[THE SPACE] This 300 sq. ft. studio is best suited for 2 adults and can comfortably accommodate up to 3 adults.
The space can host up to 4 guests only if the group includes 2 adults and 2 small children. 4 adults would be too tight, so please consider the compact size when booking to ensure a comfortable stay.
☞The unit is located on the 2nd Floor on the north side of a Beachfront Complex. The ocean is to the south, while the unit faces the parking area, so there is no ocean view from inside the condo.
☞Guests can enjoy Panoramic Ocean Views from the community gazebos and wraparound decks, which offer shared seating areas .

[HOUSE RULES] ☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.
1. NO SMOKING • Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos. • Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community. •A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.
2. PET POLICY •No animals permitted in this unit due to owner allergies. • Pet-friendly units are available — guests traveling with animals should not book this unit and may request assistance finding a suitable alternative. • Unapproved animals are not permitted and may result in cancellation of the reservation without refund and/or a $200 additional cleaning fee.
3. PARKING PASS & KEYS • One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25. • Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing. • Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes. • Guests are responsible for all keys. •$100 lockout fee | $50 lost key replacement fee • Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.
4. STORM DOOR • The storm door must be closed immediately when entering or exiting the unit. • Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.
5. OCCUPANCY POLICY • Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted. •The base rate includes up to 2 guests. There is a $15/night fee for each additional guest. •All guests (including children) must be included in the reservation prior to check-in.
6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.
7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.
8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.
9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

Location was right on the ocean and the rental was very nice and clean. Everything we needed was there. We will rent this place again in the future when we come back to Atlantic Beach.
It was unexpected to find such a great bargain with direct beach access! The condo was small, but had everything I needed during my stay! I will definitely consider a return visit! Thanks for a lovely stay!
The property was clean and as described. Beach is right over the boardwalk, and lots of restaurants are short drive away. Two nice beach chairs in the closet. Was a nice stay.
The unit looked exactly like the photos online. We were very pleased with our stay. It was perfect for 2 people, close to shopping, grocery store, and restaurants and of course to the beach. We would definitely recommend it and would visit again.
Really cute, beautiful and bright. Rather tiny for four adults. Not a fan of futon as 2nd bed. Easy check in and out. Host kind and responsive. Essentially On The Beach! 👏👏👏
The regular owners who were there were welcoming to renters. The studio apartments were right on the water front. Beach access was private. Only gripe is the space can be tough with two kids and the large bed was not comfortable. Outside of that, a great stay!

Property was less than what we expected.
Overall cleanliness was bad.
Kitchen sink was dirty.
Microwave door was cracked. Not safe.
Mold along the bottom of the shower curtain.
Bathroom vanity soap dispenser was watered down.
Mattress sagged in the middle. Very uncomfortable.
Used bottles of liquid body wash and shampoo in the shower.
Air conditioner was noisy.
Ceiling fan in living area was noisy.
Worn our futon.

Very cute studio condo unit with beachy decor. 2nd floor unit leads to wraparound porch with beach view. Easy, private beach access. Refresh your soul at the beach with a quiet, relaxing setting that has restaurants and a grocery store close by. I highly recommend the short drive to Beaufort for more restaurants and cute shops.
I had a nice, relaxing visit. My room was comfortable, nicely decorated and clean. Just steps from the ocean and although there was no view from my room, there was from the wrap around porch on the second level where I was staying. Close to shopping, eating and Fort Macon. I definitely will consider staying there again.
Would highly recommend Ocean Sands , relaxing and easy to get around. Clean & quaint condo. Management quick to answer my questions. Just a short walk to pool or beach access. No crowds.
Also recommend traveling 10 min drive to Beaufort...historical small town, shops, restaurants, museum, ferry rides.

This property is off of a main road and run down part of town. The place itself was decorated cute but old looking. The view from the room is of the road. Not that impressed but it was right by the beach which I loved.

Thanks for your review. Just to clarify this is actually a popular part of town, very close to the Doubletree Hotel. There are very few rooms with direct ocean views and this is one of them.
We have specific overhead pictures so guests know what to expect from their stay. Your stay occurred in January, which is not as busy a time period. The building in which you stayed was built in 2015 and is one of the newer buildings on the beach. We do have a vintage building with nice remodeled rooms, but you did not stay in one of those units. I encourage you to visit us again during high season. Its been such a fun summer.

Why they chose this property
The property is right on the beach, and the people are friendly. The community offers a pool, 3 BBQ Grills, Outside Dining areas, a Fish Cleaning Station, and a huge area of untouched green grass. It's just the perfect place if you want to stay right on the beach and avoid the hassle of those crowded beaches. Did I mention the Surf Fishing is abundant and there is a little known sand bar just in front of the property which offers the perfect spot to catch that Red Drum. There are tons of fantastic restaurants in the area, the NC Aquarium is just minutes away and with Morehead City and Beaufort so close you will not run out of activities.
What makes this property unique
The Beach is Never-Crowded so it feels like you have it all to yourself. While the unit itself does not have an Ocean View, there are plenty of areas for outside seating that offer Marvelous Ocean Views. Pelicans and Dolphins can often be seen from our Beach Entranceway Gazebos. The Sunsets are out of this world!
