The house needs a little TLC, right off the bat one of the steps in the house broke due to rotted wood. There were still someone else’s swimming trunks left in master bedroom, I assume from guest before us. The upstairs hall bathroom tub/shower didn’t drain properly. When this was told to host, step was corrected within a couple days, and then I was told to just put the swim aside and that they already knew about the tub. I got the impression that the cleaning fees are not well applied due to little things that we could obviously tell hadn’t been touched. The house was pet friendly, host was easy to communicate with, and there was enough room for 10 people and we did enjoy our stay. Great location between beach access and town/night life

Hey Jessica,
Thanks so much for staying with us and for taking the time to share such a detailed review. I’m really glad to hear you enjoyed the location, the space for your group, and that communication was easy and the pet‑friendly setup worked well for you.
I’m really sorry about the issues you ran into – especially the broken step, the left‑behind swim trunks, and the slow‑draining tub. That’s not the experience we want anyone to have. The step has since been fully repaired, the tub drain has been cleared, and we’ve gone over everything with our cleaning team so that items left behind and “missed spots” don’t slip through the cracks again.
We truly appreciate you pointing these things out so we can tighten things up and keep improving the house. I’m happy you were still able to enjoy your trip overall, and I’d love the chance to host you again in the future for a smoother, more dialed‑in stay.
Overall, the location and occupancy is why we picked this house, you can't beat either of those things with this house and price. This property is located a very short walk to the beach and right next door to the community pool. The house is apart of a community and all the houses look similar and I did notice that most were advertising to book for a stay. Beach chairs, boogey board and other beach items were there for our use. This is a three story house with one bedroom and one sleeper sofa on the ground floor. We would stay again.
The stay was great. The property provided almost everything we needed for our family stay. Plenty of room for everyone. It was clean and tidy.
It rained and made things chilly would have liked to have had more blankets.
The outside diid need a bit of updating, but it was still accommodating for us.
Short walk to beach approximately 5 mins.
The location was good. Close to many shops. Downside, the way the road runs it’s a little confusing to get into the place, but once we figured it out it was fine.
We will definitely be back

Needs updating
The property was run down and not stocked well at all. It really needs to be updated and stocked better. We had 11 people but only had like 7 wash clothes so we had to go buy more for our stay. There were not enough forks. We pulled dirty dishes out of the drawers and cabinets. The bed in the downstairs bedroom squeaked every time you moved. The bathtub on the second floor kept backing up.

I am so very sorry. Had these things been reported we would have rectified them ASAP. They have since been addressed. I do hope you will visit us again!!!! Ther beaches are just beautiful year round.
Had a wonderful time. The kitchen had some missing items such as forks. It would be helpful to have a larger bottle of dishwashing liquid. We brought our own laundry detergent. I think the only real surprise was the amount of construction going on. The first two days of the week Monday and Tuesday the construction started before 7 and it shook the house like an earthquake. I called the property manager and they were able to help resolve the start time of the construction. I would say there is a bit of wear on the furniture appliances and interior walls. A bit of an update might be warranted. Overall a great family vacation.

Thank you Sharon! We will pass those suggestions along to the owner.
When I got there, my son pulled the blanket back on his bed and there was a small bug that looked like a bed bug to me. Plus there were dead cockroaches throughout the unit, there was trash left in the armoire from a previous renter, so we had to go to the store, get cleaning supplies and sheets for the bed. When we took the sheets off of the bed there were no mattresses covers and pee stains on the bed and one of the bed skirts. I requested a new unit the next morning because we got there late and was told that because there was a bug in the bed, they couldn’t risk us contaminating another property. And the property manager was very rude, he kept saying we could leave and they would refund the remainder of our stay, after we had already cleaned up and he said we couldn’t go to another unit. The ice maker didn’t work, the clothes dryer is rusted out and smells like it’s burning. We continued to find bugs that were alive throughout our stay. The furniture is old and outdated, poorly maintained, they have patio furniture in the living room. And they only refunded us the cleaning fee and a partial of one night. That was totally unacceptable. And after I left, I had to reach out again to ask about the refund and what it was the exterminator found, and was told the bugs in the house were termites. I will never book with this company again.

Timica, we would like to address your comments, for the other side of the situation. Your initial complaint was not reported until the following morning after your check-in, in which we scheduled the cleaners to come back to redo the unit and provide new linens. The bugs and cleanliness of the unit was unacceptable, as to the refund we issued to you. The bug concern was reviewed by our staff and was believed to not be bed bugs. However, we still attempted to setup professional services to officially confirm whether there were bed bugs or not. Since the occurrence happen on a weekend, those service were not available until Monday, which was your day of departure. Your request to move was not possible, as we did not have another property to move you to. Also, if bed bugs were present, they can be transferred to another unit even if we were capable to accommodate a move. The offer to depart with a refund was an option as we had nowhere to move you and you persisted with your thoughts of a bug issue. You denied that offer and decided to remain in the unit for the full length of stay, knowing that the professional services would not be able to assess the unit until Monday. Another option offered was a full refund if it was deemed to have bed bugs, which again was not believed to be the case. Sure enough, on Monday the professional services reported no bed bugs and saw very little evidence of bugs in general. After this assessment we provided the refund of the cleaning fee and a portion of your first night for the inconveniences encountered during your check-in. The other concerns outside of the dryer being old and looked bad were never reported during your stay. Sorry that you did encounter issues during your stay, is why we did offer any refund. However, we do not take it light heartedly that a guest poorly displays a property in attempts to seek a free stay, mainly because the property was not to their liking. If we could rate you as a guest, we would offer you zero stars, and would not rent to your party again as well.

Nice place!
It was a nice place but we wouldn't choose it again. The pool was full of tree debris and dirt. Skimmer basket was completely clogged. Contacted property manager first day and two days later. Said contacted pool service but didnt see anyone come the whole week. Parking was terrible. It was one single file line down side of house so would have to move cars out and in if not the last car driveway. Power went out in carriage house and had call emergency line. Husband had to figure out problem and get it back on himself. One bed had sheets with hairs all over it and one room was missing blankets and had only sheets. It was enough room for all of us just a few issues to where I would not choose that property again.

Not happy
Not clean, poor condition of furniture couch arm was broken, no broom, bathroom sink was broken, rug in living room had holes, black mold on ceiling of kitchen , can opener was broken, tried to use vacuum smells bad
Three generations all got together to enjoy the beach and each other - the 5 bedrooms meant that everyone had privacy when they wanted it, and the common areas on the first floor were always bustling when they didn’t. The laundry was always running, as was the dishwasher, and not once did anyone run out of hot water - a unique experience in a big family! The beach is a quick walk and is unbelievably beautiful, with NAS Pensacola providing additional entertainment with fighter planes and Ospreys flying over. I hope to return, and will definitely look for this property again!

Could use some TLC. The brown crack in the ceiling in kitchen area and the holes in the living room rug. There is a water problem by the toilet in bedroom upstairs the bathroom attached to bedroom. It was hot downstairs but felt fine upstairs. Just needs a little TLC. I enjoyed our time there. Thanks

Next to the beach is great, Also the outlet is crossing the street
The bedroom had the worst mattress
The house was not clean
The property is in a good location, easily accessible to a lot of places. The kitchen lacked quite a bit of the basics we needed to cook a simple taco night. We had to wash towels daily in order to have enough for everyone. The beds were extremely uncomfortable and are in need of replacement. The decor is a bit dated and some repairs need to be made. Overall, a good stay but we have stayed in better places for the same amount of money.
Plenty of room for the extended family. Great location. However, with beach access, a dust pan would have been a tremendous help. Broom but no dustpan. Rugs were well worn & dirty. Every other place we’ve stayed, there was a Welcome sheet w/local info & perks from Mgt Co. Because we didn’t have full info avail immed upon checkin, we missed a free deep sea fishing freebie. (we paid full price. Lost $100) No clear instructions that trash must be in street for p/u. Our trash was overflowing from the cans when we checked in. Also, re: toilet paper/paper towels, we were advised only a small supply provided, but again - every other house we’ve stayed at was fully stocked. Again - great location & we had a blast. But a few improvements would be welcomed.
The location was wonderful for shopping plenty of room for everyone and close to the beach. A little bit of confusion with a property owner about the parking.
This rental had plenty of room and would rent it again.
The only thing I think that needs to be said is the ceiling on the ground level needs to be painted and the rug needs to be replaced. Also, the electricity was out all day on Saturday the day before we were to leave and we ended up leaving Saturday bc my mom and grand babies couldn’t take it any longer. Other than that the stay was nice and the rental was big enough for all of us.

The floors were dirty & we ended up finding an assortment of pills under the bed and side table. With a small dog or kids this was an issue. Hair was all over the shower & bathroom floors.
Enjoyed our stay, great location. Had a few inconvenience master toilet was leaking, and so was the vent in the 2nd floor bathroom. Furniture was a little outdated. The BBQ grill needs to be replaced, it is rotted.

The grill has been replaced. The a/c vent was leaking due to the thermostat being turned down very low, condensation occurred.
House needs updating, Outdated kitchen, Poor Cleaning
First day at Miramar Beach, we had to re-clean steps and handrails on entire stairwell, coated with black sticky grime and dust. Tiled floor on first floor made our feet black and sticky. Kitchen counter tops were sticky. Between undermount sink and countertop, mold was visible and gross. Worn kitchen cabinets were dirty to touch. Kitchen was ill equipped for families who choose to eat in. Living room furniture appeared to be purchased from a thrift store, mismatched cushions, and UNCOMFORTABLE for seating. Refrigerator light was missing, ice maker did not work. Dining room chandelier had two burned out bulbs. Ceiling in kitchen/dining area has numerous brown spots, needs to be repainted.
The AC unit on 2nd floor make loud continuous noise. BBQ grates were filthy, refused to use. Dirty under beds and furniture. Ceiling fan in 1st floor bedroom, cover for ceiling outlet was unsecured, wiring was exposed.
Ultimately the cleanliness was the worst we have seen in our vacation house rental history, especially during this pandemic crisis, appears owner has no consideration for clients’ safety, cleanliness, and comfort, we would never recommend this rental and will be noted in reviews.
