Beautiful, clean, bright, secure as new, centrally located property with parking

Airport bus 3 mins walk. 5 star reviews from other sites. Located on a quiet leafy street, it is perfectly located. It is a clean, well maintained and as new two bedroom 1st floor apartment in a central location with private parking. Flexible check in and night check are available. Double glazed and cavity wall insulation ensures a warm apartment even in the coldest weather.
The property is always professionally cleaned and laundered. A bath towel and hand towel are supplied for each guest. Shower gel and soap is also provided together with a hairdryer.
A welcome pack contains snacks and breakfast cereals together with milk.

Safety
This property conforms to the much stricter requirements for long term rentals including fire and electrical safety. There is a heat sensor in the kitchen and smoke detectors. There is no gas to cause CO problems.

Bedrooms
There are two double bedrooms with fitted wardrobes in each. Both have double beds with good quality mattresses. Bed linen is provided and has been professionally laundered.

Living Area
The spacious bright living room has a two seater and a three seater leather sofa. There is also a smart tv in the property which is connected to the wifi.
There is a dining table for 4.
The wifi is supplied by Virgin Media and has unlimited downloads and is of a high speed.

Kitchen
The spacious kitchen has all cooking utensils and crockery covering most self catering.
There is also a dishwasher and a washing machine with a tumble dryer. A large fridge freezer ensures that you can store food at your convenience. A new glass hob further enhances the look and practicality.

Bathroom
There is a good size bathroom with a bath and electric shower. The bathroom is clean with a new bath panel, shower screen and is mould free!!

Entry
A buzzer system ensure security for guests and two locks on the door to the property further enhance security.

Windows
All windows are double glazed and lockable.

Transport
3 Mins walk to airport bus. Edinburgh has a fantastic bus system. DownloadTransport for Edinburgh and you can get to virtually anywhere in the city. There are numerous bus stops nearby including one that goes straight to the airport (2mins walk). The train station (Haymarket) is 15 minutes walk

Shops
The nearest small convenience store is less than a minutes walk and another is three minutes walk..
There are larger convenience stores nearby, Sainsburys (Dundee Street about 5 mins walk).A short drive away take you to the very large Supermarkets or go online and get them to deliver.

Restaurants Bars
Restaurants/bars are within walking distance. The Fountain Bar does good food and is couple friendly. The Caley Sample Rooms do good local beers and the food is excellent too. A short walk takes you to wine bars and yet more restaurants.

Entertainment.
There is a cinema complex about 5 mins walk away together with bowling. There is a wonderful independent cinema called the Dominion in Morningside about a twenty minute walk.

Fitness
There is a pay as you use gym in Craiglockart a short walk away which is of a very high standard. Nuffield Health inm fFounain Bridge ay do passes and this is a 5 minutes walk. (Contact them for details).

Location
It takes about 15 mins to walk to Princes Street. The Royal Mile is best accessed by the frequent bus service as parking is a nightmare in Edinburgh. You have the advantage of a quiet location but the advantage of being in a central location. Good for getting a good nights sleep and avoiding the noise of the tourist areas.
There are two parks nearby that are child friendly. One is less than a minutes walk. There are beautiful walks along the canal less than two minutes walk. Wonderful in the morning sun or at night. There is also a canal boat café to have a coffee. There is a great little coffee shop to have breakfast called the Piece Box. up by Polwarth Gardens by the mini roundabout.

Children
I have children myself and they are welcome although it would be best to bring a travel cot for the young. It is safe for them.

Hotwater and heating.
The water heats up overnight to ensure hot water in the morning and the following day. An electric shower provides constant water. Heating is by electric panel heaters although you may need to open the windows as this is a cosy flat!

Parking
Parking is free and is by permit which is supplied to guests at the rear of the building.

Garden areas
There are garden areas to the rear of the property.

Great place and good location

It’s a great place and the owner is fantastic. We had a little bit of an issue with our travel plans and he was really understanding and helpful. In addition even before our arrival he sent us helpful information about the area, as well as recommendations about things to see and places to eat. Can’t compliment him and the place enough.

Lovely flat – super clean

We were very satisfied with the apartment, it was well organized and very clean which we really appreciated. The area is quiet and close to buses and supermarkets. Bus to airport is 3 minutes walk away. You can walk to center of Edinburgh and if you take a walk the along the canal you wouldn’t believe you’re in a big city. Great flat, great city, friendly and helpful host. Thanks for renting us the apartment.

This is a really great flat with a very helpful owner. The flat is clean & well equipped. Location is good, easy walk along canal into city centre and plenty of local amenities. We felt perfectly safe in the location. Instructions provided by the owner were very clear. The owner shows care and interest in making sure your stay is great! I highly recommend this property.

Clean and tidy in a very nice neighborhood

Derek was great to work with. The home was very clean and well kept. The building is generally very quiet, just a little bit of noise from the children upstairs. The neighborhood is very nice, a park is one block away and the canal (with walking path) on the far side of the park. Several bus stops are within a 5 minute walk and let you go pretty much anywhere. Downtown is only about a 30 minute walk though so you don't really need the buses if you don't mind walking. Private off-street parking is available if you have a car. The kitchen is well equipped with the basics and groceries are available within a 10 minute walk. There were a couple of minor issues but we would certainly consider staying there again.

Derek the host was fantastic couldn't do enough for you we stayed 11 nights, I travel all over the UK this place is by far the best I've stayed free parking, take aways just round the corner corner shop 2 mins walk, a nice 25 min walk into the city. Really good location to stay I had 11 nights good sleep. Well done Derek if I come back to Edinburgh I'll be giving you a call many Thanks

Great space!

This flat is well-sized and equipped for a weeklong stay in Edinburgh. It's about a 20 minute walk from the major tourist section, but the neighborhood is nice and we didn't mind the walk at all. As a bonus, it is right off a nice bike path -- ideal for running or for a way to get into the heart of the city without taking major roads. The flat itself was clean and comfortable. I'd definitely recommend it!

Excellent place to stay while visiting Edinburgh

We stayed here for 3 nights at the start of our trip to Scotland. Derek provided great communication prior to our arrival and left a packet of very useful information on what to do in Edinburgh and where to eat. The apartment was very clean and the building very quiet. Plenty of restaurants in short walking distance. Getting to the city centre is a piece of cake. There are several bus routes stopping nearby. Our family of 4, with 2 young kids, just bought a day pass and hopped on the city busses. In 20 min we were in the city centre walking! This apartment is a great choice if you're visiting the area. You can't go wrong with it and the price doesn't break your wallet. One last comment. There's a parking spot behind the building if you have a car. We did and it was nice not parking it on the street. We didn't drive in Edinburgh (used busses), but had a car for the next leg of our journey up to Inverness.

Fantastic Apartment

What a great place to stay, I thoroughly enjoyed it and would recommend it for anyone visiting Edinburgh. The apartment itself was well equipped and comfortable. Communication with Derek was fantastic he answered all my questions not that i had much as he had covered loads of information and details prior to our stay which was great as we keep referring back all his information for recommendations, also very accommodating as we needed as early check in. Location for us was perfect we walked the canal walk most of the time the bus was £1.60 or a taxi is £7 but the walk into town is lovely.  I was very pleased with my stay  thanks to Derek

Great stay in Edinburgh

We really enjoyed staying at this place. The location was perfect for my family that enjoys walking. It was on a quiet street but easily walkable to town. When we didn't feel like walking, the bus 35 was right by the apt. Same bus that runs service from the airport so very easy arrival and departure. The apartment was clean and just as described. Derek was a wonderful host providing many recommendations and was easy to reach for questions. I would definitely recommend. This had nothing to do with the apt but regarding food, we found that some restaurants can't have kids inside after 8pm because of the alcohol license they have. Just a caution for those with kids to call ahead. We felt slightly rushed as we got there at 7 and my husband couldn't stay longer to enjoy a second beer.

L'appartamento è comodo per/da aeroporto con bus no.35 (impiega piùtempo ma più economico). Comodo anche per raggiungere il centro con varie linee ma anche a piedi (15min.). Al nostro arrivo con pioggia il proprietario sig. Derek ci ha fatto trovare il riscaldamento acceso, ci ha dato molte indicazioni sulla città e ci ha prenotato la cena al pub vicino a casa (h.21.00). appartamento funzionale, pulito e ampio. Lo consiglierei senza dubbi ed in caso tornassi ad Edimburgo, ritornerei volentieri.

Es un apartamento muy agradable. Bien amueblado. Todo el mobiliario y la cocina están en perfecto estado.La recogida de llaves sin problemas, el propietario te facilita un sistema para la recogida de llaves a cualquier hora. El propietario es muy amable y atento. Tuvo un bonito detalle de bienvenida. En el apartamento tiene una carpeta donde te explica todo lo que necesitas saber sobre el apartamento y los electrodomésticos. Tiene cerca un centro comercial y un supermercado de tamaño medio. Cerca de sitios para comer o cenar. Esta a 20 minutos andando del centro, pero al lado de varias lineas de autobuses. Nosotros también utilizamos el taxi por 6 libras, mismo precio que el autobús para 4 personas. Zona muy tranquila. Si vas en coche existe detrás del apartamento un aparcamiento muy grande.

Enjoyable Weekend break in Edinburgh

Great location with free parking and wi fi. We found everything we needed in the apartment. It was warm, comfortable, clean and tidy. It's only 25min easy walk into the city centre. Derek, the owner, had also suggested another more scenic route along the canal. He was very helpful and answered all our questions such as best places to eat and transport etc and was flexible with check in times! We loved Edinburgh and will definitely be visiting again and would recommend this apartment.

Derek was very helpful with all our enquires. The apartment was very clean, well equipped with everything we need for a very comfortable stay. The apartment was very quiet and not too far for getting a bus or as we liked to walk we had a beautiful walk into town along the canal.

Great to visit Edimburgh

Derek has been a grest guest. We have travelled to Edinburg the whole family: 2 adults and 2 kids. We found Derek's place a very clean and comfortable place to stay during 4 nights. It's about 25 min walking to the center but, if you want to pick up a bus it's just 3 minutes walking from the apartment. Derek has been asking and recommending us places to visit and eat. If we come back to Edinburg we have a really good option to stay again. Well communicated from the airport , bus line 35. Una gran experiencia! Hi I work in Edinburgh and just have had a little boy who was born on the 28th July 2015 so am very much the proud Dad. I live very close to the apartment only 5 mins away. I am lucky enough to have travelled a lot with my job. I have stayed in some fantastic places and equally some not so fantastic places. While I don't have the budget of the Hilton Group I believe that all places should be clean. I have removed clutter to allow guests to feel at home. I am always trying to improve the experience and if there are obvious things missing in my apartment please let me know. I recently replaced the shower screen and hob because they were looking a little tired. In terms of interests I like to keep fit and to walk along the canal near the apartment of an evening or on my way to work in the morning. I also like rock music and electric guitars a passion my partner does not share!

Why they chose this property

Get a good nights sleep with blackout curtains and benefit being on a quiet street. Safety is my main concern and this property conforms to the much tougher regulations for longer term letting for fire and smoke alarms and electrical safety. The property is also double glazed and has cavity wall insulation so it is very warm and cosy. I believe in a clean clutter free environment and this is what I want to share with guests. There are fantastic amenities and beautiful walks nearby. There is a gym, cinema, shops, Starbucks, restaurants, bars and soft play all within a 7 minute walk. The nearest bus stop is 2 minutes away. (You dont need a car). The train station is within walking distance. I have had guests stay before from other websites and all have given me very high scores and all liked the presentation of the apartment, it's cleanliness, cosines and functionality.

What makes this property unique

For me it was the location that attracted me. There are fantastic and beautiful walks along the canal where you can hire a boat and have a coffee on a canal boat. Walk along the canal into town. It is only 20 mins walk to Princes street or the Royal Mile or access anywhere from a number of bus stops nearby. Get away from the noise, the traffic and other tourists when you have had enough and yet be close enough to town. For me it was perfect and I loved staying there and still live in the area. That is why I still own it and still get a good feeling and fond memories of living there when doing my property checks.
