About this property
Storybook cottage on Leesburg's most historic block — walk to everything
Stay on the most storied block in Historic Leesburg. This 100-year-old cottage — once the neighborhood candy store — sits two doors from the house where Robert E. Lee held his 1862 war council and across from Leesburg's famously haunted Eliza House. History buffs, this is your front door. Inside, the cottage is fully renovated and sparkling clean: a full kitchen, two queen bedrooms, fast Wi-Fi, and a charming side porch and patio made for morning coffee or an evening glass of Virginia wine. Covered carport parking plus a dedicated second spot — a rarity downtown. Step outside and you're two blocks from the Courthouse and inside Leesburg's walkable historic district: acclaimed restaurants, wine bars, boutique shops, the W&OD Trail, and the October ghost tours that stop right on our street. Loudoun's wine country and Morven Park are minutes away; Dulles is 30 minutes. We're local, responsive, and serious about spotless turnovers. Come experience Leesburg like a neighbor.

Spotless and super comfortable—exactly what we needed. We loved our quick weekend getaway here. The location is fantastic, just steps from downtown Leesburg’s charming shops, restaurants, and everything else. Highly recommend!
What a beautiful little cottage. Great location! The kitchen was stocked with everything needed. The beds were comfortable and the total space cozy. Communications with the owner were clear and precise. We will definitely stay here again on our next trip to Northern VA.
This cottage is very charming! Location is in walking distance to many eateries and shops. Host stayed in touch and promptly answered any questions we had. Looking forward to staying again in the near future!
This is a great property! It is clean and inviting. The location is perfect for walking to so many shops and cafes. We didn't do much cooking but the kitchen met our needs. The beds were super comfy! We hope to stay again.
Absolutely lovely cottage! I was in town for a horse show, so I didn't spend a lot of time there, but I really appreciated the comfy bed and well- socked kitchen
This little cottage was a perfect space and great location for our weeks visit. So comfortable, cozy and clean. Unique, boutiqes, shops and cafes just few minutes walk in historic downtown. We would definitely stay here again, as well as recommend to others.
Clean comfortable fully stocked within walking distance to everything Leesburg has to offer -a GREAT place to stay ... beds were so comfy and so was the sofa definitely would stay again ... totally loved it!!
Great little spot in Leesburg, easily accessible to all the shops downtown. Everything was as advertised, it was just a little loud being on King St first thing in the morning. I would definitely stay here again!
My husband, mother and I had a great stay at the Cottage on King. It’s tiny but we loved it. It’s beautifully decorated and you can’t get much better in terms of location. There were plenty of towels and other amenities to make for a comfortable stay. The beds and pillows were comfortable- not amazing but slept fairly well. You can hear the traffic but it didn’t bother us.
This charming cottage was exactly as described, and it was exactly what I needed. Prior to staying here, I would stay at one of the hotels in Leesburg. Never again. It was so nice to walk around the historic district, have dinner, window shop and return to this beautiful cottage. I would recommend this cottage over any place I've. stayed.
This cottage is in perfect walking distance to quaint downtown Leesburg, with its variety of wonderful restaurants & shops. However, it is right on a main road, with no fenced in yard, so Pups must be on- leash.
Our stay in the Leesburg cottage exceeded our expectations. Kyle and Regan were very responsive and their home was clean and wonderfully decorated. The location was in walking distance to restaurants and shops. We will return to stay again!
Cottage on King is amazing! It is very charming and you cannot beat the location. The property was very clean and well maintained. The decor matches the vibe of the cottage and town. Kyle was very prompt with responses and super kind. I am looking forward to staying there again in the future.
Adorable cottage in the perfect location. 2 blocks to restaurants and shops in the downtown area. Very clean and well decorated. Adorable kitchen area and also has laundry. We sat on the front porch to watch the Christmas parade and it was a great viewing spot!

About the host
Hosted by Kyle Hall
Welcome, friends — I'm Kyle, and I'm so glad you're here. I'm an entrepreneur who's spent the last decade building brands, but hosting is the work I find most rewarding: there's nothing like handing someone the keys to a place you've poured care into. I've never met a stranger, I'm nearby and quick to respond, and my only real goal is that you walk in, exhale, and feel at home. The Cottage on King is a special little place on a genuinely remarkable block — I can't wait for you to experience it. Cheers!
Why they chose this property
The block chose me. This stretch of North King Street is one of the most storied in Virginia — the cottage sits two doors from a home where a Civil War council shaped American history, across from Leesburg's most famously haunted house, and a short stroll from where the Declaration of Independence was once hidden for safekeeping. But day to day, it's simpler than that: you can walk out the front door to morning coffee, browse boutiques all afternoon, and end the night at a wine bar without ever moving your car. Historic charm with everything at your doorstep — that combination is rare, and I knew it the first time I walked the street.
What makes this property unique
The cottage has lived more lives than most homes get: it's been a dance studio and the neighborhood grocery and candy store, and it's remembered as the only shop in the area to extend credit to the Black community during segregation. Today it's fully renovated — modern comforts, hotel-grade cleanliness, fast Wi-Fi — but the character is original, and the framed history inside tells the whole story of the house and its remarkable neighbors. Add covered parking (a true luxury downtown) and a walk-to-everything location, and it's not just a place to stay in Leesburg — it's a piece of it.
