A detached house with outdoor swimming pool set within 2-acres

Four double bedrooms each with private shower room with spacious kitchen dining and family room.

Outside there is an above ground pool and six different seating areas around the garden. Each with its own time for the sun.

Highland Cow House is in a fantastic location within the New Forest with its own direct access to the forest. Ponies, cattle and even pigs are regular visitors a the gate.

After a very successful 2025 Highland Cow House will be available for the summer 2026.

Highland Cow House is in a fantastic location within the New Forest, with just under 2-acres of gardens and meadows and its own direct access to the forest. The night sky on cloudless nights is truly wonderful being starry full.

History of the house:

The original worker’s cob cottage was built in the 1800s. The first addition came in the 1920s a grand 2-storey extension was added with 9’ (2.7m) ceilings to the ground floor. Then in the early 1980s a further addition, an L-shaped wrap around extension. In 2021 the entire property was re-engineered and fully renovated to provide 3200sq.ft (300sq.m) suitable for 21st century living.

The house sits in just under 2 acres of land the majority of which is paddock. The residential garden is substantial with swimming pool and five separate seating areas. There is direct access to the New Forest.

Accommodation:

There is a substantial open plan kitchen, diner and family room with bi-fold doors to each end. From bi-fold to bi-fold is some 40’ (12m). To the East is the substantial kitchen with adjacent informal dining. To the garden here is the Morning Patio with dining facility as well as a pizza oven. This patio catches the morning sun and is a perfect spot for breakfast.

To the West is the family room where one can watch the 60” TV (Sky/ Netflix) or look to the back gate where ponies and cattle lean over to chew the cud or even on the odd occasion deer.

The informal dining room is between these two spaces with double sided woodburner. There is a set of stairs here too that rise to the master bedroom.

On the other side of the dining room woodburner is the more formal dining space situated within the cob. Mind your head as you pass through as folks in the 1800s were somewhat shorter than today. The full head height is just over 6’ (1.85m) and that is after the entire floor was raised some 6” (15cm) during the renovations.

Head south from the dining room to the ‘quiet room’ to sit and to read or to chat. No TVs in here. French doors lead to the Sunshine Patio with its ‘egg’ chairs and sun loungers.

The dining room too leads East to the main garden, West to the utility room and bedroom 4 as well as to a stairwell up to bedrooms 2 and 3.

The bedrooms:

The master bedroom is reached by the stairs in the informal dining area. The room runs the full length of the family, dining and kitchen beneath it. It is dual aspect. There is a king sized bed, separate sitting room with woodburner and a private workspace. A TV is hidden away in the wardrobe space. The en-suite has a bath and a large separate shower. The French doors lead to the private Sunset Terrace where you can enjoy spectacular sunsets overlooking the Forest. The master bedroom is light and bright.

Bedroom 2 can be reached by the stairs in the formal dining room. It is a very large bedroom with double bed, dressing area and en-suite. It is light and bright being dual aspect and faces south. The south aspect affords views of the garden and paddocks. En-suite has a bath and large separate shower.

Bedroom 3 is in the part of the house dating back to the 1800s. The walls are cob and the roof vaulted. The bed is double and there is a wall mounted TV. Bedroom 3 has its own en-suite shower room. The aspect is to the east and benefits from glorious morning sun. The views are of the garden and the swimming pool.

Bedroom 4 is on the ground floor. The bed is double and there is a separate seating area. French doors lead to the south Sunshine Patio. Directly outside the bedroom is a shower room which provides separate bathroom facilities for this bedroom.

Broadband:

Highland Cow House is direct fibre and benefits from broadband speeds of up to 750MB.

Outside:

The main garden is to the south and to the west with a courtyard to the east. There are 5 separate seating spaces that enjoy sunshine at different times of the day.

Being in the heart of a national park the dark skies policies mean that many of the seating areas provide a perfect spot to star gaze on those clear nights.

Pool Patio:

There is an outdoor kitchen, plancha BBQ, dining seating as well as relaxation seating. The pool is adjacent to a large lawned area and has views to the paddock beyond. Apple and pear trees surround the pool. Hammocks hang for those seeking the cool of the shade. The Pool Patio enjoys direct sun for much of the day.

The pool is 10m x 5m x 1.1m, is above ground and is heated.

Morning Patio:

Directly outside the kitchen. A perfect spot for breakfast with the morning sun. Enjoy sun on this patio till around 3pm each day.

Sunshine Patio:

This patio has ‘egg’ chairs and sun-loungers and is outside the quiet room and bedroom 4. Enjoy sun from morning to late afternoon here.

Forest Patio:

Facing the Forest to enjoy what the forest provides. Perhaps a pony or cow will wander past. It is just outside the kitchen and enjoys similar sunshine.

The Courtyard:

Situated between the house and the separate annex and is the private space associated with the guesthouse.

The Mound:

A mound was deliberately constructed as it provides just one more hour of direct sunshine in the garden. It is a place for camping seats, fire and glasses of wine. There is a Dakota fire pit (hole in the ground) which is a fabulous way to end the day as the logs burn smokeless and throw out decent heat.

Paddocks:

The house is nestled in 2-acres with paddocks to the front and formal gardens adjacent to the house. Each summer the main paddock is allowed to grow with wild flowers and wild grasses providing a wonderful vista. Butterflies, bees and occasionally a nesting doe can be seen in the paddock.

Parking:

There is onsite parking for up to 5 cars.

Beyond the Boundary - The Forest:

The Forest with its open heath and forest can be accessed directly from the gardens. Take the dog for a walk or just take a stroll amongst the ponies, cattle and at certain times of year the pigs too! Or if you fancy a glass of wine open the gate, turn left then walk about 500m and you'll be there.

Beyond the Boundary - Local Towns:

Lymington one of the south coasts premium sailing spot is but 4 miles away.

Fabulous high street - M&S Food, Waitrose, Costa Coffee, White Stuff, Fat Face to name but a few.

Restaurants - from Pizza Express to the very individual Seafood at Stanwells .

Pubs - whether you want a sea view, a play park for children or a forest pub all can be found.

Christchurch, the historic market town is again but 4 miles away.

With its 11th century priory and nestled on the banks of the Avon and Stour Christchurch has been a busy bustling place since the 7th century. Today 1.5 million tourists visit each year to enjoy its many historical buildings and the river with its ferries to/from Mudeford Spit.

Pubs, bars and restaurant are dotted throughout the town serving good food and ales. M&S Food, Waitrose and Sainsbury’s.

Mudeford Spit worth a visit for views of the Needles, a great restaurant and beach and of course to see first hand what beach hut £250k can buy you.
