House with views

Roslin is a lovely house in an excellent location for accessing Keswick and surrounding fells. The house was clean and well equipped. The garden is lovely and there are beautiful views from all aspects. Parking on site. This was our third stay and I would happily recommend and hope to return again in the future.

Hi Kate, Thank you so much for your lovely review of Roslin and for choosing to stay with us once again. We’re delighted to hear that you enjoyed the house, its excellent location, and those beautiful views — the garden really is a special feature and a favourite with many of our returning guests. Thank you also for your understanding during the water supply issue that affected the area during your stay. While this was unfortunately outside of our control, we very much appreciate your patience whilst we did everything we could to support you at the time. We’re grateful that this didn’t detract from your overall enjoyment of Roslin. It really does mean a great deal to us that this was your third stay and that you would happily recommend the property. We’d be absolutely delighted to welcome you back again in the future. Best wishes, Keswick Cottages

Very happy with our stay

From booking the holiday with Keswick Cottages to leaving, everything was so easy. Staff were very friendly and helpful. The app is a great idea and a really useful thing to have. The info on the fire, cooker and bin collections wasn't correct for the property so needs a little review but this in no way spoiled anything. The property was lovely and comfortable, home from home. Ideally situated to walk to the pub for tea and to get around. The view of the mountains from the living room, bedroom and kitchen windows is stunning. I could bring my pet rabbit too which was a huge bonus. Thank you to all at Keswick Cottages, we will definitely be back!

Hi, Kerry! What a pleasure it's been to have you and Bread at Roslin! The pictures have made so many people smile, and hopefully encouraged more people to bring bunnies or different pets to our pet-friendly properties. We're going to review the information on the guide so everything is correct for the next guests, so thank you for the heads-up! Please, please come back soon--and bring Bread to say hi to us in the office! Best wishes, Keswick Cottages

Stunningly beautiful

The house is kept beautifully clean. Views from it are mind blowingly fabulous. Needs more hanging space in the bathroom and unfortunately there was a smashed window covered in cardboard in the front hall that I was not informed about. Other than that, just a beautiful home from home and an incredible team at Keswick Cottages!! If you’re thinking about booking with them…just book…right now!!

Two week stay at Roslin

Roslin is ideally situated with fantastic views. The house could be absolutely amazing if it was updated and given some much needed TLC. The view from the main bedroom could not be fully appreciated through the blown double glazed window and the old broken garden furniture was uncomfortable. The bath didn't have a plug but this was swiftly dealt with by Keswick Cottages who were very friendly, helpful and efficient.
Response from VrboOwner on 28 July 2025
Many thanks for taking the time to review your stay. We hope you had a fantastic time exploring Keswick and beyond! The owner has now replaced the patio furniture with a new set, so if you do return for another Summer stay that will be available to use as you admire the beautiful fell views. We hope to see you again soon. Best Wishes, Keswick Cottages

What a view!

We all enjoyed our stay at Roslin. It's not in the best condition decoration-wise but it's clean and comfortable and the view from the back of the house over the Skiddaw range is absolutely stunning.

Lovely cottage, great location.

Stayed as a family of 4 adults, 1 baby and our dog. Cottage was clean, comfortable and tidy and the views were wonderful. Perfect location for us, just a short walk from Keswick. Parking for 2 cars outside. Lovely garden, and the side porch was ideal for storing a bike and the pram. We ate out most of the time, but the kitchen was well stocked with everything you need . Beds were lovely and comfortable. Enjoyed our stay and would definitely return.

Autumn in Keswick

A comfortable home from home. Beautiful views. Shame about traffic noise from by-pass. Lovely walks for dogs. Without a car it's a bit far out of town and no local shops. Patio could be a hazard and the step down to the out house is steep for those with mobility issues. But overall it was a lovely place to stay.

Great location with fantastic views

We had a wonderful stay In Roslin and were completely awestruck by the view towards Skiddaw as soon as we walked in. The cottage looks very modest from the outside, but don't be deceived - it is spacious and comfortable and had everything we needed. The garden is a bonus and was well-kept. It was wonderful to be able to sit out there and enjoy the fabulous view. The location is handy for Keswick with the benefit of having a car-parking space. We would love to return to stay in Roslin and definitely recommend it.

Roslin Cottage

A comfortable place to stay. Fantastic views of Skiddaw. Good location for walking to Keswick (20 minutes), walking south along Derwent Water to Catbells and also close to the marinas (we went canoeing and paddle boarding on Derwent Water from Nichol Marine). The cottage was comfortable and warm. There was noise from the A66 which wasn't a problem this time of year but may be in the summer when the windows are open.

A Comfy Stay

We had a comfy stay at Roslin. Clean and warm when we arrived, the house suited all our requirements. Comfy, if a little hard beds, but we slept well. The kitchen was well equipped and the lounge comfy. The kitchen could use an extractor fan and better lighting, but these are minor points. Because of the weather we didn't use the back garden. The views of Skiddaw are great and the location, close to Keswick and entirely walkable is good.

Lovely last minute break

Recently returned from a last minute break staying at Roslin in Portinscale. Keswick cottage staff were amazing helping us find the ideal cottage for our needs. Roslin was warm, comfortable and clean. It has outstanding views of Skiddaw from the large rear windows. For us it had the added benefit of a large enclosed garden for our 2 dogs and parking for 2 cars. It's great for walks from the door. Have booked with Keswick cottages before and can guarantee accurate reviews and excellent service. Would definitely return and very happy to recommend Keswick cottages.

A Lakeland Gem

We stayed in Roslin from 21st December to the 28th December.Having stayed previously on holidays it was home from home. We were welcomed by a lovely bottle of Prosecco and biscuits. The cottage has been updated since our last visit. It has everything needed for a week or more holiday. The location is perfect for getting out and exploring the lakes. The village pub only a few minutes away is very welcoming and serves great food and drinks. The weather wasn’t the best but the cottage was warm and cosy with great views out onto Skoda. We would highly recommend a stay at this property.

Comfy stay in a great location

Roslin was a comfy little cottage in a great location with stunning views, however, the property itself could do with a little makeover. The wallpaper by the radiator in the main bedroom could do with replacing or at least pasting back down, the inside the windows frames are in need of a real deep clean, a couple of spiders ran out when we opened the bedroom window. The side entrance is very unwelcoming, a lick of paint and the dead spiders removing would be a start. But saying all this it didn’t spoil our stay.

Location & views are perfect!

We have had many wonderful stays at Roslin over the years and return because of the amazing location and the views. We enjoy leaving the car and doing as many walks as we can from the front door - Portinscale is quiet but close to everything you might need in Keswick and we enjoy some quieter days down by Derwentwater lake. We also love doing Catbells at sunset when the crowds have gone! The house is well equipped - and we love having our breakfast out in the garden when the sun is out. We regularly take our dog for a walk around the field at the bottom of the garden (a gate would be a great addition for easy access!) and find the house warms up quickly. Our only niggle is how hard and uncomfortable the mattress is in the main bedroom - a soft mattress topper would make such a difference! Also the sofas aren’t great for getting comfortable which is a shame especially after a long day of walking the fells. Regardless of these we really do love our stays here and will continue to return - look forward to coming again soon to make more happy memories!

Spacious cottage in a great location - but .......

This cottage is in a fantastic location, with amazing views of Skiddaw, but it needs some TLC both inside and particularly in the garden. Old and dirty patio furniture, generally unkempt front and back gardens, brambles, weeds, overgrown plants and trees, which shaded the garden from the evening sun. We visited in early June and had amazing weather, but we didn't sit outside in the garden once. I would not recommend this cottage to others until it has been tidied up a bit

Roslin Cottage

The cottage is all about the views. So it was for this reason that we were really disappointed that the garden was in a very poor state (as we intended to dine alfresco, barbecue etc) The grass was extremely long and the outdoor seating was all damaged (lats in all of the wooden chairs were broken) We rang the customer service no. and were told that they would arrange for a gardener to come ASAP and also speak with the owner to deliver some new garden furniture. (Which apparently had been ordered) The gardener came on the Wednesday, but the chairs never appeared?? This is simply not good enough when the main appeal of the property is the amazing views from the garden. This type of thing should be sorted out well before the customer arrives, so as not to spoil their vacation having to chase-up on “issues” rather than enjoying themselves. One other thing is that the shower was leaking through into the kitchen ceiling.

A Great place to stay for the Northern fells and Keswick

The position of the house was brilliant for access to Keswick and the Northern Fells. It's situated in a quiet private road near the Farmers Arms, a warm and friendly pub with good grub!! I was a little disappointed though on arrival as the and itpet friendly policy of the owners was obviously evident as soon as I opened the door. Although the cleaners had done a great job, there is little they could of done to mask the scent of a pet or two, I suspect, and it took a considerable airing and a fair amount of masking with scented air-fresheners and copious amounts of odour-fighting sprays to make it tolerable (this is reflected on the low mark I gave for cleanliness and is not a reflection on the cleaners efforts, which was very good otherwise). We put the bins out as instructed in the welcome info provided on the internet via email, but despite all the neighbouring properties being serviced, the binmen left ours untouched? The remaining facilities, condition and value for money were all good and, as I have mentioned the position is brilliant. One thing though, do not rely on a satnav for guidance, it was nowhere near using the postcode alone. Turn left before the Farmers arms (if approaching from the A6), go past the village hall on your right and there is a private road on the right just past a row of houses on the left. I will use Keswick Cottages again, but not this particular one as the odour put us off I'm afraid.

Hi Colin, Thank you for your review. I'm so sorry to hear that there were some shortcomings with the cleanliness on this occasion. We know how important cleaning is for comfort and this certainly does not sound like our usual high standards. Please be assured we will pass the feedback on to our housekeeping manager so that further training can be completed with the cleaner looking after the cottage, and a deep clean can be completed. We have lots of fantastic properties so please don't hesitate to contact us if you wish to away again and we will help you find the perfect property. Best wishes, Keswick Cottages

Peaceful short break

This was our second visit to Roslin. It is situated in a quiet cul de sac in the village of Portinscale. A five minute drive or a 20 minute walk into Keswick. Parking for two cars directly outside the property. The house has the most amazing views from the rear to the Skiddaw range of mountains. There is a small enclosed front garden and a very large rear garden overlooking a field and the River Derwent. The house is well maintained, warm with efficient central heating and spotlessly clean. The kitchen is well equipped. We take a small portable radio as there isn't one at the property. There is a washing machine available if needed and a secure storage area for bikes if required. The beds were extremely comfortable with plenty of fluffy towels left. We had a couple of minor maintenance issues which were dealt with swiftly by Keswick Cottages who offer brilliant customer service. This is a little gem of a property for those who love the North Lakes and offers a great resting place away from the bust town of Keswick but close enough to get to if needed.
