A spacious three storey family home in a perfect location on the outskirts of picturesque village of Walberswick, just a short stroll to the beach, pubs, and village shops. Ideal for sociable holidays, the ground floor is open plan, opening into the large garden, with five bedrooms and three bathrooms on the upper floors - 1 king, 2 double, 1 twin and 1 bunk.

You’re welcomed into the hallway with space for coats and footwear. Doors to the spacious living/kitchen/dining room to the left and ahead of you, the cloakroom and ground floor bedroom to the right, and stairs rising to the first floor. Hard flooring runs through the ground floor with generous rugs.

KITCHEN/DINING/LIVING ROOM
A wonderfully sociable space with double doors to the garden making it ideal for indoor/outdoor living.
The kitchen is well equipped with a central island and a couple of bar stools, as well as an electric oven with grill and four ring hob, a microwave, a big American style fridge/freezer, a dishwasher, a washing machine, toaster and kettle.
Through the arch is the dining area with a long table surrounded by eight chairs, and the living space beyond with ample room for the whole family to relax in front of the wood burner and watch a movie or choose a game from the large choice in the cupboard. The table can actually be extended to seat 10 guests and there are a couple of additional chairs in the bedrooms.

Simply with a WC and wash basin.

GROUND FLOOR BEDROOM (Single/Twin)
Furnished with a sturdy single bed and a pull-out bed if needed (please bring your own bedding as use of this bed is purely to suit your own preferred layout and not to accommodate more than 10 in total).

FIRST FLOOR
KING BEDROOM
A king size bed takes pride of place between bedside drawers in this super large bedroom. A built-in wardrobe gives guests plenty of storage and there’s a desk for anyone needing to work or study from home, and a comfy chair.
EN-SUITE BATHROOM
Daylight streams in through the large window and fittings include a bath with hand-shower over, a wash basin, WC, and a cupboard.

DOUBLE BEDROOM
Sitting quietly at the back of the house, overlooking the garden, this room has a double bed with bedside drawers, a wardrobe, chest of drawers and a chair.

FAMILY BATHROOM
Conveniently located for guests in the twin and bunk bedrooms, as well as people staying in the ground floor twin. The bath has a hand-held shower over it and there’s a wash basin under the window, a WC, and storage.

BUNK BEDROOM
A cosy room at the front of Kingfisher with sturdy bunk beds, a chest of drawers, a cute child’s chair, and great selection of books for little guests.

SECOND FLOOR
Both staircases are carpeted with standard treads and a handrail on the left, the landing has a couple of bookcases with a great choice for guests of all ages to choose from.
DOUBLE BEDROOM
A lovely light room thanks to the skylights but please note that the sloping walls could be challenging for tall people. Furniture consists of a double bed, bedside units, a hanging rail, and a couple of chairs. Storage boxes are full of fun lego and toys to enjoy.
EN-SUITE BATHROOM
Effectively an en-suite, although it is across the little landing. There’s a hand-held shower over the bath (no curtain or screen so please take care!), a wash basin under the window, a WC, and a chest of drawers.

OUTSIDE
This attractive detached family house sits back from the road which leads from the A12 into Walberswick, just a short walk to the village with it’s shops and pubs, and the seaside – a great place to go crabbing. There’s parking for three cars. At the back is an enclosed private garden with a table and chairs for dining al fresco, a charcoal BBQ, a table tennis table, a couple of sun loungers, and a covered area so you can sit in the shade if you prefer.



You may notice the Aga on the photos, however this isn't operational for guests.
