A picture postcard, 4-bed, farmhouse set in an idyllic, elevated, peaceful location with views of Cader Idris, nestling amongst acres of pasture and marshland, with a mature woodland backdrop, set in the stunning Mawddach Estuary in The Snowdonia National Park. Close to the seaside town of Barmouth, as well as Dolgellau, miles of stunning coastal & hillside walks await you, the Mawddach Trail, is right opposite!
Thoughtfully restored to a high standard, retaining many character features, including 2 wood burners, one with a large inglenook fireplaces, along with all the comforts of modern living including ECO electric heaters in every room, plus free WIFI/Broadband. Just a 20 minute walk over the Bermo Bridge into Barmouth and a 15 min drive to the Medieval town of Dolgellau. Both towns have a Co-op & Spar stores, leisure centre, pubs, cafes, good restaurants (can recommend several) plus numerous independent shops.

THE GROUND FLOOR:
With fairly level access off the enclosed terrace, you enter from the driveway, with parking for several cars.
KITCHEN/DINER:
A well-presented cottage-style kitchen with original beam over the cooking area. Some fitted units with a double drainer and mixer tap. Original red quarry tiled floor gives the kitchen a very authentic rustic feel. It’s well equipped with everything you require to cook for a large family or group, including an electric double oven/grill. There is a dishwasher, a washing machine (dryer in the utility room), a tall fridge/freezer and a big Welsh Dresser. Glorious views to enjoy over the terrace.
HALLWAY:
In between the kitchen and both sitting rooms are two hallways with original red quarry tile floors.
The far hallway features a 1950/60’s cocktail cabinet! Off this hallway is a separate guests cloakroom is a wash hand basin and WC.
UTILITY/BOOT ROOM/WC:
Just behind the kitchen there is a useful boot room/utility room with the bonus of a pool table.
SITTING / DINING ROOM:
This lovely sitting room has an original Inglenook, beamed fireplace with a wood burner, original red quarry tiled floor, 32 TV Firestick, cosy leather seating for 5 people, and a coffee table. Enjoy the views of Cader Idris!

A wooden staircase, off the hallway leads to the first floor. All the bedrooms have new carpets (2025) the bathrooms have easy clean vinyl flooring.

A fabulous Victorian style claw foot, feature bath is a showstopper in this lovely bedroom, with an original Victorian fireplace. Double-sized oak bed frame with hotel-quality mattress and bedding, 7-drawer oak chest of drawers, 2 bedside tables, an Ikea shelving and hanging unit. Chill out bathing with a glass of Champers and take in those fabulous views

OUTSIDE:
Set in the beautiful Snowdonia National Park and surrounded by spectacular scenery, the terrace is West facing which benefits from the sun most of the day and is surrounded by a glorious rural landscape with sheep grazing in the fields, marshlands and a mountain backdrop.
The enclosed terrace has a picnic table with chairs and is ideal for al fresco dining or just watching nature and listening to all the birds. With no light pollution, this is a great place for stargazing and just escaping modern life. There are parking spaces for many cars.
On the access/lane frontage there is 2nd picnic table and a covered/enclosed BBQ hut, with a round BBQ, grills etc and benches.
