Clad in recycled timber and framed by soaring ceilings, the open plan layout feels serene and gallery like, with natural light pouring through expansive windows. Every room captures panoramic bushland views, creating a peaceful retreat perfectly in tune with its surroundings.

Designed for larger groups and families, the home comfortably sleeps up to 14 guests across five well-appointed bedrooms. The master bedroom includes a queen bed and air conditioning, while the additional rooms offer a mix of single beds, bunk beds, and a triple bunk. The fifth bedroom includes one triple bunk (double + single) as well as one separate single bed, making it ideal for children, multiple families, or group stays. Underfloor heating throughout ensures warmth and comfort year-round.

The living area is designed for both relaxation and connection, featuring two large lounge suites, a high-tech projector with an electric roll-down screen for memorable movie nights, an 8-seater dining table, and a selection of books and board games. Ceiling fans in the living and dining spaces add to the sense of easy comfort.

The fully equipped kitchen includes everything you need to prepare meals, from an oven and electric stovetop to a dishwasher, coffee machine, toaster, kettle, and full set of utensils and cutlery. The home also features 2.5 beautifully designed bathrooms, including a luxurious Japanese wooden soaking tub, a double walk-in shower, and a convenient powder room.

Outdoors, the property continues to impress. A dedicated yoga and meditation platform sits quietly among the trees, offering a peaceful space to unwind. Guests can enjoy a cosy winter evening around the firepit or make the most of the year round BBQ for relaxed outdoor meals. A private bush trail leads directly behind the property to Wentworth Falls, while iconic Blue Mountains attractions such as Lincoln’s Rock, Scenic World, Katoomba Falls, and the Three Sisters are all within easy reach.

BBQs: Guests are welcome to use on-site BBQs where provided. All safety guidelines must be followed, including supervising children and ensuring the BBQ is turned off after use. BBQs must be cleaned thoroughly after use; failure to do so will incur additional cleaning charges. Any damage resulting from misuse will be billed to the guest.

Fireplaces & Firewood: Where fireplaces and outdoor fire pits are advertised, they are only available in winter and subject to local fire restrictions; some properties provide a starter pack of firewood, while others do not, so guests must review their check-in details to confirm what is supplied and ensure fires are fully extinguished and the area left clean after use.

Reservations up to 27 nights:
Cancellations made less than 60 days before check-in will forfeit 100% of the booking value.

Long Stays (28 nights or more):
Within 48 hours of booking creation: Full refund.
After 48 hours of booking creation: No refund of any fees paid.

Guest Registration & Verification: All guests must complete electronic guest registration prior to arrival, including valid photo ID (Driver’s Licence or Passport), credit/debit card details, and a list of all guests with current mobile numbers. These documents are securely stored with industry-standard encryption and automatically deleted 14 days after check-out, in line with PCI compliance, and access codes are only issued to registered and verified guests. Any reservation made within 5 days of arrival requires a photo of a credit card in the same full name as the primary guest, matching the provided ID. If the names do not match, the booking will be cancelled and funds returned. This policy is in place to protect our guests, our property owners, and the community.

Pre-Authorisation / Security Deposit: A security bond or pre-authorisation will be required to cover accidental damage, breakages, or extra cleaning costs. Guests will be notified of the amount and method of payment prior to arrival. Any claims for damages will be documented and communicated clearly.

Noise & No-Party Policy: All of our properties are located in residential areas and are subject to strict local noise regulations. Noise that can be heard outside the property between 10:00 PM and 8:00 AM is strictly prohibited. Parties, events, and large gatherings are not permitted under any circumstances. Breaches of this policy may result in immediate eviction, forfeiture of your bond, and additional charges.

Complimentary WiFi is provided by the property owner for guest use. As this connection is managed by a third-party provider, AirKeeper cannot guarantee speed or reliability and does not offer compensation for any service interruptions. AirKeeper will provide troubleshooting assistance to guests where possible but cannot be held liable for reception or signal issues beyond our control.

Linen, Towels & Amenities: Guests receive a full set of bed linen and one bath towel; pool, lake, and beach towels are not provided. Extra towels or linen can be requested 7 days prior, possibly with a charge. A basic bathroom and kitchen starter pack is supplied, but guests should bring additional items as needed for their stay.


Departure Responsibilities: Upon departure, all properties must be returned in a clean condition. While a general clean is included in your rental, excess cleaning charges will apply for items such as dirty dishes, stained linen, food or drink spills, BBQ cleaning, or rubbish not disposed of in outside bins. If bin night occurs during your stay, please ensure the bins are placed on the curb as instructed in your pre-arrival email; failure to do so may incur tipping fees. Any additional cleaning or disposal charges will be communicated and deducted from your security bond.
