OWNER WILL CONSIDER LESS THAN 7 NIGHTS IF IT IS CLOSE TO THE DATE AND WE HAVE OPENINGS. EMAIL REQUESTS TO KATHY CARPINTERIA...maybe it's not really the land that time forgot, but it doesn't take much time here to feel like you've eased back into a vacation from your childhood. Days at the beach are long and lazy, and balmy nights are livened up by walks up and down the main drag, stopping for ice cream, to window shop, or to just watch others stroll by. There's a wide variety of local restaurants, but not a major chain in sight (other than fast food, of course), and if you feel like staying out late, there's usually live music playing nearby somewhere.
We have a comfortable, well stocked house with cute beachy decor. It is the perfect place for a great relaxing vacation. New- this year --- a flat screen TV! We hope you enjoy the outdoors but if your favorite sporting event or something else is on-- the viewing is much improved. Dorrance Depot R&R has the flavor of the past with the accommodations that you want for your family today. Located within two blocks of just about everything, it's a short walk to the beach and wildlife sanctuary in one direction, and Linden Avenue's shops and restaurants in the other. Although it's rumored to have been the old railroad station, today's Dorrance Depot R&R is all about Rest and Relaxation. Unit A, a spacious single story beach cottage, has three bedrooms and two full baths, with a large and open living, dining, and kitchen area. The front porch and small grassy yard, enclosed by a picket fence, connect the inside to the outside, and add to the entertainment possibilities. There's plenty of secure storage space for your portable vacation gear (chairs, bikes, boogie boards, etc.), and the house is fully equipped with kitchen, bath, and linen supplies.
Be our guest!...You'll be counting down the days until you can come back again.

We really enjoyed our stay and the location is perfect to both the beach access to restaurants and stores. Our host, Kathy was always available and accommodating. When we were at the house, we spent much of our time on the front porch and lawn area. We recommend this house to others and plan to book another stay there in the future.
Wonderful place to stay, a short walk to the beach and Carpinteria is a charming small town with a unique atmosphere, quiet and sleepy seeming but with a rich and vibrant life, lots of great restaurants, nature reserve full of wildlife and a gorgeous long sandy beach with a mountain backdrop, and pods of dolphins cruising by - we could hear the squeaks as they called to each other if we ducked down under water. The house looks like a charming beach cottage, and it is, but it is a bit of a Tardis - really roomy and airy inside, much bigger than it looks from the outside, with three really good sized bedrooms, one ensuite, and a comfortable lounge and great newly refitted kitchen if you are into cooking.
First time at this property. Communication with host was good. Check in & out was easy. Comfortable & clean. Good location. Having two parking spaces was nice. Neighbors are a little noisy but got used to it.
We had a wonderful stay at this charming beach cottage in Carpinteria. Our family trip was made even more special for my 89 year old father-in-law, who grew up just down the road on Third and Elm, he loved returning to his hometown and sharing memories with us. The house was well-stocked with everything you could need for a relaxing beach vacation, and we especially enjoyed the cozy front patio, perfect for sipping morning coffee. We felt right at home and would love to come back and visit again soon!
My family and I enjoyed our week in this cute beach house. There was plenty of space and great access to town or the beach. We would definitely stay there again.
The property was beautiful and clean! It was easily accessible to everything! The check in and out process was simple. We will definitely rent here again!
We thoroughly enjoyed our stay and the walkability of everything Carpinteria has to offer from this house. It's a quick walk to the beach, the trails along the beach bluffs, the salt marsh area, and Linden Avenue restaurants and shops. The home is as pictured with parking available behind the house on the driveway. There's one bedroom and the primary bedroom/bath down a hallway off the kitchen. The other bedroom and bathroom are off the living room.We would gladly stay again!

Carpenteria Home
We found the house to be very comfortable for our party of 4 adults. Furnishings were adequate and proximity to restaurants and beach was perfect. The owner responded to the problem with WIFI right away, although it was unable to be resolved during our stay. I would suggest an additional fan for the third bedroom and more attention to detail in cleaning the bathrooms and stove. Definitely a nice place to stay.
cottage in carp with plenty of room for four to six adults.
This is our 5th trip to Carp and first staying at this property. We chose it because it's dog friendly, has three bedrooms, and near the beach. Due to Covid, only three adults made the trip and no dog, so there was plenty of room for us. Like many beach cottages, it's a bit 'salty and sandy' and it was exactly what we expected. It exceeded our expectations and we hope to return next year. The owner, Kathy, was very responsive.

Thank you for the nice review. So glad you enjoyed your stay with us.
Very large rental house. Kathy & Phil (property owners) were fantastic. Super helpful, even let us park our bikes in their garage. House looked like it had been recently touched up with new paint and more than met our needs. Carpet was worn and maybe that’s why it looked dirty.
Loved the fenced in front yard for our dog. Highly recommend.

Thank you for the review. It is our goal to replace the carpet with a hard surface before next summer. It actually was cleaned one week before you arrived but doesn't stay clean very long at the beach.
The house is within walking distance to the beach and downtown. The charcoal grill was unusable ( the grates were very rusted and eroded and there was no basin to catch ashes. We spoke to the host and she directed us to borrow a grill from a neighbor who is one of her renters. That grill was not much better but we were able to BBQ. There were dirty dishes in every cupboard and the house could use a deep cleaning. The guest bathroom has mold and is very outdated. The house had ample room for our group and we did have a great time in Carpinteria. If the items listed above were corrected, I would rate it higher.

Liked: Check-in, location
Disliked: Cleanliness, communication
Not my favorite - Great location
Carp was great. Unfortunately, our stay was not ideal. I'll list out the pros and cons.
Pros:
1. Property is in an awesome location with maybe 3-5 minute walk to the beach, and walkable distance to all the key Carp restaurants.
2. Outdoor shower definitely helps after beach.
Cons:
1. General communication. When I booked the house, the confirmation gives the address, but it wasn't until when I checked in that I was provided that it's a unit A. I found that there is 2 other units in the back of the house at the end of the driveway, which made parking really difficult. When we arrived, there was another tenant that parked in one of our spots, and I almost hit the fence multiple times trying to pull in and out.
Also, the unit comes with 2 parking spots, so I pulled in sideways to make it easier to get out. The owner visited the property the day before our last day and asked that I pull in more and over although I was within the spaces. I was unsure the necessity of that ask.
2. Cleanliness. Property owner asked if any other issues, and I mentioned that the sheets felt a bit sticky, that there was wet things in the dryer and what appeared like dried snot on one of the fleeces. The owner apologized about the clothes in the dryer, and she mentioned that they only cleaned the throws once in a while. I felt that dried snot on the bed should have received a bit more than that response. There were other things, but I'll leave at that.
3. Neighbors are very close in proximity.
My wife and i and our four adult children and one grandchildd stayed in the house. We brought2 dogs. The house was comfortable and roomy. Great location! The owner e to dtay again!!was responsive and reachable. Would lov
My brother and I gathered here with our families for a week of fun together in our hometown. The place was just the right size for comfortable & relaxing fun & dinner parties with more friends. The layout is ideal with enough space to cook & hang out together while also allowing privacy for all. The location is perfect & the porch is perfect to enjoy sunny morning coffee! We’ll be back!
Kathy was great, stayed in touch through email (which was perfect for us). Home was clean, well stocked, really comfortable and in a very nice location, walking distance to the beach. Will definitely look for this rental every time we visit Carpinteria
This property came in very handy for my son’s graduation! We had quite number of family and friends coming from out of town and it was a great place to gather. Our condo is around the corner, but is tiny and cannot handle a large number of people. The house is equipped with what you need for a comfortable stay. My cousin even made a seafood boil for dinner one night and used all the pots, pans and serving dishes that came with the house!
Location is perfect! Kathy gives you a list of what the house is NOT equipped with and so you know you need to bring extra toilet paper and paper towels, beach towels and beach chairs, zip locks and laundry pods for the washer and dryer.
Kathy is quick to respond and communication is great.
The house could use some TLC. Maybe a fresh coat of paint on the cupboards and bathrooms. The carpet is clean, however it is showing wear and tear…ripping it out and putting down a different floor would make it look sleek and easier to clean (just my opinion) . The glass on the bathrooms could use a little more windex to get rid of soap scum.
But, would I rent it again? Yes. These larger rentals are hard to find in Carpinteria!! We put it to good use! Many thanks!
Fabulous location. Quaint home. We enjoyed our stay. There were some dirty dishes though and cobwebs and dust in the higher to reach areas. The sink in the master bath was draining too slow to really use and there was a bowl to catch water under the sink. We never did figure out how to work the TV but there were plenty of other things to do.

Hi Valerie-
I am glad you enjoyed your stay. I offered to send a plumber to fix the sink but you said to wait until you left. It is now fixed. I am sure that I could have walked you through the process of turning on the TV. I know it is a bit complicated but I have talked to Cox many times and I can't find a way to make it easier. Sorry about that. The water is very hard in Carpinteria so it leaves a white film on the dishes. I doubt that they were dirty but it seems there is always a white film on them. Thank you for staying with us.

The house was very cute and very walkable to the beach, restaurants, etc. The house had all supplies a guest needs and the setup is very user friendly for a family. The drawbacks are that the house itself is pretty rundown. With exception of the bathrooms and kitchen, the flooring is old and musty carpet. The dishes were not clean and had food residue on them in the cabinets and silverware drawer. The dryer had about a half cup of sand in the bottom when we checked in and the lint trap had not been cleaned. While we never felt unsafe and the neighborhood is very cute, the houses next door were a bit sketchy. Our stay was expensive, otherwise these inconveniences may not have stood out quite so much. We are grateful to have found a place in the SB area.
Easy check-in/check-out. Property owner was responsive. Directions were clearly posted. Great location!

About the host
Hosted by Kathy Simon
Kathy and I first started coming to Carpinteria in the early '90s, visiting the state campground during the summer months with our friends and a slew of our kids. Even then, we were struck by the seamless and immediate transition into vacation mode that this timeless place inspired. A few years after that, we bought a smaller place near the beach that would allow us to take advantage of the coastal environment on a year-round basis. At the same time, our friends Pat and Terri Collins were making Carpinteria a regular vacation spot with their large group from Bakersfield. We bought our current property in partnership with Pat and Terri, and have now earned our stripes as 'part-time locals', counting many first-name relationships with local business and restauarnt owners as a badge of beach honor!
Why they chose this property
The sleepy nature of Carpinteria is due in large part to the fact that it was originally established as an agricultural outpost, not a resort. The current makeup of the town features numerous beautiful flower farms strung along the base of the eastern foothills, a state beach and campground on the southern end of town, and a large wildlife preserve to the north. These elements have acted as a natural barrier to development, leaving Carpinteria as one of the most unchanged and pristine beach communities on the Southern California coast.
What makes this property unique
In Carpinteria, the automobile is a non-essential item, and if your pedometer isn't logging more miles than your odometer, you need to rethink how you're spending your vacation time. Our house is located in a unique three block square that is an equally short walk to the beach, the wildlife preserve, the state park, and all restaurants, shops, and amenities. Don't feel like walking anywhere? That's OK, porch-sitting is a well respected and frequently practiced activity.
On the other hand, if you just need to get up and go, Santa Barbara is a short 10 mile drive straight up the coast, either using highway 101, or wandering along scenic back roads. Ventura is 15 miles south, and can also be reached either by the express highway 101, or taking the roundabout way along the coast, or through Ojai.
