Overview: This beautifully renovated 300 year old captain’s stone house is on the Prcanj waterfront, one of the picturesque villages on the UNESCO protected Kotor Bay. Casa Zarden is the top three floors and is host to a lush back garden with an outdoor kitchen/barbecue/dining area and a separate guest house. There is access to a large ponta/jetty in front of the house and a small beach is just two doors down. Perfect for 1 or 2 families: extra beds can be added.
More about our home: Casa Zarden is a unique home, in just as unique location. It has two restaurants and a well stocked mini market a two minute walk away. The main village of Prcanj, with a supermarket, restaurant, café, bakery and post office, is a five minute walk away. Kotor, the Unesco heritage walled castle city, is a 10 minute drive, and Tivat, home to the super yacht marina, Porto Montenegro, is a twenty minute drive away. Casa Zarden is also on the local bus line to both Kotor and Tivat.
Casa Zarden is fully equipped with all the amenities to make your stay enjoyable –even a Meile espresso machine and a large traditional outdoor barbeque with an electric spit.
The home is accessed by stone steps on the side of the house (there is a separate apartment on the first floor) that leads to the beautifully lush walled back garden. Here there is a gas barbecue, an outdoor kitchen with sink and a large traditional barbecue with an electric spit, sink, a small granite bar style table with four bar stools, a glass top table and six chairs. There is ambient lighting and an outdoor sound system. At the back of the garden there is a casita/guest house. The casita is a twin bunk bed studio apartment with a kitchenette and separate bathroom with a shower. It also has its own separate garden in front.
At the other end of the garden is the main entrance to the house and the main floor that consists of a very modern kitchen and the living room. The kitchen is fully equipped with all the appliances one would expect as well as an American sized fridge and freezer (with an ice maker), Meile espresso maker, microwave, steamer, dishwasher, and a washer and a dryer, There is an island in the middle with a ceramic hob and lots of extra counter space. There is also a bar style eating area at the far side of the island as well as a dining table and chairs. There is a bathroom off the kitchen.
The living room is spacious with striking views of the bay and the majestic mountains. It has a flat screen TV (cable) large couch, sound system and a computer desk area. There is wifi throughout most of the house. From the living room there is access to an elegantly carved small stone balcony: Perfect to sit and watch the world go by.
The stairs off the kitchen lead to the second floor with 3 bedrooms: 3 queen size, a large hall and a bathroom with a bath and European shower. One of the queen size bedrooms is at the back of the house and looks toward the back garden. The other 2 queen size rooms offer exceptional views of the water through the “porthole” windows. All rooms have Dutch doors with hand blown art glass.
The third floor, Master Bedroom, is a queen sized bedroom with an en suite bathroom with a shower. Off the bedroom is a private balcony that offers a stunning vista of the bay, mountains and Prcanj village. It is also host to a small gym area.
Directly across the street is the “ponta” (swimming pier). All pontas (the cement jetties that dot the waterfront) are public and there are 2 big trees for shade and plenty of room to catch some rays. We also provide patio furnature.
There is air conditioning/heating throughout the house.
Prcanj is a perfect get away spot to either relax on the ponta/jetty reading or swimming or taking a stroll into town to visit the many restaurants, cafes and historical sites. Hop on the bus (just outside our gate and runs every hour) to explore the walled castle city of Kotor (10-15 mins depending on traffic) or, in the opposite direction, to Tivat and the super yacht marina, Porto Montenegro or Tivat's famous waterfront "Pine" (20 -30 mins depending on traffic.)

My husband, Slavi and I met while we were living in Greece. Slavi is from Serbia and I am Canadian. In 2005, still living in Greece, we decided to take a family vacation (with 10 month old twins!!) in Montenegro (at that time Montenegro and Serbia were one country.) We were lucky enough to rent a converted farm house in Prcanj and we fell in love with the area. On that same trip we purchased the villa. Over the course of almost two years we completely gutted and renovated it, finally moving in the spring of 2007. We moved from Greece and lived full time in Montenegro until our daughters were school age, when we started spend 1/2 time here and 1/2 time in Vancouver, Canada. The girls are now in high school, so we are unable to spend as much time in Montenegro, so we decided to list the villa hoping that others would have the opportunity to spend time in this unique and very special to our hearts, home.
Why they chose this property
We fell in love with this property on the spot! It is a beautiful, over 300 year old, stone captains house (I believe the 2nd built in Prcanj) and it is front line (what they call water front), which is not so easy to come by. Also unique to this property is the original carved stone wrap around balcony at the front of the house and the stone "port hole" windows in two of the front bedrooms (and offer spectacular views of Kotor Bay.)
As well as our stunning purchase, we wanted our daughters to be immersed in Serbian/Montenegrin culture and language before moving back to Canada for school. It was also handy for my husband's family to come visit.
And we have had lots of visitors! My husband and I love to entertain and there have been many a party out back in the walled garden. Bougainvillea and grapes over head, enclosed by a stone wall, ensuring privacy, mood lighting and outdoor sound system - It is just the perfect spot for entertaining!
The kitchen is well equipped for entertaining too. But you don't have to entertain to enjoy our villa! We have had loads of just fun family evenings. My daughters especially like night swimming off the ponta/jetty! We love happy hour cocktails on the ponta or a romantic drink on the private balcony off the master bedroom.

What makes this property unique
One of the best benefits of our villa is location, location, location! There is all you need within walking distance from the villa: mini market, restaurants, cafes, bakery, post office. Prcanj has it all while still retaining its old world charm and beauty. It is family friendly and it never seems over run with tourists - but best of all there is no need to drive! We are on the local bus route to both the walled castle city of Kotor and Tivat with the super yacht marina, Porto Montenegro and the pedestrian sea walk, Pine. Honestly unless I am doing a big shop at Voli in Tivat or visiting further a field, I never drive.
