It is located on a quiet MEDIUM WATER canal with Gulf access from your very own private canal boat dock. Plenty of parking for your vehicles and trailers. Outdoor dining, outside live music on the stage next door four nights a week. Camp1 is very safe and secure and boasts many modern conveniences. Quite time is 11:00 pm - 7:00 am! If you need more party time, there are plenty of drinking/watering holes on the strip. Please remember the neighbors live here and will appreciate the down time. We offer a laundry room with washer/dryer and iron. Master bedroom has a king size bed, sleeps 2 with a 32-inch Roku flatscreen TV and DVD, the Living room has a queen size sofa bed, sleeps 2 with a 42-inch Roku flatscreen TV and DVD player, full Bathroom. Sheets, quilts, pillows and pillowcases included with towels and toilet paper. Full Kitchen. Cleaning fees are added during your booking. These folks work hard to ensure you have a nice clean vacation/camping experience. Screened in porch and sundeck off master bedroom at Camp1. Motion lights, Private Canal Boat dock on a MEDIUM WATER canal. Ideal for skiff boats, airboats, pontoon boats, kayaks and boats that draft less than 14 inches. Water access to the Gulf of Mexico and the Homosassa Springs with fueling stations and marinas along the way for bait and supplies. One bridge to go under with an estimated 11 ft clearance during high tide. Camp1 offers a Propane Grill so you can cook your own catch. House Rules: Smoking Allowed on Sun Deck ONLY!! or of course outside, NO INSIDE SMOKING!!!! No RV's to be used for extra guests. Personal RV's may park on the Camp 1 property, No Fire Works of any kind due to local laws. No outdoor fires permitted. Smoking permitted in screened in porch with high-top Bar type table w/Barstools, sundeck or outside. No debris from cleaning of scallops or fish are to be thrown back into the canal. You must wrap your carcasses and dispose of them in the trash. Small amounts are OK but large amounts cause problems. Thank you in advance! "Please" ALL PETS LEFT HOME ALONE AT CAMP 1 MUST BE IN A KENNEL! Camp1 has a kennel available for you to use or bring your own. Place the kennel inside before leaving, so your fur baby can stay cool. We also have food and water bowls for the fur babies. Backyard is fenced in for them to roam but always walk the fence line first to make sure that any critters haven't broke fence. As for your fur babies, we only ask you to crate your pet if you leave it unattended for any length of time or if your fur babies get a little too excited in a new place while left alone. We do not expect you to cage or leave your babies outside for your stay. This is a standard request for most pets. I know I would crate my 2 big boys when I leave them alone at a Vacation Rental. My babies are very curious by nature, but every pet owner knows their fur babies personality and how much mischief they can create when left alone in unfamiliar surroundings.

The host neil was great. We had problems with wifi. He called immediately to tell us what to do. This is a very simple place to stay right by Homosassa springs. Saw dolphins and manatees with babies. Was a very good relaxing weekend.
My fiancé, two pups, and I stayed here for a couple of days. We had a great time and the property was clean and even had a fenced in backyard that my dogs loved. Neil was so nice and introduced us to his son’s food truck that was out of this world and just a short walk away from the home. We would definitely stay here again!
We enjoyed our stay with our adult children. it was the perfect amount of space for us and nice to have a full kitchen for cooking after boating all day. quiet and cozy. loved the back porch to hang out on. Neil was super nice and everything was clean, well stocked and ready when we got there.

Just returned home from a 7 night stay at Camp 1. Trailer was as advertised - very clean, rustic setting. Comfortable, the deck was awesome. Everything you need for your stay is there. The owner was super friendly and available. Would stay again. Reasonable price wise.
This older trailer is very roomy, comfortable & close to many area attractions, shopping & restaurants. Neil was available to answer any questions & tell us where to explore. When not out & about we enjoyed walking, biking & sitting on the back porch watching salamanders, Osprey & other birds & reading. We will definitely be back in the future.
Most relaxing and stress free vacation I ever had. As the listing states it is a camp. Nothing fancy but very clean and comfortable. Sitting on the back deck drinking my coffee was like my little piece of heaven. Neil was the GREATEST host!! I go to Fl. at least 2x a year and have stayed numerous places BUT now I have found my home away from home! Definitely recommend Neil's camp for a great get away.

The stay was nice, an older mobile home but was clean and cozy
Neil called to let me know everything was ready and if I had problems he was only 20 minutes away. The Wi-Fi was a little weak in the area but we were still able to enjoy a good movie in the evening. The only thing I could suggest is to maybe put a anti slip mat in the shower, it was a bit slippery.

Overall, this place was a great place to stay. Everything worked although outdated. The only thing I would recommend is a larger hot water tank. My now husband and I stayed there with his two teenage daughters and the hot water ran out after a short shower. All of us trying to get ready for the wedding there just wasn't possible. Otherwise, it was a nice place and we would stay again

We had a wonderful stay! Everything was clean. The backyard was huge! It is right behind (stumbling distance) from old mill bar and grill which we loved. You could hear the live music from the screened in porch. I could see how that might be a turn off for some but we really enjoyed it. Communication with Captain Lisa was easy with quick responses. We would definitely stay there again!! Thanks Captain Lisa!
My father and I stayed for 4 nights. Neil communicated well and was very accommodating. The one thing that was a surprise was that the Trailer was located next door to a loud Karaoke bar. The music and singing could be heard up until 10 pm. After that we were able to go to sleep. The property was beautiful and big. The porch was perfect and boat parking was awesome. The beds were comfortable and everything functioned well in the trailer. We would stay again but bring earplugs the next time.
Older, very well maintained trailer. The backyard to canal is very nice. They keep it very clean. It is a place to come, kick off your shoes and relax.. until the music starts from bar next door. The music is good with very good bands. We even went out on the deck for some of it. It is loud. Thankfully, it ends around 10:00 pm, then peace and quiet.
Very friendly people that own it. Very helpful. Great value. Enjoyed our stay there even though we were in town for a family member's memorial service. This is our second time to stay here and we will stay here again.
This is a simple, clean and perfectly located rental.
It has everything you need to be able to put all your worries away and just relax.
It is a manufactured home with some age on it but if you aren't worried about newness but value clean and safe this is for you.
Neil was very nice and helpful.
The deck and screened porch was heaven. Sitting in the sun with Florida nature, right there!
The mudic from next door wasn’t too bad. I wasn't expecting it on Wednesdays but we just went with the flow.
The bar is a local spot with nice people and good music.
Don't miss the Smash burgers at the corner!

I had no idea about Homosassa, as I've never been to the area before and I had no idea I was going to be staying at the best place in town!
This place is a true jewel. Our original plans got rained out but we spent a relaxing afternoon on the dock enjoying some wine! There is a firepit, grill and kayaks... endless ways to entertain yourself. The Old Mill Tavern is literally in the back yard and is an excellent place to enjoy some good food and music!
The Homosassa River is literally a mile up the road and also provides endless opportunities for food and nightlife (may I suggest the Florida Cracker Monkey Bar!!).
The hosts are quick to respond (especially when I locked us out of the property.. oops lol) and went above and beyond to make our stay special. Will definitely be booking again and bringing friends!

Good stay with a few wonderings
The unit was older, but extremely clean and comfortable. Proximity to local boat ramps was excellent. All communication with the owner about accessibility of the unit due to the recent storm was very pleasant.
Unfortunately, we found the property's dock to be inaccessible by boat. That may have been due to the recent storm, we are not sure. Locals did indicate that the canal the dock was on was narrow and shallow with trees blocking it in places. We also did not understand the locked and inaccessible doors that we found within the unit upon our arrival, or that the outdoor electrical outlets seemed to be without power for charging our boat batteries. Lastly, we were left curious by the vehicle that quietly arrived late each evening of our stay and remained in the unit’s parking area overnight.
Aside from these things that left us wondering, our overall stay was good.
We rented this property for a month while looking for a place to buy. The house is in walking distance of a couple of restaurants. We were busy looking for a house so we did not have time to enjoy the water access that the house offered but our dog did enjoy running around the large fenced yard. Neil, the owner was very helpful with local information.

Very Cozy, EXCEPTIONAL HOST!
This was our first experience and our first stay in Homosassa, Florida! This rental was very cozy! The decor in the home made it very comfy and it felt like home! Neil and Lisa were phenomenal hosts from check in to even after we checked out. The back yard is huge, the porch and sitting areas they have provided made any room you sat in outside, very comfy! The King bed in the main bedroom was super comfortable, I couldn't figure out if I wanted to stay in bed....or venture out to do what we came to do! Thank you Neil and Lisa for providing us with a comfortable place to stay while on vacation. We will be back to visit your cozy rental for sure!
