socket to charge any type of vehicle – if you wish to use of this facility there is a one-off charge of £50, please contact us to add this facility
The Gardens
There is a beautiful private mature garden where you will always find a quiet private spot.
Beyond the garden there are views of open the countryside dipping down into the lovely Hartest valley.
The owners are also happy for you to use their tennis court by prior arrangement.
Outside
The Old Steam Mill is at the end of the owners long drive and situated just past their house at the top of the hill. It has its own car park and really lovely views across the valley on both sides and walks straight from the cottage into beautiful Suffolk countryside.
You can walk to the excellent Hartest Village pub: ‘The Crown’ in about 25 minutes.
Local Area
The Hartest Steam Mill is a historic building and next to it was a famous windmill, these were a focal point for the local area and perched on the high point overlooking the valleys, one of which contains the road and the little village of Hartest. it is a very pleasant walk through the countryside down to the village where there is an excellent pub serving good food and beer from its own brewery.
There is also a lovely walk in the other direction that leads you to another great little pub called The Queens Head in about 45 minutes, this is a well know local gastro pub and does really great Sunday Roasts

Bedroom: Cotton bed linen, wardrobe with coat hangers / chest of drawers, iron, ironing board, hairdryer.
Living room: Your cottage has a wood burning stove and a basket of firewood and a bucket of coal will be provided free, more will be available at cost – firelighters will be provided. TV, books, games, magazines, local brochures, OS and other maps, folder with our special ‘What To Do’ insiders-guide to the local area.
Bikes: Please check with the owner that these are available before you arrive to avoid disappointment if they are in for maintenance
One Well behaved Dog is always welcome, there is a pet charge od 20 covering for up to 7 nights.

Perfect rural location as it was described. Easy secure parking. Layout of propery was just right with large bedrooms one with a large bath to relax in after taking advantage of the local senic walks. The lounge log burner provides the finishing touch for a cosy evening.

The house is beautiful, and everything was neat, clean, and even better than the pictures. The setting is gorgeous, and we especially enjoyed sitting outside soaking in the great views. There are some great notebooks that contain all the information you will need for the stay - so organized! We wish we had planned our trip to spend more time there.
Excellent property and facilities for a relaxing family break
Our whole family enjoyed our four days at the Old Steam Mill. The property is very spacious and well equipped. The location backs onto some lovely walks and we enjoyed the hospitality of the local pubs recommended on the information we received. The hosts had arranged bikes for our two 16 year olds and allowed the family access to their private tennis court which was great fun. Big thank you from all of us.

Homely house. They need to keep on top of the cleaning. Some kitchen cookware needed to be replaced, which they did asap.

My family and I stayed at this property during a 2 week visit to the UK, that started in London, and ended in the Scottish Highlands. This was our favorite property, by far! It was clean, cozy, and the grounds were beautiful! We had our nephew, and his family, over for dinner, and they couldn’t believe how picturesque everything was. We visited the Kentwell Estate nearby, my husband played golf, and we all enjoyed relaxing, and playing games together on the balcony upstairs. It was a wonderful stay!

We had a lovely stay. The property was furbished to a high standard. Lots of walks are easily accessible straight from the back door and you can walk to the pub in Hartest in less than 20 mins. Do bring your own condiments and cooking oils etc. as not always enough there.
