Cliffton Villa is split over 4 floors with views of the sea from the upper floors. The lower ground floor has one large double bedroom with an additional double sofa bed, large TV room with double sofa bed, utility room and generously proportioned bathroom. The ground floor holds one large reception room, with a double sofa bed, kitchen, and dining room. The1st floor holds 2 double bedrooms and 2 bathrooms, some with views of the sea; the 2nd floor holds one bedroom with 2 single beds. Recently redecorated and fitted with new appliances. The property is perfect for multiple large family groups, with patio and BBQ area as well as a spacious garden. It is perfect for families with children, well stocked with DVD's and games and just a few minutes walk to the beach. Well-behaved pets can be accommodated providing they remain in lower ground and ground floors. Located on a quiet but central street, it is minutes walk from a large range of restaurants, bars and shops, plus many additional activities from water-sports to music and entertainment. There are year-round festivals, from the famous folk festival in the summer to the increasingly popular food fairs during winter months. Garage space is available for storage of bikes, surf boards, wetsuits , kayaks, fishing tackle and beach paraphernalia.

This is a great property spread over 4 floors, well appointed to handle large families of all ages, great outdoor garden area and area for BBQ; with good assistance from the owners/managers when needed if you have specific requirements. Stayed here several times and keep coming back!
We had a wonderful time at this property. The host was extremely helpful and the facilities at the property are even better than the listing photos. There was plenty of space to accommodate our whole family and the property was warm, cosy and really comfortable. The location is phenomenal, just a short 5 minute walk into beautiful Broadstairs. Thanks so much to our host, would highly recommend!

When we checked in and allocated bedrooms we found that we were short of one set of bedding linen and there was no kettle in the kitchen. We contacted the management and they brought us bedding within a short time. The kettle was with a neighbour who returned it to us with a set of keys. The house was clean and well equipped. However, the basement section smelt of damp, the bedroom blinds in the basement would not open and the blinds in the rear bedroom on the first floor would not close. We were also unable to open some windows for air. When we looked in storage cupboards there were duvets and pillows just shoved in rather than folded and neatly stacked. There is a garage area to the side with bins which was strewn with litter. On site parking was not possible despite listing. Overall, the house is spacious and in an excellent location.
Lovely house but needs few finishing touches.
1.Some internal doors don't close properly. Several holes & cracks in doors require wood filler.
2. Door to lower floor needs a door handle & stairs need hand rail.
3. Stairs to upper floor - seriously? Did this meet planning regs for a bedroom?
4. Front of building- steps could do with hand rail as a bit steep.
5. Parking is a nightmare !!!
I would not recommend to elderly or disabled people but for a family , especially in summer, this could be ideal.
We liked Cliffton Villa a lot, staying during the May half term, with 6 adults, children aged 9,6, nearly 3, and 7 months. The house was an excellent size for us all, and on arrival, after the older children had excitedly explored, the verdict from the 6 year old was 'bestest house ever!'
The older two slept in the attic bedroom, which they absolutely loved, and the younger two slept in their parents' room on the lower ground floor, one on the futon, and the baby in the travel cot which we brought.
The beds were comfortable and the rooms were spacious.
We greatly appreciated all the books, toys and games, something for everyone, and there was space outside for the children to run around. Some of the garden furniture was quite rusty, but we didn't mind that.
The location was very good, in a quiet road, not far to walk to the beach( lovely sand) and the town, with restaurants etc. There are further spectacular beaches with chalk cliffs, to explore too.
We parked in the road outside, although it's narrow, but our cars are old, so we wouldn't have minded the odd scrape, which didn't happen. Some of our party came by train, it's not too far to walk to the train station.
The owner and the housekeeping manager were both helpful answering queries.
Broadstairs is an interesting little town and we were pleased with our choice, thank you !
The outside of the house is a little run down but inside the house was clean and bright. The bedroom on the top floor is ideal for children. Great selection of books and children’s games.
There were seven adults and one child in our party and we enjoyed our stay.
It would have been handy to have had a folder of instructions for heating water and dates of refuse collection etc.
Large nicely appointed house. Nice little "welcome" selection of food and drink.
Accessing the key safe is difficult, it being in an awkward low location, overgreen with foliage.
Basement bed seemed a little rickety but held out. Basement shower room - please note the pull cord for the shower is redundant.
Attic level bedroom access requires users to be fairly nimble to negotiate the stairs.
Lovely garden, but the wrought iron style chairs and table are well past their best.
Barbeque currently not fit for use as it is overgrown with foliage.
There is a small driveway at the front, so if you have a small car, you'll be fine. Anything larger and you may end up parking in a side road, because the road is narrow outside the house.
We didn't find the key for the garage, which description says could be used for storage.
Overall still a nice place in a nice location.
A pleasant property in a peaceful and convenient location
Generally this is a nice property in a good location that is a very short walk to the height street and beach. Perfect for a family holiday.
The road is quiet, pleasant and not too busy with traffic or pedestrians.
Thoroughly enjoyed staying in this multi layered property for half term. Very close to centre of broadstairs. Obviously it’s an older property but we loved it’s characteristics and had a great stay with good help from the owner on a last min booking. A great holiday.

Very disappointing, tired and even worse not clean!!
The property has the potential to be amazing and I am sure it once was, however it is tired and even worse was dirty upon arrival. With the exception of a light clean there was no evidence that there had been any maintenance carried out to this property for sometime. The condition of one of the toilet seats was appalling and both toilets had not been cleaned showing urine and hair around the pan. There clearly was no enhanced Covid cleaning going on here! The Garden had not been maintained and was fully overgrown, somewhere under the growth was a bbq! The master bedroom had no mattress protector on it, the kettle had not been cleaned and a dustpan and brush with crumbs and food left under the sink. You could hardly see out of the windows and whilst I appreciate that this property is by the sea there is no way they had been cleaned in the last year. All of our concerns were addressed during our stay but it did mean that we were continually interrupted with numerous trades and then gardeners everyday for the duration carrying out major work. This meant that we could not enjoy the garden and our dog had nowhere to go during the day. The owner was very helpful and pleasant however there is a lack of understanding at how these events affected our holiday. I really hope that lessons will be learnt from this bad experience. To blame Covid is no excuse, we stayed in places immediately after and the standards were exceptional for a fraction of the price.

Spacious family home
Clifton Villa is a lovely property, although it is in need of some TLC, particularly in terms of the garden and the lower ground floor. We had a good stay overall and both the property manager and the owner were very responsive.
Lovely character and spacious,property could do with a refresh,mattresses on beds in lower floor and smaller first floor rooms very tired not comfortable at all.
This was our second year at the property. Ideal for large and extended families. All facilities you need, great communications from the host, great location. All very clean and tidy on arrival. Highly recommended.
We enjoyed our stay here, only a 10 minute walk to the beach and shops. Our dog loved the garden space. We also loved having the downstairs living area as one of our party members has Dementia, so was nice she could retreat to her own living room when it got too much with the rest of us. Would suggest maybe getting a little fridge and kettle for the utilities room, just saves us lazy legs from trotting upstairs to make a cuppa.
Everything we needed was in the house. The only couple of criticisms were the BBQ in the garden was a bit overgrown and needed a bit of a clear up around it.
The other was the beds which were very uncomfortable for two people, one especially down stairs had such a thin mattress that you could feel the metal bars under it!
The kitchen and dining area is really at capacity with 10 people.
Otherwise despite a bad weather week we all had a good time.

Mid week break
The property was clean and comfortable but was generally in need of some TLC the key security box was difficult to access in the rain with the proximity of bushes making it more difficult and the narrow road was quite dangerous two cars were damaged while we were there and others mounted the pavement while we were walking to town.the barbecue and garden furniture although not used by us need replacing. The upstairs bathrooms could do with shower rails and curtains and some shelving to place toiletries on.

Good place for a family holiday
There were 10 of us - 6 adults and 4 children - and there was plenty of space for us all. The beach was 5 minutes away, or a bit longer with a 3 year old, and so was the town. We explored other nearby beaches, always on the lookout for fossils and enjoyed the Spitfire museum nearby. The only downside for us was the lack of wifi. It came on briefly on a couple of occasions, but we were in effect without it for the entire week. This was particularly inconvenient as one of our party needed it for work. Apart from that we would all love to return.
