Bournecoast are pleased to present this well furnished one bedroom ground and first floor annex which boasts a private entrance. This property is situated in Boscombe East, a charming Bournemouth suburb. A quick stroll from the annex will bring you to a diverse array of local shops located on Pokesdown Hill, which includes a Sainsburys Local and a Costa coffee shop. As you ascend the hill, you will find a variety of takeaways and restaurants that provide an excellent opportunity to enjoy a meal out. The sandy award winning beaches of Southbourne are a short drive away.

THE ACCOMMODATION:
There is a Double Bedroom on the first floor which has the added benefit of a FLATSCREEN SMART TV.

The spacious open plan lounge/diner includes a FLATSCREEN SMART TV and FREE WIFI is available (subject to availability from Internet Service Provider).

Leading off the lounge is the modern kitchen area which is equipped with an ELECTRIC COOKER - WASHING MACHINE - DISHWASHER - FRIDGE/FREEZER - MICROWAVE.

On the first floor you will find a separate modern, fully tiled shower room and toilet.

This apartment has a courtyard area with a table and chairs to enjoy alfresco dining.

There is road parking available outside the property (please note that these spaces are not guaranteed or reserved).

THE LOCAL AREA:
Close by you will find the very popular Kings Park and recreation area and walking distance from the house is Stanmore Lawn Tennis Courts that are open all year round. In the opposite direction is Littledown Park, set in 47 acres of parkland with its own high ropes adventure complex, miniature railway, play park and even a paddling pool (open seasonally). Next door to the park is the award-winning Littledown Centre which boasts some of the finest leisure, swimming, football and gym facilities. Christchurch Golf Centre is also close by, set in a beautiful rural location with views over the River Stour and Avon Forest. It has a dinosaur themed adventure golf experience, state of the art driving range, beautifully landscaped gardens, restaurant, bar and more. Just next to this golf centre is a 24 hour Tesco Extra Store to stock up on everything you need. Going slightly further away is Castlepoint Shopping complex containing around 40 shops, including major retailers such as Marks and Spencers, Boots, Topshop, Asda, Sainsburys and Next providing an outdoor mall experience. A short drive away will give you access to the Blue Flag sandy beaches in Southbourne, from where it is possible to reach the beaches at Boscombe and Bournemouth by strolling along the promenade. This is also the place to stay if you want to be close to Bournemouth Town Centre to enjoy the hustle and bustle. Bournemouth centre is approximately 1.2 miles away where you will discover even more miles of beautiful sandy beaches which all have second to none facilities to provide wonderful family holidays. With countless attractions and the promise of an endless list of activities to partake in, Bournemouth town centre has things to suit every party. Perhaps you may want to hop aboard the brightly coloured land train for a trip along the seafront where you are able to take in the sights of the Bournemouth seaside and enjoy views out to the Isle of Wight. Also in Bournemouth is the incredible state of the art, 10 screen multiplex ODEON cinema at BH2 and you are going to absolutely love it!
