Bedroom 4 – 2 bunk beds, each with a full on the bottom and a twin on the top + full bathroom

River Dance is located in the ever-popular Heartstone subdivision and provides river access at two parks with the subdivision. Designed for spacious living both inside and out, River Dance is ideal for entertaining up to twelve guests. There is a grassy backyard outside along with a large covered porch, private pool and patio with a rock fire ring and sitting area. The home has four bedrooms and four bathrooms, all beautifully decorated.

Management provides: pillows, comforters, mattress pads, and all other bed linens (see below), starter kit of 2 trash bags, one roll of paper towels in the kitchen, 1 roll of toilet paper for each bathroom, 3 pods for dishwasher, liquid dish soap, and shrink-wrapped hand soap for each bathroom

***Effective 1/1/24, Frio Premier/Frio Select Rental Homes will not be providing towels to guests, including bath towels, wash cloths, hand towels for the kitchen and restroom, and bath mats. Guests will be responsible for bringing these items. FPRH/FSRH is proud to be able to continue to provide bed sheets, including flat sheets, fitted sheets, and pillowcases for all beds. Linen fees have been adjusted accordingly to only reflect sheet rental and prices have been set based on house size and number of beds in the home.

***A booking deposit and a refundable security deposit (damage deposit) are charged upon creating a reservation. If you reserve via phone or the Frio Premier Rental Homes website, please note that your credit card will automatically be charged the first night's rent for the booking deposit and $350 for the refundable security deposit at 12:00 p.m. central time on the day of booking (if booking after 12:00 p.m. central time it will be charged the day after). If you reserve via VRBO/HomeAway or another channel partner, your credit card will automatically be charged a 10% service fee that is paid to that channel partner, 33% of the total rental fee plus tax as your booking deposit paid to Frio Premier Rental Homes, and the $350 refundable security deposit. You will receive a receipt via email for your booking deposit and security deposit as well as a confirmation number. EFFECTIVE 8-27-2020, THE REMAINING RESERVATION BALANCE IS DUE 30 DAYS PRIOR TO CHECK-IN (MEANING, IF YOU RESERVE ONLINE FOR CHECK-IN DATES INSIDE OF 30 DAYS YOUR CREDIT CARD WILL BE CHARGED THE COMPLETE BALANCE!) THERE WILL ALSO BE A 3% CONVENIENCE FEE APPLIED FOR CREDIT CARD PROCESSING.

A long needed vacation.

We had such a great time. The house was clean and the location was great. The only thing I'd had liked to have was wifi and working cable but it wasn't a deal breaker. We will be back.

We cooked all of our meals - don't forget cooking spray/oil and spices! Along with other cooking essentials - foil, foil pans, etc. We did have an ant problem by the pool - someone came over to take a look but couldn't treat because they didn't find an active mound. Patio was perfect and the washer/dryer was a plus. We will be booking again for next year.

The property was spotlessly clean and well-maintained. Check in went seamlessly,the manager provided good friendly customer service. It is just steps away from the river and in a very beautiful and quiet area. My brothers enjoyed the fire pit Saturday night. Positive recommendations for this property to friends and relatives for groups of up to 10 people. The price was in line for the area but wish it was more reasonable(don't we all). I am not sure what restaurant they went to but it was good but due the time of the year, the only one open. They did go down to the river which they said was kinda low right now but still flowing.

While we did experience an issue with the air conditioner not cooling, the manager on duty was very prompt in addressing our concern and had a repairman there the next morning. The home had everything needed to enjoy the area. We will definitely plan another stay here!
