About this property

Cosy country cottage, a rural idyll near Dorking & Gatwick - 30 miles to London

A quintessential English country cottage with 3 bedrooms* situated in a private secluded courtyard garden surrounded by farmland. Close to picturesque village of Newdigate in the Surrey Hills area of outstanding natural beauty.

* Bedroom 3 has a floor based large single ‘comfortable’ z-bed mattress.

Near market towns of Dorking, Reigate and Horsham, Gatwick Airport, M25 and M23 (15 mins); a leisurely 45 minute drive to Brighton, 50 minutes to London Victoria.

The space
Our cottage is in the heart of a small and tranquil hamlet a mile from Newdigate village. It offers the ultimate chill out and unwind space surrounded by fields and woodland. Wake up to horse riders, cyclists, wild geese and deer roaming the nearby fields. No street lighting lit by the stars........ideal for some chill out time, social events (wedding venue in the village), walking or cycling breaks. A good holiday location not far from the south coast.

Here is what our place has to offer:

Enter the cottage into the main living area. Walk from the kitchen into the open plan living room fitted with venetian blinds; two comfortable sofas, a coffee table, a flat screen TV, books and a selection of games and toys for young children.

A fully equipped kitchen with rangemaster cooker (two ovens and a griddle), fridge/freezer, washing machine, dishwasher, microwave, Nespresso Vertuo coffee machine, kettle and toaster.

The kitchen has a basic range of cleaning and cooking essentials to get you started to include tea, coffee, oil, vinegar, herbs and spices.

An extendable table (and chairs) in the kitchen can be used as a dining room table. The garden has a great deck area with table and chairs perfect for outdoor meals and a large umbrella to shade you on sunny days. Why not use our barbecue area too!

On the ground floor there is a large bathroom with shower (including handheld), heated towel rail, hairdryer and toiletries.

The open pine staircase leads to two bedrooms and one small single room; both bedrooms have comfortable double beds. Decor is country classic, relaxing and cosy. The bedrooms have low sloping walls/exposed beams and may not be suitable for tall and older people. All the bedrooms have pine flooring, Velux windows fitted with a blind.

Bedroom one - double bed, large wardrobe and a chest of drawers.

Bedroom two - double bed and lots of built-in drawer storage. Bedroom two opens into the small third bedroom/dressing room.

This room has a small work station desk and chair dressing table/chest of drawers and a hanging rail for clothes. Although the room is small it can accommodate a child or baby, we have:

> comfortable large single z-bed or
> travel cot
> baby cot

The courtyard garden is sheltered and sunny from early morning until the evening when beautiful lighting transforms the garden completely.

Everything you need to get away from the pressures of everyday life and chill!

There is separate gated access to the cottage and secure parking for one car on our drive. Courtyard Garden cottage definitely has the best view of the garden. Our home, a converted barn is situated across the courtyard garden. So .... you will see us from time to time but we do respect guests’ privacy.

The moment you walk out of the property you are surrounded by picturesque tranquil country views with footpaths for walkers and ramblers. Use our maps, or download the ordinance survey app. Follow footpaths from the cottage and enjoy the scenery, lakes up the road, walk to the village pub, The Six Bells or to the villages of Newdigate and Capel.

This is an excellent area for both rambling and cycling holidays in the Surrey Hills with fantastic access to bike trails around the Surrey Hills, including Leith Hill with its famous tower and the challenging London Olympics cycle race route.

If the dates you are looking for seem to be unavailable please message me as it is sometimes possible to juggle the calendar around.

Guest access
The property is accessed via a separate driveway entering the courtyard garden through an old wooden door to the right of a green garage.

There is a small step into the courtyard garden. You’ll find the cottage in your left. The lockbox is above the refuse bins.

Other things to note:
We have mobile takeaway options outside Bob’s shop in the village to include:

Fish & chips on a Saturday.
Wood fired pizza on Wednesday.

If you arrive late and don’t feel like cooking or driving far then try either The Plough Inn (European food & Indian) or The Star at Rusper. In Newdigate there’s the Surrey Oaks pub or the Spice Tavern Indian (restaurant & takeaway).

Finally, the Fox Revived at Norwood Hill has a great contemporary vibe, it’s 10 minutes away by car.
