The large picture window in this room provides a mesmerizing view of the lake. The modern kitchen is equipped with a breakfast bar, electric stove, microwave, refrigerator, freezer, and dishwasher. A second dining room provides an additional seating area with panoramic views, perfect for family gatherings.
The sleeping arrangements on this floor include Bedroom 2, which has a beautiful four-poster queen bed, Bedroom 3 with a comfortable king bed, and Bedroom 4 with twin beds. The house boasts underfloor oil central heating, electricity, bed linens, towels, and Wi-Fi, all included in your stay. Outside, enjoy a large grassy yard with patio and outdoor furniture, perfect for outdoor dining and relaxation. There is also a bike storage area for safe storage of bicycles and private parking space for up to 4 cars. For water enthusiasts, the property offers exclusive lake access, allowing you to launch kayaks or paddleboards directly onto the lake. This fantastic property welcomes a total of 4 dogs, which owners are kindly asked to keep off the couches and out of the bedrooms (first two stay for free, an additional $25 per dog is charged after that).

We had a fab week in this lovely house with amazing views. The house is warm and cosy and had everything we needed. It is an easy walk into Grasmere. We would definitely stay here again in the future.

Family Trip
Loved the location ,the views were amazing and the private access to the lake was great for our paddle-boarding.
Lots of walks locally so from the door which was great.
The property was beautiful plenty of room for us as a family of 7 adults.
Welcome hamper was a lovely touch .
We will be back x
The only thing we noticed was there was no kindling or firefighters but we managed.

This was one of the best stays we've ever had.
The position was stunning, views over the lake were a joy to experience, particularly if you're an early riser. The house is so spacious and the right temperature. We were there with our family (6 people) and there was room for everyone to have their own space and enjoy being together. The lounge area is perfect with huge sofas for everyone to chill after a day's exploring. The kitchen is great space and equipped with everything you could need and there were more bathrooms than we could have wanted. The garage table tennis was great fun for everyone :) Hannah our contact was very communicative and helpful at all times. I felt I could rely on her completely in the event of needing assistance. Fantastic stay, and wonderful memories made. Thanks so much!!

We had such a wonderful relaxing 3 nights staying here!
The large windows in the lounge offer such breathtaking views over Grasmere - we visited Tarn Hows and were actually a little underwhelmed, and when we got back realised that it was because the views there had nothing on what the property offered! It was so lovely to wake up early and see the early morning mist rolling across the lakethe shadows falling across the fells as the sun sets. Just magical. There is plenty of hikes directly from the door and an easy stroll into Grasmere so you don't have to worry about paying for parking. There's also a lovely little loop down along the shoreline towards Rydal Water and back along the lane if you just want a smaller late evening stroll. The drive is very steep initially from the road (definite first gear territory!) but do-able if you take it carefully. And thankyou for the incredibly generous welcome basket, it was much appreciated after a long drive to get there. Would recommend!
