Highland 'Home from Home' with panoramic view of Cromarty Firth
Situated on the shores of the Cromarty Firth with stunning views to the Black Isle our cottage sleeps six comfortably and can accommodate up to nine. The cottage is deceptively spacious (total floor area of 129 square metres) . On the ground floor there is a roomy lounge with archway to a large kitchen/diner, bathroom with separate shower and one family room with double and single bed. On the first floor there is a shower room between one roomy double bedroom and another family room with double and single bed. There is also a small elevated garden area behind the cottage. Off road parking can accommodate three cars.
THE NEIGHBOURHOOD Saltburn is a small village on the outskirts of Invergordon and is an ideal situation for touring the Highlands with easy access to superb beaches, forests, hill walking, golf, cycling, fishing, etc. There are at least six 18 hole golf courses within an hour's drive, including Royal Dornoch, so perfect location for a golfing holiday! Invergordon, 1½ miles away is a cruise liner destination, in fact some liners tie up at Saltburn pier when there are more than 2 liners on one day. It also has stunning murals on gables all over the town and boasts a sports centre with leisure pool, naval museum, an 18 hole golf course and a bowling green. A choice of restaurants and take-aways cater for most tastes.
Only a few miles away is the Balnagown estate which has good opportunities to explore the outdoors with dedicated cycling and walking routes.
The Black Isle, which is viewed from your cottage's windows is really a peninsula and is well worth a visit with lots of quaint villages. Cromarty Courthouse Museum, housed in an original court building of 1773, portrays the life of an old Scots burgh (of which Cromarty is a fine example). Hugh Miller's Cottage, recalling the life of the locally-born geologist and church-man, is also here.
The Black Isle Wildlife and Country Park has a good selection of animals (some of which can be hand fed by children).
There are distilleries to visit at Alness, Muir of Ord and Tain.
Tain through Time explores the very different story of Tain, (Scotland's oldest Royal burgh) formerly an important place of pilgrimage.
Other places of interest include the Highland Museum of Childhood at Strathpeffer and the Groam House Museum at Rosemarkie which takes a Pictish theme, as does the Tarbat Discovery Centre at Portmahomack, based on the findings of an internationally important archaeological dig.
At Chanonry Point in Rosemarkie dolphin spotting is a popular attraction and dolphin tours can be booked at various locations.
Balintore, Portmahomock and Dornoch (all within an hour's drive)have superb beaches.
Beyond the Victorian spa village of Strathpeffer, Ullapool is a small fishing village on the rugged west coast which is very popular.

We had a wonderful time while staying at this property. This is a quite place,ideal for 2 families(sleeps up to 9-10 people). The location is ideal, located centrally to all the major tourist spots i.e Fort William,Loch Ness,Isle of Skye etc.

A wonderfully equipped and spacious place to stay right across the beach. The town itself is not lively rather this is the perfect place to stay to relax and plan day trips across the Scottish highlands. It was absolutely perfect for us

Fantastic trips out to Loch Ness, Culloden, Inverness Walking history tour, wildlife boat trip from Cromarty, Aviemore, Dunrobin Castle and my favourite Skara Brae day trip on The Orkneys. Also saw The Northern Lights.
Home inside is immaculate, fantastic views of Cromarty Firth and a nice pub down the road for an evening meal.

Kinleith Cottage was a wonderful location for our trip as we explored the area. The house was clean, spacious, and ideal for our group. There were so many thoughtful extras around the cottage, like books about the area and maps. Noreen was kind and so helpful. We would definitely stay at Kinleith Cottage when we are in the area again.

All above expectations, gorgeous cottage
This spacious home is very comfortable and nicely located. From this cottage you can very well visit the highlands, but also Loch Ness, Cairngorm mountain and the Spey district are good to visit.
The cottage is very well furnished, a complete kitchen and a good and warm welcome from the hostess. On arrival there was a nice welcome basket with regional dishes.

Cosy and clean cottage with amazing view
We enjoyed our stay in this cosy and clean cottage with amazing view over the sea. The bedrooms are large with good beds. The kitchen is well equipped, so it is easy to cook dinner for a family. The owner is most helpful and gives good advice about trips too. There are lots of both culture and nature to enjoy in the area. If we come back to the Scottish Highland, we would like to stay in this cottage again.

Thank you for your kind comments. The cottage is deceptively large. From the outside it looks quite small. It is ideal for family reunions and we try to keep it as homely as possible.
Lovely, comfortable house right across from the Cromarty Firth. Invergordon is a nice little, friendly town to be based in and explore the Highlands.
The beds in the house were wonderful—nice living room with comfortable sofas and large window to watch the cruise ships coming and going. All 3 bedrooms were a nice size, good showers. In short, we would definitely stay there again and highly recommend Noreen!!
We had a wonderful time. The home was much larger than expected and was cozy. The town was lovely. We loved Tucker’s Inn. The owner was incredibly helpful with recommendations of things to do and see. We had a problem with the dryer and the response time from reporting to fixing was ten minutes. Everything was terrific.

A nice quite location with easy access to Inverness and points north. Homey feel with owner suppling crafts for purchase. Lovely small town on the firth within walking distance to several pubs and restaurants. Washer was fine however dryer in garage was a little finicky. Overall met our needs and requirements.

Nice house to go around HighLands in Scotland

We went with friends and our children (family tourism) to the house of Noreen Kelman in Invergordon. The owner greeted us very politely and showed us the house and how to use all things from the house. The house is very nice, it was very clean, with sea views, in a very nice area to be able to move around the Highlands. We were very comfortable.

Perfect, perfect perfect! Roomy, clean, well stocked beautiful home
Had a great time seeing the Highlands with this as our base. House was well stocked (both kitchen and baths) and the welcome basket of goodies was perfect. Everything was clean and in working order. There was plenty of room for six adults and we enjoyed several dinners and evenings playing cards. Tucker's was excellent for a pint or two and there was lots of visitor information available at the house if you need suggestions. Beautiful views out all the windows and right across from the beach. Would highly recommend Noreen and the house and hope to be back in the future.

Kenleith Cottage was absolutely beautiful! It is much larger than it appears in the pictures. The host provided a basket of basic goods in case we did not have any. There were so many thoughtful touches throughout the cottage. Noreen has really done well thinking about the needs of the travelers who will be staying there. Noreen herself is very nice and easy to talk to. We would book again if we come back this way. Loved it!

Amazing views, comfortable relaxed stay.Very Welcoming Host to show round property on arrival, and available if required. We traveled in two cars and delighted to say there's was plenty of parking space beside property for both of them. The views are amazing, road is busy, but this didn't detracted for us.Inside property is spacious throughout, never felt it was crampt. Has good size sitting room with comfortable seating. Kitchen diner is roomy with large dinning table.Kitchen has all amenities large fridge freezer, dish washer, washing machine, cupboards well stocked with crockery, cooking pans etc - only thing we couldn't find was oven tray to cook pizzas!Good size bathrooms, the one downstairs is bigger than upstairs as it has a very comfortable bath as well as shower. There was plenty spare bedding and towels if required.Bedrooms were just right, we had an 11 month baby with us and it was great that the property came with a useable travel cot and high chair, which saved having to take with us; she was able to crawl around downstairs with ease - did have to put cables, ornaments/knick-knacks out of range but was no problem hiding away from little hands! Our stay in this property was fabulous, we were visiting family who lived within walking distance so we were just delighted to find this gem of a property. We have no complaints only praise and would have no problem recommending this property to family and friends for future trips.
This charming home was the perfect place for our girlfriend get away. We used it as a base to drive all around the highlands. The neighborhood was quiet with sounds of just birds and crashing waves. I went for morning walks enjoying the view of the water in the front and up the hill in the back enjoyed beautiful farm land with the sound of sheep in the distance.
The home itself was well stocked with everything we needed; glasses, plates, knives as well as some tea, coffee and snacks that Noreen left for us.
The beds were clean and soft for a good nights sleep. The showers were also clean and powerful.
Noreen goes the extra mile in giving some ideas for activities with an hour or so driving distance and they did not disappoint.
To sum it up; this home is the perfect getway! We will be recommending this place.
My brother and I had a wonderful stay in this lovely, well equipped home. A warm welcome from Noreen was greatly appreciated. It made a great base for exploring the North Highlands. Nice size rooms, great washer and dryer, lovely big tub/showers, clean and had everything we needed. Loved being across from the Cromarty Firth – the oil rig was my night light and the sound of the water lapping gently against the shore – haven’t slept that well in ages. Such a great location – from there we ventured out to Dunrobin Castle, John O’Groats, the west coast, hiked out to Ardverikie (the house used for filming in the Monarch of the Glen) and explored Inverness. People were so friendly and helpful, we didn’t want to leave. McGinty’s is a great local café in the town. Even managed to watch some of the Euros games. Cannot say enough about how much we enjoyed staying here. I hope we will return soon – Kinleith really is a gem of a place. Thank you for everything!

Had to Clean Freezer etc before we used them
We had brought frozen dishes, I had to clean the freezer before I put our dishes in, every drawer had crumbs and one had melted ice cream. There were 2 bins under a table with no lids, I open the grill to make a meal to find the under side of the grill pan was very greasy. We were left a nice welcome pack including filter coffee unfortunately the filter machine had a filter with blue mould from a previous occupant.
I phoned the owner and they offered a full refund however we had family arriving later that evening. After cleaning we decided to stay for a few days and managed to find another property from later in the week . We got a refund for the days we didn’t stay and the extra charged for additional cleaning and laundry for our extra guest was refunded.

In response to your review I would like to record that I was shaken and upset by the tone of your phone call. We have been hosting guests on three different platforms for six years and this is the first complaint we have ever had, especially regarding cleanliness. I would also point out that ‘our extra guest’, was in fact six extra. If you scroll down through our reviews you will find that without exception, they are all five stars, which I believe speaks louder than words!
It was a nice cottage to stay, very clean and tidy and the owner was very responsive when needed.
We really enjoyed the stay at Kinleith Cottage. It was a beautiful house facing the sea. The neighbourhood was very calm and quite. Perfect location for day trips to Northern Highlands.
Owner Noreen was very helpful and was very responsive when needed. We look forward to come stay again in Kinleith.

I grew up and worked in Invergordon just a mile along the road from Saltburn. When my husband and I retired from our shop in Invergordon we decided to move to Saltburn. We live just along the road from "Kinleith".
