27 days in November!

The home is very comfortable. The gated neighborhood is nice for morning and evening walks. Very friendly neighbors greeted us. The neighborhood is right across the street from the back gate at University Park. Easy access to fantastic lunches out on the patio.

Sweet Dream House

Spacious home that is appointed very nicely. Well maintained home with beautiful pool and lanai. The kitchen was well equipped. We enjoyed the University Park Country Club amenities and the home's proximity to University Town Center - great restaurants, shopping, and a short distance to St Armands, Lido Key and Siesta Key.

We enjoyed our stay at the Dream House and felt comfortable. However, one can see and feel that the house is rented out and it unfortunately shows the signs of careless renters (chipped cabinetry, broken floor tiles, damaged countertops, stained carpets). We would like to point out that all the pans should be replaced as they have round rather than flat bottoms whichcauses a lot of energy waste and ifs difficult to cook evenly.

Family Fun

Pros: The home is beautiful, spacious and great for family fun. I went to visit my family in the area and wanted a space where we could all get together for meals and quality time. Everyone loved hanging out by the pool and enjoying some good BBQ. Cons: The HOA and management company. While the mgmt company was provided with the names of guest/visitors it seems that the HOA never received the information and thus came to the house multiple times to verify the occupants. Summary: Loved the property itself but not the HOA and management lack of communication.

Communication with property manager was unacceptable

The property was lovely but our communication with the property manager concerning our reservation for 2026 was repeatedly contradictory with respect to property availability and rental price. Numerous questions have not resolved the issues.

University Park Henley

Wonderful property in a great neighborhood. Enjoyed opening up the entire house to the screened in Lanai , cooking on the gas grill , the indoor /outdoor sound system, automated landscape & lanai lighting, the "aquarium glass" at the kitchenette table & relaxing poolside. The master bedroom & bathroom are exceptional. The house does not lack anything , even has an nespresso machine. Spent nights in the spa after days filled with activities. Siesta Beach is close by & Lido Beach even closer with St. Armands Circle being a great place to stop for food , beverage & shopping afterwards. Plenty of Tommy Bahamas chairs provided for beach outings. Nathan Benderson park , dog parks , UTC malls , walking & bike paths & many golf courses are all very close. University Park CC offers 27 holes on an exceptional golf course. Waterlefe Golf & River Club was a great test as well. Henley was a group of 32 homes & we enjoyed our daily walks & talks with an excellent group of neighbors, so much that we are looking to purchase in the Park or close by.

Dream House Review

The owners have termed their home the Dream House. It's pretty apt. Beautiful architecture and furnishings throughout. Very comfortable to live in, We used the pool and hot tub on a daily basis. Sat poolside for cocktails in the evening. Beautiful lush neighborhood. More shopping and restaurants within ten miles than we could ever visit in a month. Worth every penny.

2nd time

The Vrbo listing reports the house as new while it was built in the late 90s. All original decor and presents itself as a rental. We loved the location with respect to restaurants and shopping. We love the neighborhood and the floor plan of the house. A little more attention to updating and maintenance would be nice but at the same time we would re-rent the home.

Plenty of room for a family of 5

We rented this property while waiting on construction of our new home. There was plenty of room for 5 of us. The patio/pool area was beautifully maintained. We had room in the garage for a vehicle and to store some personal items. The gated area was very private and quiet. The property manager was very responsive although we really didn’t have much of a need to call on her. I highly recommend this property.

Better than all the rest!

This house is just great. Perfectly outfitted from kitchen to laundry to pantry, etc. We’ve rented much more expensive but never better. Amenities very thoughtful. And the location…..near fine dining, fast food, everything you need! Recommended for sure.

Nice but not as expected...

The property is well located in the UTC area with short drives to tons of shopping and restaurants. Gated neighborhood is very pretty and quiet. Home is large and private, clean upon arrival, kitchen is generally well-stocked with equipment (could use some more ovenware), and pool / lanai is a great amenity. However, there are areas for improvement. Check in was a challenge as the agent spoke very little English and struggled to address our questions. Because of the owner's car and belongings, you may not be able to park certain mid-to-large size cars in the garage (which is a problem during the heat of summer). References in the listing to the University Park Country Club are confusing as we were informed by the Club that we had no privileges there whatsoever. We could only pay for a barcode to let us cut through the club grounds with our car and we could get a gate code for walking the grounds. That was it. This should be clarified in the listing. While we generally enjoyed the property, the roof leaked in two locations while we were there and, based on large water spots on the ceiling when we first arrived, this was not a new issue. While the property manager eventually sent someone to evaluate the leaks, nothing more was done (e.g., installing plastic sheeting or a tarp) or discussed with us, and we had to manage their leaky roof for the majority of our stay.

Thank you for staying with us Richard! Our listing specifically states the parked car in the garage. There are no other owners belongings. We don’t offer any membership at UPC, so therefore we don’t list it. We offer in person assistance with check in as a courtesy , other then that check in instructions are easy and all information are listed in the booklet inside the home. We apologize for the roof leak- it was repaired during your stay so I’m not sure what you had to manage- please let me know. Thank you Team Cumberland UPDATE 2022: no car in the garage

Vacation Paradise

We loved our stay- everything about it! The house is lovely and spacious; the Pool and spa are wonderful places to relax and enjoy the Florida weather; the location is terrific - close to everything you need. Finally, the neighbors are so kind and welcoming. We felt like one of their gang. We must comeback!! Thank you so much.

Looking for warmer weather.

The home was founded as advertised. Met our expectations. Very quiet neighborhood and great Neighbors. The home offered nice size rooms as well as a large pool area. This area is well landscaped and private. Shopping and restaurants are within 5 to 10 minutes. Owner responded promptly to any question that we had. Seemed to be well managed. We have actually already booked the home for 2022. Did not have any guests this year due to covid-19.

Wonderful Home and area to spend a month.

This great place to spend a month while working remotely and enjoying warmer weather. The internet access worked wonderfully for all of our needs with 4 adults working at the same time. We enjoyed the pool and covered outdoor eating area. The beds and furniture were all very comfortable. The neighborhood was lovely - very quiet and very friendly. Very nice green space and place for short walks for our furry friends. Great location - though could have enjoyed it more in a non-Covid world 😊. The kitchen had most of the basics we needed but would have been nice to have some acrylic type dishes since we ate most of our meals by the pool.

EXCELLENT HOUSE!!! A REAL GEM

My husband and I have stayed at this amazing house for 1 month and a half and we loved every single day of it. We have been renting multiple places over the years, but this one is our favorite. The house is very comfortable and beautiful, just as shown in the pictures and it looks even better in person. Everything was sparkling clean! There isn’t a single thing I can think of that was missing about this home. -The master bedroom with the master bathroom was GORGEOUS. We couldn’t wait to wake up in the morning to see the views from our bedroom window that was connected to the pool with the relaxing palm trees. (The bed and the pillows are comfortable. ) -Starting from the different spices provided in the kitchen, to utensils, where we found every type of platter depending on the meal/ occasion we were preparing and also the coffee machines (where there is a variety to choose from: Nespresso, Mr. Coffee or French Press.) -The pool was relaxing and clean. -The neighborhood is very quiet and safe. -There are several beaches nearby. We enjoyed exploring the ‘tunnels’ of the Gulf by kayaking nearby. We will definitely come back again and we highly recommend this house to everyone who is still looking about where to book. This Dream House really makes your dreams come true!
