This house was perfect for our beach trip! It’s in a great location in proximity to the beach and dine of our favorite CSB spots like Webers Donuts ands ice cream shops. The kids enjoyed the pool although it was a little small. The house was clean and well stocked with plenty of room! We loved having the bikes to use. It was easy to check in and out, too. Nice views from the porches!

We had a total of 13 people and we all had a comfortable place to lay our heads. We had a great time enjoying everything from the beautiful beach, chilling on the front porch to ending our days in the private pool.

the property was well equipped, especially the kitchen. Great location and beach access. The only downside was the number of bathrooms for the number of adults and the layout of the bathrooms vs bedrooms.
We loved the house. It was very close to the beach and the pool was clean and refreshing. Stargazing from the upper veranda was amazing. I would definitely recommend this home. Our family of 9 had a great time.

1). We arrived late Friday night around 10pm2). We paid for the pool to be heated. We called the office asking about why it wasn’t heated. I was told they wait for the check in day and it can take up to 48 -72 hrs to warm up. I asked if some one can come today my grandkids wanted to swim. He came out saturday afternoon, put the heat on.Sunday was nice, it rained Monday then on tuesday I reached out via email asking when the pool man would be out . Wednesday he came out,I assumed serviced the pool, pool looked great. Wednesday we got in the pool no heat! I called twice and heard nothing from Prestine Property, said would call back nothing. Then on thursday morning the pool was disgusting and cold . Didn’t mind cleaning all the leaves out that were in the pool BUT there was so much black debris in the pool. I went to clean out the filter and it was clogged . I did take pictures of what I pulled out. I have never stayed at a place with such problems with the pool, such filth. My granddaughters didn’t want to swim in the water, cold and dirty . if you want pictures of what i pulled out I will be happy to show you. There is definitely a problem with the pool, the flow of water was not going out and debri coming back into the pool. Very Disappointing paid to have the pool turned on and i had to call on Saturday after finding it wasn’t turned on among other problems . I will submit for a partial refund since we only had heated water for a few days .

This home did not disappoint! The house had clear views of the Gulf from both balconies and the pool was so nice to jump in after a hot day at the beach! The kayaks and bikes were great additions and used each day! They even had beach gear which was an added bonus. If you are looking to relax and take it easy - I highly recommend!!

Great property - closer than you would think to a very quiet beach and beautiful beach. House is very well supplied, it had pretty much anything we could want from coffee grinder to a wagon to cart gear to the beach, and lots of space for everyone to spread out. We did have trouble with the pool which meant no pool heat for the remainder of our stay but when it was heated it was amazing. Cape San Blas is a great get-away, we really enjoyed our time there!
The home was exactly as described. We had plenty of room and beds to spread out or snuggle on the couch to watch soccer. We planned for the grocery store being a bit away so we came with tons of food. The market down the street helped us fill in the gaps! There was an AC problem, but maintenance responded within the hour and had us cooled off quickly. We could not have asked for a better lazy week.

Comfortable well maintained house made for a fantastic vacation!
The owners of the house have given so much attention to the details. The kitchen was organized and very well supplied with all the dishes, pots and pans you will need. The sofas were large and comfortable. The basket of throw blankets made us feel at home. The bikes were so much fun. We didn’t have children with us but the gated neighborhood was very kid friendly. Easy bike ride to the General Store (very well stocked), liquor store and ice cream shop. The pool was great and heated for a fee. I will miss the outdoor shower. Easy walk to the beach. The beach was not crowded and the people around us were all very friendly. We loved being able to have the dogs with us. We had a fun bonfire on the beach. Easy, relaxing and family friendly. We will be back!

Great house for family trip and super close to the beach!
We wanted something for our family vacation that was close enough to walk to the beach and come back up for lunch. This house was it! The neighborhood is gated and fairly small, and we felt like we had the beach to ourselves. We had plenty of room to spread out if we wanted to. We were able to walk up to the house for lunch and even for bathroom breaks if needed. It was our first time to Cape San Blas and we will be back! The owners had lots of gear for us to use (life jackets/kayaks/floats/paddles/sand toys) and kitchen was well stocked with appliances. There were just a few small things that didn’t impact us negatively, but I feel could help another family.Layout- For us being a family that is all comfortable sharing bathrooms it was fine but it wasn’t apparent in the listing how it was set up. Bottom floor- king room with a small but full bathroom en suite. Middle floor (main living area) has 2 bedrooms- queen room and bunk room with a jack and Jill bathroom. 3rd floor is the master with en suite bath and also another bunk room. That room has to use the master bath inside that bedroom or use another floor bathroom. There was also only 1 kid bike which was rusted almost completely even though there are 5 bunk beds. Lots of adult bikes. Overall? We loved the house and the location was fantastic!
Gorgeous Property and Location but Issues with Management/Cleanliness
We stayed at this property for 10 days with our 3 young boys. The house and neighborhood are beautiful. We loved the location and closeness to the beach, as well as the heated pool. It is well stocked with beach and pool gear at the house available for use in addition to the bikes, kayaks, and beach cart. The kitchen has nearly anything you could need. You do need to bring your own trash bags, toilet paper, paper towels, soap, and dish and laundry detergent, which we wish had been communicated ahead of time.
Despite the beautiful home, the cleanliness was disappointing. The floors and rugs were very dirty - we had to wear sandals and shoes inside because our feet were brown with grime at the end of the first day we were there. There were lots of wrappers and food crumbs under furniture and beds. Two of the bedspreads had stains on them. The grill was very dirty and smoked when lit. The property management company is clearly doing an inadequate job of preparing the house for guests. When these concerns were communicated to the owner, she stated it would be addressed with the cleaning and property management company for future guests. Hopefully things will change because I would expect much more from this type of property. It is overall a fantastic location and house, just needs better cleaning and upkeep for guests.

Veranda Views was a great choice for our extended family vacation. There was plenty of space for privacy, but also nice big gathering spaces for dining and playing games together. Short walk to the beach and included wagon were a bonus! We loved the large covered deck spaces to retreat to the shade and enjoy the views.
This facility was the cherry on top of a delightful vacation experience. All sorts of unadvertised, thoughtful inclusions (beach wagon, pool equipment, rainy day games, books, puzzles) and practical equipment (kitchen utensils, extra linens, etc.). Everyone had a restful and rejuvenating experience at this lovely beach rental.

We had a great time at this property. It was clean, well maintained, and far better stocked than most rental properties. Easy walk to the beach and plenty of space. We loved it!
We enjoyed our stay. It’s a great location and the view is beautiful! The kitchen is well-equipped and I love the large dining table-plenty of room for the whole family.
If it wasn't for the rat, septic issues, and leaking ceiling...this would have been a good stay. When we arrived the trash from the previous guests was overflowing. Both trash bins were full and the rest of the waste was placed on the ground next to the bins. As my husband was moving the other guests' trash out to the curb, a huge rat jumped out at him. Not a great start to the vacation.
Next up was the awful smell that came a few days later due to an overflowing septic system. It makes it difficult to enjoy the pool when noxious fumes fill the air. Thankfully, the next day a truck did come to pump out a system that, in his words, "should have been taken care of a long time ago." Oh, and the pool heater broke when we were there, too, but thankfully that was fixed.
On the second to last night, our friends were awakened at 1 am with the sound of dripping and wetness. The ceiling, through the ceiling fan, was leaking onto their bed. They slept on the couch for the remainder of the night and then decided to just head for home early since their bed was a mess. We called the after-hours number immediately about this problem and they said that they would send someone out in the morning. No one came. No one called to follow up.
Since we've left, we've called Pristine Properties three times and sent an e-mail and no one has returned a call or responded in any way. Honestly, I feel bad for the home owners. Might be time to get a new management company....
If it wasn't for those major issues, it would have been a great stay. The house is beautiful, close to the beach, and the deck areas are a bonus.

I am sorry to learn of these issues. I do believe your experience was an unfortunate anomaly, as we have numerous 5 star reviews that indicate an excellent experience is the norm. We strive for all of our guests to have an excellent experience. The issues you experienced have been addressed -- the septic tank was pumped, according to our pool service the pool heater was and is working but the cold and rainy weather required additional attention. We are still looking into the cause of the leak as other guests have not reported any issues. We also are working with our property management issues to address the miscommunication incident around the leak. Their service is usually very prompt and attentive. Last but not least, unfortunately there are beach rodents that will be attracted by garbage left outside the trash bins. We will do our best to make sure all of the garbage is in the bins. In summary, I do believe these unfortunate incidents were an anomaly and not the norm. Our numerous 5 star reviews indicate that an excellent experience is the norm. Thank you for your feedback. It is critical to make sure we maintain the highest of standards.

Our friends Anne & Jim turned us on to Cape San Blas because we were looking for a dog friendly beach. We immediately fell in love with CSB due to the very laid-back vibe, being surrounded by both the Bay and the Gulf, the white-sand beach, the delicious seafood, plus the very friendly locals. What more could we ask for?! It is our place to unwind and de-stress. We plan our day around the sunset -- Cape San Blas has the best!
