Beautifully fully renovated 2bd/2ba coastal cottage in a private estate community. Open after a couple of years off the market.
Extensive landscaped grounds backing up to 50 acre Audubon preserve with woods, salt marshes, walking trails, abundant wildlife and the tidal Sakonnet River.
Great for walks including access to the private neighborhood beach. Wide ocean front beaches of Little Compton, Horseneck and Newport within easy reach.
Multiple outdoor dining, reading and chill out areas. Hand built stone walls enclose beautiful open yard with peach and pear trees, blueberry bushes and perennial plantings. Formal Garden leads to umbrella covered seating and dining and outdoor propane grill. The grounds are a relaxing retreat into themselves.
Inside, the gourmet kitchen has seating for 6. Custom cabinetry, exposed beams, and warm tones are just part of charming details throughout the house.
The wood burning stove is handy for winter and a wall mounted electric fireplace in the living room adds a glow all year.
The entry sunroom overlooks the garden and gorgeous sunsets over the river. Upstairs, the primary bedroom has a king bed and large spa en suite with soaker tub.
Across the hall the guest bedroom has a queen size bed with a desk/study area, collection of art and design books and more custom cabinetry.
Its a 5 minute drive to the historic district of Tiverton Four Corners with galleries, dining and shops. Gray's Homemade Ice Cream is a daily treat and coffee and pastry at Groundswell is outstanding. Fogland Beach is 10 minutes away and a favorite with wind surfers.
A short drive takes you to the beautiful ocean coastline, vineyards and farmstands of Little Compton or the mansions and lively harbor of Newport. Historic Bristol is also just across the Mount Hope bridge with great dining, shops and a small town Americana vibe.
I love this house and area and have invested time and energy to making it an idyllic get away. Happy to share it with others who appreciate how a seaside and country retreat makes life a little sweeter.

Thanks Tom! Very much appreciated. You all were wonderful guests!
Really glad the house helped make the trip thru New England a great one!
The house was a quaint, colonial era home that was tastefully redone. It was very comfortable. The outdoor area was so beautiful with so many different seating areas and lush with flowers and trees. The house is adorned with a lot of artwork, including original, beautiful watercolors by the owner! Leland was very responsive and gave us a lot of suggestions of things to do in the area. I would highly recommend.

Thanks so much Ninette. I'm so glad you discovered the house and were able to take it in for your getaway. You guys were so respectful, its very appreciated. Return whenever you need more R and R.
What an amazing weekend. It started with the house. Super clean, lots of outdoor space to lounge and relax, and really great features inside. Master suite bathroom is like a spa. Huge Tub, great shower, and a super fancy heated toilet seat, which we all enjoyed.
Plenty of room for our family of 4, amazing updated kitchen with a Wolf range and everything we could ever need. Centrally located to Portsmouth, Newport and a number of other locations, getting around was super easy. Newport is a beautiful area, but we loved returning to the house for some peace and quiet!
We look forward to returning.

Thanks Joe! So glad you guys decided to head to our little Tiverton getaway! "We'll leave the bidet on for you." may have to be our new motto.
Leland is a most considerate host. Communication could not have been better and the home, grounds and surrounding area are beautiful, calm, and restful. Great neighborhood loop for running and a friendly private beach down the road. The area has farms galore, scenic views and really good ice cream. : )

Thank you Marina! I take it for granted that the neighborhood is great for walking, and jogging! Glad you all took advantage of that. Its also a bicyclist's dream. And yep. The ice cream at Gray's is AMAZING. YUM.
Leland was so helpful. He communicated with us quickly and gave us so many great ideas; places to eat, shopping and area attractions. He met us at the house, showed us around and was available to answer any questions. His house was clean, comfortable and really felt like home. We enjoyed cooking in his nice kitchen and playing board games. His yard is relaxing whether you’re lying in the huge hammock, sitting by the fire pit or rocking in a chair on the deck. He even left us some beach chairs and a bag full of beach towels (which was a great added touch since we flew and didn’t have room for those things.) I highly recommend a stay in Tiverton, Rhode Island.

Why they chose this property
The location is perfect. Farms, woodlands, salt marshes, beach and so easy to get to Providence, Newport and Boston. Think Cape Cod without the traffic and hassle. Love living in a piece of history with all the conveniences of today.
What makes this property unique
My blood pressure goes down the minute I turn onto Tiverton's Main Road and continue along the coastline to the house. From then on, I savor every moment of open space, nature, quiet, and comfort. So dang nice!
