Knoll Cottage is an elegantly furnished 18th century Cotswold cottage which sleeps four guests (no children aged four or under permitted, except for one baby not yet walking), in two beautifully appointed bedrooms, with two modern bathrooms. Laid out over four floors and boasting spacious living areas, including a stylish open plan kitchen/dining room which leads out into the tiered garden, with plenty of outdoor seating and a charcoal barbecue, a space to enjoy all year round. Indoors there is a cosy living room and many characterful features have been retained throughout the property including exposed Cotswold stone walls, original beams and a inglenook fireplace with a wood burning stove.

This two bedroom holiday home in Blockley is perfectly suited for those looking to get together with family and friends, exploring the local countryside and eateries. The Cotswold accommodation is laid out as follows:

Sunny dual aspect living space with beautiful views overlooking the Blockley Valley. Exposed Cotswold stone walls, oak beams, inglenook fireplace with wood burning stove, three-seater sofa, two chairs, TV with BT TV including BT Sports and DVD player, iPod dock and speakers, window seat and a small selection of books
Lower Ground Floor
Kitchen/dining room
A stylish room with superb garden views, exposed Cotswold stone walls and beams. Amenities include a stylish round dining table with seating for four, electric oven with four-ring electric hob, integrated fridge and dishwasher, microwave, kettle, toaster and two cafetieres

Washing machine/tumble dryer, loo and basin
First Floor
Master bedroom (Sleeps 2)
Far reaching Blockley Valley views, king size bed, built-in wardrobe, two chests of drawers and a dressing table
Family bathroom
Either a shared bathroom or the master bedroom's ensuite with walk-in shower, loo and basin
Second Floor
Bedroom 2 with ensuite (Sleeps 2)
Located in the eaves with original beams, super king size bed (can be two single beds on request), chest of drawers and a chair
Ensuite with bath with overhead shower, loo, basin and heated towel rail

The picturesque tiered garden with far reaching views over Blockley Valley is accessed via the kitchen. This tranquil space is bordered by beautiful flowers and shrubbery and is home to two patio areas both with outdoor tables and seating, plus a charcoal barbecue. Three steps lead down to the lawn area with a garden shed which houses the freezer.

The maximum occupancy for this property is 4 guests. Regrettably, Knoll Cottage does not accept children under the age of 5. Babies who are not yet crawling/walking are accepted, and whilst babies do not count towards the occupancy figure, the occupancy can only be exceeded by one additional babe in arms

Free on-street parking is available outside or close to the cottage
1 travel cot and 1 highchair are available on request (please bring your own linen for the travel cot, as this is not provided)

No smoking or vaping is permitted throughout the property
This is a period property with character features including low beams, multiple floors and sloped ceilings on the second floor
