Southern Sands is now entirely SMOKE-FREE; there is a covered, designated smoking area next to the BBQ area. No smoking allowed anywhere else, including balconies.

Condo has all appliances, whirlpool tub in hall bath, ice maker, CableTV(3), DVD, CD-Stereo. Complex includes Elevator, BBQ grilling area, full size Washer/Dryer available - credit/debit card service on each floor ($1.50/cycle). Free WiFi included. Parking Permits are $42/ea(2 MAX). Parking Permits are $52/ea(2 MAX) during Hangout Festival.
E-thermostat allows cooling to 70 deg - system disable w balcony door open > 5min.. Tampering with system is a guest charge.
