Please note: There are building works next door, and some noise may be heard between 9 AM and 5 PM, Monday to Saturday (earlier finish on Saturdays). The flat remains a peaceful retreat in the evenings and outside of working hours. While there may be occasional daytime noise from nearby works, it has been minimal—I’ve been working from home all week without any major disruptions. If you plan to be out during the day, it’s unlikely to impact your stay.

• Check-in: From 3 PM until 22:30 PM (we use Keynest for self check in which is a 5 minute walk away or one bus stop) - please let us know if you need late check in and we may be able to accommodate for a fee | Check-out: Before 11 AM
• Lost keys: Full lock replacement cost charged
• For stays over 7 days: mid-stay cleaning available upon request (extra charge applies)
• No parties allowed – violation will result in instant cancellation / no refund and additional fees of GBP 300.
• This place is not recommended for infants and children under 12 as it lacks the fundamental child-proof security measures.

House Rules:
✅ This is a private residence, not a hotel or serviced apartment. Guests are expected to treat it with care and respect. The following rules apply to all bookings and form part of the reservation terms:
1. No shoes indoors – Please remove shoes inside to protect the wooden floors.
2. No unauthorized overnight guests – Only registered guests are permitted in the property. Violation may result in immediate cancellation and a penalty fee.
3. No parties or loud noise after 10 PM – This is a quiet residential building.
4. No smoking or open flames – This includes candles, incense, or any similar items.
5. Do not tamper with locked cupboards or storage areas – These are clearly marked with padlocks or signs. Forcing, damaging or opening them in any way will result in a minimum £150 repair/replacement fee.
6. Always double-lock the terrace and entry doors before leaving – And switch off all appliances and lights.
7. Respect check-in and check-out times – Cleaners operate on a strict schedule. Late check-outs without approval may result in fees.

For safety and security, cameras are installed at the entrance to monitor access. Only registered guests are allowed on the property overnight. Unauthorised overnight visitors will result in immediate cancellation of the booking, with no refund, and may incur additional charges.
