Judge James Betts house was built in 1904 on former limestone quarry lands used for cement manufacture for construction of the Brooklyn Bridge. Kingston began as a historic Dutch settlement in the early 1600s, and was New York State's first capital, which the British promptly burned down (1777). Many pre-revolutionary war stone buildings have been restored, including NY's first Senate House. This brick home has 4500 square feet of high-ceiling, oversize rooms and three separate outdoor spaces for dining, games, enjoying sunsets, and sunbathing. Lawns for badminton and croquet. BBQ and fire pit. Four bedrooms sleep up to 8 adults. All bedrooms have individually controlled central a/c. 6. Judge James Betts House, 1903
Given prominence by its raised site, the Betts house stands out as striving to project an aura of dignity through its use of Colonial or Georgian Revival forms. The symmetrical, five-bay facade of red brick, with white quoins and gambrel roof dormers and Palladian window of the second story, betray the circa 1900 date of the design.
The property was purchased in 1901 by James Betts from Luke Noone, owner of the nearby quarry and Italian villa whose style was wholly outmoded by 1904. Betts was a prominent Democrat and State Supreme Court judge. Governor Alfred E. Smith spent a 'social hour' at the Betts house on September 18th, 1920, after laying the cornerstone of the Roundout Creek Bridge.

We had an incredible stay at the mansion on the hill! Don and Marco were very responsive and shared so much information about their beautiful property ahead of our trip. The home is beyond stunning- filled with incredible decor and thoughtful touches that made us feel right at home. It was also walking distance to downtown Kingston. We highly recommend staying here for a wonderful trip!
Great stay, the house is beautiful and it has all the amenities you'd hope for. It definitely lives up to the pictures and online description. Nice lotions/ soaps, many comfy spaces to hang out, amazing three season room, etc. I'd definitely stay here again.

Amazing, Beautiful Property - Perfect for the Family
This property is beyond a stay - it is an experience. My family from all over reunited and stayed here - could not have had a better experience. You immediately feel at home walking through the doors. The decor is magnificent and attention to detail is impressive. Comfortable beds and linens, welcoming rooms - especially the kitchen! Only place I would stay or recommend.
I cannot say enough good things about this house. It's gorgeous; the hosts are extremely helpful and hospitable; and they have thought of every detail. We only stayed a short time, but were able to both relax at home, and walk to all that Kingston has to offer. I hope to be able book again for a longer amount of time.
Wonderful home, very spacious and absoulutley spotless. Beautiful and well manicured grounds. This home is lovingly cared for and beautifully furnished. 5 min to main street area with lots of shops and restaurants. Just a quick 20 min drive over the river to towns on the other side. Highly recommend this property.

As a group of friends and knitters, we travel often. We’ve been coming to this area and renting houses of different sizes for 12 years now, and this one might be our favorite. Lovely spaces, thoughtful touches like coffee in the kitchen and warm blankets for the porch, comfy beds and lots of places to sit and gather. Our entire experience was magical. Every single expectation was exceeded. The home is exquisite, with endless chic, comfortable, colorful spaces. We created a complete Thanksgiving feast in the beautiful kitchen and even used fresh sage and thyme from the garden. Thank you Don and Marco for making us feel so cared for and welcome. This beautiful Georgian style historic house was a wonderful place to enjoy the company of our family. There was plenty of room, with living space on the first floor and bedrooms upstairs. Each bedroom had its own a/c. Full kitchen and laundry room is available. Wonderful outdoor porches and enclosed solarium were places that the family could gather and relax. The garden and yard is well manicured and peaceful. This house is perched high on a hill and is very close to historic Kingston and close to the Strand. It is nearby hiking in the Catskill mountains. In summary, we loved this home in the beautiful Hudson Valley!
This gorgeous house was perfection start to finish. The host graciously gave us a house tour, which our group really appreciated. The house is set up with so many thoughtful touches, like towel racks in every room, reading material sprinkled throughout and a well-stocked kitchen with manuals. A+ for the hospitality and communication with the host, Don was a delight and fixed a problem with the heat super fast before we even knew it was an issue. Would definitely stay here in the future and want to come back! The photos really don't do the house justice, it's really really beautiful. Thanks, Don!

Don's beautiful home was lovelier than the photos capture. 8 adults (4 couples) had ample space to hang out collectively. There is also plenty of space to be able to spread out for some quiet time. The veranda and greenhouse were perfect for getting outdoor time on a rainy day.
One big highlight for our group was how well prepared the home was for guests. We brought our own supplies such as cleaning wipes, spices, pans, extra towels, bug spray, etc., but all were found in the home. (I've stayed in a place that literally only had salt & pepper available so this was truly a treat!)
The location is great and can easily walk to the downtown area. The weekend farmers market was fun to explore as well.
This is a home I would gladly stay in again!

This house is beautiful in its photos. It's breathtaking in person. The rooms are grand, yet not stuffy in the least. From the minute you walk through the door, you feel a sense of comfort and peace. The kitchen is very well stocked and thoughtfully arranged. The sheets are high quality. The beds couldn't be more comfortable. And it's not just the big things - it's the little things too -thoughtful extras - a container of lavender spray on the mantel in the master bedroom. The whimsy of a penguin painting in the blue room. Everything is well-maintained. And the library! I kept wishing it would rain so I could spend a day in that
chic and wonderful room. Don and Marco are charming, caring, responsive and kind. We ended every day saying "I don't want to leave." Thank you, Don and Marco. What a treat!

My husband & I, and our daughter and son-in-law stayed at this beautiful house for 5 days. The pictures are accurate-- it's so lovely! The living spaces are beautiful-- and there are plenty of them-- a living room, tv room, library, sunroom, mezzanine, front porch, patio, deck, not to mention that all bedrooms had a chair and/or sofa and desk. Enough spaces for people to get some alone/quiet time if they prefer, but rooms big enough to gather a bunch, if everyone wants to be together. There are a working fireplace and a grand piano which was fun. The kitchen and kitchen appliances are very nice-- a great space in which to cook, with a small cozy kitchen table. There is also a large dining room and dining table for bigger gatherings. The bathrooms have not been updated yet, so they are sort of 70's-era decor, but they are still perfectly functional and serve their purpose! The sheets, towels, pillows, etc were all very nice. There was plenty of paper products (napkins, paper towels, tissues, toilet paper, etc.), which in my experience is not always the case, and was appreciated! Don was very responsive to any questions we had and even provided us with printed information about the house as well as the area-- shopping, dining, tourist info, etc. Angela, the property manager, met us upon arrival and gave us a quick tour, and then checked in the next morning to make sure we were settling in ok. Don stopped by and introduced himself just before we left. I really cannot say enough good things about this property...It was a wonderful stay!
Great house! Plenty of space, gorgeous inside and out. Marco was onsite to greet us and point out all the amenities. Room to sit and visit or eat together. We had a great week!
This was a wonderful experience despite the fact that we were gathering to bury a loved one. The welcome that we recieved was warm and very helpful. The house is spectacular..beautifully styled with an ecletic mix of art and furniture, yet very comfortable. It was the perfect setting for our memorial gathering with plenty of rooms for people to sit and talk and lovely out door spaces to enjoy the early fall weather. The beds were so comfortable with the most fantastic sheets..we all got great sleep. We highly reccomend this to all who are looking for a special place to gather with family and friends. The only negative is that there are quite a few stairs and there is no first floor bedroom. I use a walker and I made it work because its such a special place.
