Tree Tops Spacious Lake Front Family-Friendly Home
Nestled in the tops of the Beech trees on 1.2 acres in a peaceful deep water cove just off the main channel, this luxurious home is great for both privacy and ease of access to all that Lake Hartwell has to offer. The home is 2500 sq ft. with 4 bedrooms, 3 full bathrooms and additional sleeping areas. It is beautifully decorated and fully equipped for a comfortable and enjoyable stay as your home away from home. BEFORE SENDING AN INQUIRY PLEASE READ EVERYTHING IN THIS SECTION AS WE HAVE BEEN VERY THOROUGH AND DETAILED! We want to protect our home as well as ensure it is a retreat for everyone who books and in order to do that we have some rules that are non-negotiable, not to hinder you but to truly provide a clean/beautiful, consistent home. Please keep reading for our pet policy (DO NOT INQUIRE OR BOOK WITHOUT READING IT FIRST, IT IS A FEW PARAGRAPHS BELOW) and make 100% certain you read the house rules. We do not often negotiate these though we will always respond to your questions. For those of you that want to bring your own boats or rent a boat from one of the marinas on the lake (to rent a boat, simply use our website with links to marinas that rent www.treetopslakehouse.com or use the internet to search!), there are two OUTSIDE spots on the dock you can tie up to and a place to park a truck(s) trailer or two at the very top of the driveway. You may not use a slip even if it’s open (due to insurance) but the sides are fine!There is plenty of parking otherwise. The top level of the double decker dock is equipped with several lounge chairs (as shown in photos) as well as a covered sitting area with couch and chairs. There is a porch swing on the lower level of the deck as well. The DEEP-WATER cove is great for swimming or paddling around with one of our kayaks or canoes (these come with the rental!). We provide several adult and child size life jackets. We provide high-speed internet for those of you needing to keep up with work or remote learning. Cell phone service works well both on the dock and in/around the house. There is a large 65" Smart TV in the main living room and 32" TV's with Roku in three of the bedrooms as well as one in the common area of the basement where you can log into your account on any of the apps that these provide (Netflix, Hulu, etc). We have charging stations with USB ports in each room of the house for your convenience. We also have a detailed guidebook with all of the information relevant to the home and surrounding areas though our website has a ton of links: www.treetopslakehouse.com There are two boat ramps just minutes away from the home (with Hatton’s Ford being the closest) making this a much easier choice to find your way around Lake Hartwell. There are numerous grocery stores, restaurants, local bars and the city of Anderson is a mere 20 minutes away. The home has a large deck off the kitchen that overlooks the lake with a secondary concrete deck below just off the walk-out basement for ease of access to the lake and additional storage. The two-story dock on the water is just a short walk down the hill from the home. On the path to the lake there is a wood-burning fire pit with plenty of seating. **If you have mobility issues please consider a property that is completely flat as the walk to and from the lake can be difficult for some (see detailed photos)** On the lowest level of the home, (the walk-out basement level) is another large private bedroom with a comfortable queen bed and a large closet with kids games and books and extra chairs. The lowest level is a comfortable, heated and cooled space with tile floor and plenty of light. There is a huge leather sofa (not for sleeping though). There is even a foosball table for your enjoyment as well as corn hole on the deck just out the door. There is a full bathroom on this level with a large walk-in shower. There is also a large TV in the common area as well as a "Coffee Bar" with a single-serve Keurig and a mini-fridge. We also have a large bar top on this level with barstools. We have a large selection of adult and children's books for your reading pleasure. There are adult and children's life vests on this level for your use. They are the "around the neck" standard orange life vests so if these are not comfortable to you, bring what you prefer! See photos and captions for details! The house sleeps 8 comfortably but it is possible to sleep 10 if you use the queen size air mattress provided which fits in the lowest level family room (this is stored on the main floor in the lakefront bedroom walk-in closet along with sheets, etc). The kitchen is located on the main level of the home (no stairs required to enter at this level though the driveway is slightly angled at the drop off point (see photos of the front of the home) and is fully equipped for all of your cooking needs. We have a French press coffee maker as well as a brand new Keurig (bring your K-Cups!). There is a dishwasher, range, full size refrigerator and because we love to cook when we are there, we thought of everything! We provide dishwasher detergent, a roll of paper towels (bring more!), dish soap and kitchen basics (salt & pepper and a small collection of spices). The kitchen table is large enough to seat most of your guests (see photos) and there are a few extra chairs as well as an island with barstools. There is a large gas (propane) grill on the main level deck just off the kitchen and we provide the propane. The gas firepit on the main level back deck is just for decor as it is against our insurance to use a firepit on that deck. It does make a nice spot to prop your feet and enjoy your morning coffee. The lake view from this deck is amazing! The main living room is located on the main level as well and has two huge/deep West Elm couches (not for sleeping) and a large coffee table (great for working a puzzle or playing games). The largest TV in the home is also located in this room in view of the couches. It is the perfect place to land after a long day on the lake. The front porch has several rocking chairs and overlooks the front yard and beautiful scenery. The two spacious bedrooms located on the main level both have comfortable queen size beds, plenty of storage space for your luggage and clothing and large closets. One of the bedrooms overlooks the lake and has a sliding door that exits on to the main-level deck. The walk-in closet of the lakefront bedroom has an air mattress with sheets/bedding, extra blankets, a large cooler and an iron and ironing board. There is also a full bathroom with a tub/shower combo located on the main level between the two bedrooms and just off the living room/kitchen area. Check the photos for details and captions! The master bedroom suite is located on the 3rd floor and has a brand new king size mattress. The master suite has a large walk-in closet and a huge bathroom equipped with a deep soaking tub as well as a single walk-in shower. See the photos for additional information. The master suite is a private oasis and is the only bedroom located on the 3rd floor. The lake views are amazing from this area! If your kiddos are small and you want to bring a twin size air mattress, it will fit right next to the bed in the master suite. There is a small balcony at the top of the stairs that overlooks the main level. We provide all bed linens and plenty of towels. All of the beds are made up prior to your arrival with clean luxurious linens. The towels provided are for indoor use only so if you would like to have towels for use on the lake, bring some! The photos are how you will find the home when you enter, we take great pride in the cleanliness of the home. We provide two rolls of TP per bathroom (bring more!). PET POLICY...PLEASE READ BEFORE BOOKING OR WE WILL CANCEL YOUR RESERVATION: WE ONLY ALLOW DOGS ON A CASE BY CASE BASIS. We had to create this policy due to guests assuming that because we are "pet-friendly", it meant anything goes. We LOVE dogs but want to know in advance! We know you understand. WE ARE NO LONGER ACCEPTING INSTANT BOOKINGS WITH PETS SO, YOU MUST: -GET PRE-APPROVAL (aka, send a message and tell us about your dog, flea control, your strategy for keeping it off the furniture and beds & any other relevant info. Crating is a MUST if you plan to leave the dog in the home when you are not in there) -PAY THE EXTRA FEE (IF WE APPROVE AND YOU ACCEPT THE RATE). THE SET DOG FEE OF $175 IS FOR ONE SMALL (under 20 lbs) PER STAY. -IF YOU WANT TO BRING YOUR DOG, DO NOT INSTANT BOOK. SEND A MESSAGE FOR PRE-APPROVAL AND QUOTE. ALSO, PLEASE READ THE HOUSE RULES...WE DO NOT ALLOW PARTIES OR RENTAL TO ANYONE UNDER 30 years of age. Proof is required at time of booking. This is our home, not a party rental! We have two Nest cameras at the front and rear exterior entrances for surveillance and these are only viewed in the case of an incident or neighbor complaint, we deeply respect your privacy otherwise. There is a sign at the front door with instructions and the phone number to text upon arrival. The driveway is steep as it goes down to the basement but towards the top is a great place to park with a boat trailer or to easily unload your things in through the main level front door. We stay fully booked May through October and on holidays so don’t wait! Our reviews are stellar! This isn’t a cabin on the lake, this is a beautiful, large family home and we take great pride in keeping up with it for your enjoyment and ours.

We met our Charlotte family there for some quality time. Everyone enjoyed their time in the house, on the porch, by the campfire, and on the lake. We'll definitely consider Tree Tops for future vacations.

We spent our Christmas at this location so could have a neutral easier place for everyone to meet. The house was spacious, well stocked and wonderful. We loved the large porches and there was plenty of room for everyone. Would definitely stay again!

We enjoyed our weekend at the lake and found that we had everything we needed at the house. The beds and bedding were all comfortable, and the bath towels were nice and fluffy. Our guests appreciated having kitchen basics provided and really loved the fire pit.

Wonderful for a family vacation.
Very nice and cozy place. The house is comfortable and clean. The house has everything you need. We rested with my family in July 2018, I liked everything for both children and adults. The only wish to the owner, to equip a children's playroom, and this house will be ideal for a family holiday.

We are glad you enjoyed your stay and appreciate the communication and the excellent condition you left the house in. Although we have added a ton of games and children’s books to the house, we have not yet had the opportunity to restructure the lowest level of the home as a true “game room”. Our goal is to have a wet-bar with a pool table or multi-game table in the future. We completely rebuilt the path to the lake last week which we considered a top priority for safety and ease. Next on the list is the lowest level room!

This house is great. Plenty of room for lots of people without being on top of each other. The cove is quiet enough to enjoy some peace and quiet by the lake but so close to the action of the open lake. Swimming right off the dock was great. Lots of stairs down, but so worth It! Definitely look forward to booking again.

Nice home on a beautiful lake
We enjoyed our stay in this well appointed home with comfortable beds, well stocked kitchen & large boat dock with plenty of water. The cove was very quiet & calm with quick access to the main lake. The boat ramp was close by & the lake was very clean & beautiful. Our only dislike was the steep path to the dock & limited views of the lake from the house. The overall stay was very enjoyable and our family had a great time.

We are headed to the house very soon to remedy the last little bit of the pathway to the lake that has washed out due to unusually heavy rains in the past month. Our plan is to put in a set of stairs so it will no longer be so steep. The lake view is really super in the fall, winter and spring...but at the height of summer when all the trees are full, it does limit the view. Thanks for staying with us and being great communicators and super clean guests. Come back again and know the pathway will not be so treacherous in the future!

We had a wonderful lake week and the house suited our needs perfectly. Comfy beds, enough space, nice porch to sit on and relax. Great dock. The lake is beautiful and huge. This is a great place for a covid break! Lots of space for 5 adults. We spent most of our time outdoors either on the back porch or the upper level deck above the lake. The driveway is a drawback because it is quite steep, but the home itself is lovely. Carey is easy to work with.

Great spot with tons of room
This is a great house with tons of room. It is on a small finger of the lake, which means it’s very private and quiet. The dock is terrific. The one thing to be aware is is that the steps down to the lake are quite steap and a bit precarious, so if you have anyone with mobility issues, this is not the house for you. Otherwise, it is a great place to get away, and the communication was terrific!

Beautiful house, beautiful view, quiet location. Great place to get away from it all, but still close enough to town to go out to eat if you want to. We came when Clemson was on the road, so traffic wasn't too terrible coming or going. Carey (the owner) was great with communication. Well-stocked kitchen as far as utensils and cookware are concerned. Carey even went above and beyond with condiments and spices, which saved us money on our grocery bill. Would highly recommend to others.

The house was beautiful and right on the water, as advertised. My only complaint is that there were many instructions, some of them in a rude tone, taped up around the house. I appreciate the need to leave clear guidelines, but these were a bit extreme.

As far as the notes go, they are not written with tone at all, just information placed in areas that require more specific instructions or areas where we have historically received questions from guests. We love our guests and our home and believe good communication and rules help everyone have a great time at the lake. Additionally, most folks send recommendations privately (especially when you enjoyed your stay, the house and lake) and made an assumption about tone in our three information providing notes. Everyone seems to appreciate our guest guide and extra instructions so I’m just not sure where you read implied tone, and I’m sure sorry it upset you enough to leave it in your review.

We had a great time at this property. The house was as pictured and the property was well kept with a shaded, gravel path all the way to the lake. The cove, and in fact, the entire end of the lake was quiet with minimal boat traffic. The kitchen was well equipt and the beds comfortable. Unfortuately the surrounding neighborhoods were pretty rough, lots of barking dogs and run down properties. The dock was usable and the top was quite nice. The bottom was cluttered with a fair amount of old equpment that one needs to step around to use parts of the dock.

Thanks for the review Kim! We enjoy the neighborhood though I know if you are coming from an urban area the little rural town of Townville can seem kind of strange. There are in fact several very nice homes, several middle of the road homes and even some manufactured homes mixed in. We personally know several of the neighbors in area and the people couldn’t be more kind and willing to help when needed and always keep a look out for us, even more so than the urban area we live in! Sure the houses look different from each other but it’s not the houses that make the people good or bad.
As far as dogs barking goes, most of the folks around live there year-round. Some of them have dogs and some of the dogs may even be a bit far away (across the cove or way down the road) and the noise travels due to the cove/lake. After just spending the last several nights at the house, I did hear a few dogs here and there but it doesn’t bother me and we haven’t had anyone else complain about it. I’ll check with some of the neighbors and see if they think maybe there is more barking noise than normal though like I said, I didn’t notice much at all.
To be clear, the area the home is in is not an unsafe area. To make assumptions based on what someone’s house looks like isn’t exactly a fair thing to do.
As far as the dock goes, we are at the end of a busy back-to-back rental season where most everyone has left the floats/boats/lake toys they don’t want to haul home on our dock. We have a storage box on the deck that holds life vests and since our boats are off limits and there are only walking pathways on the lower level and it is all shaded, most people spend their time on the top level of the dock in the sunshine where there is nothing but lounge chairs and open space. We did remove a lot of the extra floats during our last stay. We sure wish people would take home their unwanted floats and lake toys!!
Glad you had a decent trip and I hope you find a home that better suits your needs for the next one. There are some exclusive areas on the lake that are in gated communities with more rules and less diversity for sure.
The property is beautiful and we really enjoyed the canoe and foosball! Driveway is STEEP, as noted. The kid's room was very well stocked with books and we were able to make Thanksgiving dinner with the kitchen supplies - and waffles!! They must have had some bad rental experiences, there were a lot of severely worded notes and the info book was a little threatening. Which was strange, because my communications with the owner were very pleasant and warm! Overall it was a cozy place to spend the week, though we were glad we packed food -- groceries were a hike!

I have 7 plus years running a huge, fast-paced true Bed & Breakfast and while I know we have a lot of “rules and warnings” at TreeTops, it is less because we have had bad experiences and more because of my own experience and knowing that it’s better to provide clarity and structure than it is to not have those things. It’s an honest attempt at providing an experience where all questions are answered in advance so that guests are self-sufficient with all of the info they need in order to be able to disconnect from phones, computers, etc. We just want clarity and ease for all! Cozy and fun!
They say the houses that are on a hill have the best "deep" water docks on the lake. So, this house has quite the steep hill and a great jump in the water off the dock! The path down was a bit too steep for our crew, not for the mobile impaired... and slippery when it rains to the point where once we made it all the way back up to the house, we just stayed. The house was great though, enough room and supplies for everyone. Bathrooms were roomy and updates. Loved that we had eggs, ice and butter, all the condiments in the fridge waiting. Papertowels, trashbags and laundry detergent. Cute decor, great grill and excellent electronics to blue tooth in - TVs are limited in the bedrooms. Had so much fun, we might buy a place for ourselves! Thanks Cathy!

We love Lake Hartwell, and it's only 10 minutes off I-85. Grocery stores and restaurants are a mere 20 minutes from the house. This lake is nearly 56,000 acres, and the cove where our home is situated is deep (we promise!), quiet and peaceful -- yet just a few hundred yards from the main body of water.
