Hidden gem -19th Century Mill with separate annexe, large gardens and parking

19th Century Stone built Mill nestled in 1.5 acres of mature gardens in the heart of Kingsbridge. The Mill is a real hidden gem just a 5 minute walk from the High St but with the feeling of being in a rural haven of green space. A separate annexe sleeps 4 with it's own patio and outdoor eating area. The gardens are mostly spacious lawn with a young orchard, large pond and stream running the full length with plenty of bird life. Basketball, table tennis and badminton. Ample parking space.

The Mill is our family home. It is a unique property with plenty of character and features across 3 floors. It has been converted to a high standard with oak staircase and flooring throughout. The master bedroom is very spacious with en suite bath and shower and there are a further 2 single rooms with separate bathroom. The lower ground floor has double doors opening onto the garden and the kitchen at the front of the house has a garden and bistro table for morning coffee and lunch in the sunshine. The dining room table extends to comfortably seat 8 people.

The annexe provides additional accommodation for perhaps another family if you are holidaying together or grandparents who would like some separate quiet space. It has a lovely bright double room with separate bath/shower room upstairs and a further spacious and bright living room downstairs with a sofa bed, separate/en suite shower room and access to the garden through french doors. This room has a projector with black-out blinds so you have your own private cinema.
The annexe also has a lovely office room with large desk overlooking a sunny patio. There is a large built in book case with an array of books and board games to choose from.

The garden is extensive and varied with lots of mature trees and shrubs providing a screen for privacy throughout and also plenty of lawn for picnics, badminton and ball games. Lying in bed, the only sound you're likely to hear is the occasional hoot of the Tawny owls that breed at the bottom of the garden.

We are just 15-20 minutes to many beautiful beaches and the stunning South West Coast path, so plenty of opportunity to hike, swim, surf, paddleboard and sail. There is a recreation park just at minute walk from the house with tennis courts to hire and a play park for young children.

We are a family of 4 and have recently moved to the beautiful South Hams. We love the rural setting of the Mill and yet it is a stones throw from Kingsbridge town centre with easy walking access to all the local amenities. Our free time is mostly spent outdoors, exploring green spaces, the coast and wild camping in our van. Myself and Jon both work in television/film and we have two daughters. Any opportunity we get we'll be heading for an adventure by the sea or in the mountains. Other interests include the arts, theatre, film, gardening, the natural world, fishing, surfing and cooking/eating great food.

Why they chose this property

Situated in Kingsbridge we are very fortunate to be walking distance to the town centre and only 15-20 minutes drive to so many of the beautiful beaches and coastline that the South Hams has to offer. Spoilt for choice in either direction, surf beaches on the West, sandy coves to the South and beautiful Blackpools Sands and Torcross to the East. Dartmoor is on the doorstep and we are within 30 minutes to Totnes, Dartmouth and Salcombe.

The Mill is a truly unique property. It was built in the early 1900 and still has some of it's original heritage features. With the additional accommodation of the annexe, it's the perfect place for one large or two families sharing a holiday together. Set in 1.5 acres of mature gardens, the outdoor space offers large areas of lawn, a wildlife pond, a stream running the full length of the garden and the large mature trees and shrubs that border the property offer a uniquely private haven.
