☀We have an additional rental agreement that is required to be signed after booking your reservation. We also collect a copy of your government ID/license as required by our insurance company to have on file. We reserve the right to cancel reservations if these requirements are not met within 24 hours of booking.
☀ Unexpected circumstances happen - we HIGHLY recommend purchasing travelers insurance to protect your stay. No exceptions can be made to the cancellation policy or refund policy.

🌊 You have access on a first come, first serve basis to the kayaks located on the ground level (North side of house). Please understand these are shared with the downstairs unit.
⚠️ Please note: The Sandcastle property is a duplex consisting of 2 separate units:
- The listing your currently looking at is SC2 (2 bedroom/2 bathroom), and is located on the ground floor only.
(The middle unit and the penthouse with rooftop spa and elevated dining area is SC4 (4 bedroom/3 bathroom). SC4 is a separate property/booking from SC2)
- Each unit has exclusive patios that are NOT shared.
HOUSE RULES:
**Any violations of the house rules or any terms of this Agreement will be subject to fine and/or termination by the Host without refund.**
1. No parties, large gatherings or unauthorized guests. Maximum occupancy for this property is 6 people. There shall be a minimum fine of $500 for this violation.
2. No smoking, drugs or illegal substances anywhere on property. There shall be a minimum fine of $1,000 for this violation.
3. Quiet hours 10pm-8am. Be respectful of neighbors and keep noise levels down at night. There shall be a minimum fine of $500 for this violation.
4. Must be 25 years and older to book.
5. No pets allowed on property unless specifically stated in the listing; there shall be a minimum fine of $500 for this violation. If pets are stated in the listing, then the following rules apply: Maximum 2 dogs allowed on the property. $250 pet fee for the first pet and $150 for the second pet. No other species allowed. Please refrain from pets on beds/furniture and dispose of pet waste from property or an additional $200 cleaning fee will be applied.
6. Please checkout on time. A $100 late fee will be applied for every 30 minutes guests are late passed checkout time.
7. A $200 replacement fee will be applied for missing remotes, keys or other items from the property. A $50 processing fee will be applied to ship back personal items left behind.
8. No shipping packages to the property. You may ship to local shipping centers for pickup only. Shipped packages will be returned to sender with a $50 processing fee.
9. We highly suggest purchasing travel insurance to protect guest’s reservations. No exceptions can be made to the cancellation and refund policy for unforeseen events or unfortunate circumstances.
10. All reservations are subject to a non-refundable 5% credit card processing fee even if reservation is refund-eligible. (NOT APPLICABLE TO AIRBNB GUESTS)
11. Additional rules may be posted at the property or provided in materials/information at the property.
12. There are beach chairs, beach umbrella, and boogie boards and paddle boards in garage for your enjoyment. Please return where you found them.
13. You have access on a first come, first serve basis to the kayaks located on the ground level (North side of house). Please understand these are shared with the downstairs unit. Ensure to lock them back up when done.
14. NEVER leave garage door open while unattended.
15. Please do not run AC lower than 68 and heat higher than 75.
16. To avoid ants at the beach, please take out trash regularly. Please use recycle bin for recyclables.
Rental Agreement

Guest and
Host: West Coast Homestays LLC (“Host”).
THE PREMISES. The Guest agrees to occupy the following residence from the Host.
LEASE TERM. The Guest shall be allowed to occupy the Premises during their confirmed/booked dates (the “Occupancy Term.”) Check in shall be no earlier than 4:00PM on the first date of the Occupancy Term. Check out shall be no later than 10:00AM on the last date of the Occupancy Term or guests shall incur a late fee of $100 for each half hour they are late to check out.
QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 8 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If stated in the listing, a Minut noise monitor will monitor the noise levels of the home to ensure appropriate decibel levels are not equal to or exceeding 80 decibels. If noise levels are equal to or exceeding 80 decibels, our team will inform you to quiet down. If the noise disturbance is not dismissed after the first formal warning, Host reserves the right to terminate this Agreement with no refund and immediate removal from the Premises.
OCCUPANTS. Unless Guest receives Host`s prior written approval, total number of individuals staying on the Premises during the Lease Term shall be a total of number of guests. If more than the authorized number of guests listed above are found on the Premises or observed on the exterior security cameras entering the home, this Agreement will be subject to termination by the Host with no refund.
CREDIT CARD AUTHORIZATION. (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU) Guests, excluding Airbnb reservations, agree that a $500 Pre-Authorization will be held on Guest’s provided credit card to be used as a security deposit. By signing this Agreement, Guest authorizes Host to charge the credit card provided as needed to cover any costs incurred under this Agreement. Again, this DOES NOT apply to Airbnb guests.
Credit Card Processing Fees & Cancellations (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU): All reservations are subject to a non-refundable credit card processing fee. If a reservation is canceled within the refund-eligible period, the refund will be issued minus the credit card processing fee, which is equal to 5% of the total reservation amount. These fees are non-refundable as they are charged by the payment processor and cannot be recovered. By booking, the guest acknowledges and agrees to this policy.

SUBLETTING. Guest does not have the right to sublet the Premises, in whole or in part, or to otherwise assign, transfer, or convey any rights under this Agreement to any third party. Guest shall not list or advertise the Premises on any platform or service, nor accept any compensation from any third party in connection with occupancy of or access to the Premises. Any unauthorized subletting or transfer of occupancy rights shall constitute a material breach of this Agreement, entitling Host to immediately terminate this Agreement without refund and to pursue any other remedies available at law or in equity.
NO TENANCY; VACATION AND HOLDOVER. Guest expressly acknowledges and agrees that this Agreement creates a limited license to occupy the Premises for the Occupancy Term only, and does not create a tenancy, leasehold interest, or any other possessory right in the Premises under California law or any other applicable law. Guest is a transient occupant and licensee only. No landlord-tenant relationship is created by this Agreement, and Guest shall not be entitled to any of the rights, protections, or procedural requirements afforded to tenants or lessees under California law, including without limitation any notice requirements under the California Civil Code or Code of Civil Procedure.
