But you'll want to LIVE outdoors in the resort-style backyard living area - with a heated pool and adjacent sunken spa that are designed for lounging, an outdoor BBQ kitchen with dining areas, deep-seating lounge chairs, an outdoor TV and stereo speaker. Keep the chef company from the pool or sauna as your meal is prepared in the outdoor kitchen, which includes a BBQ grill, sink, and refrigerated beverage drawers.
🐺ONE WITH NATURE
Jaws will drop from the gorgeous mountain views along the 2 mile journey on Golden Eagle Blvd to and from the lovely town center of Fountain Hills. The home is tucked in the foothills of Mount McDowell mountain range in a quiet, upscale neighborhood. in the evening, spark up the outdoor gas Kiva fireplace (no propane tanks to hassle with) and listen to the coyote calls bounce off the mountain range walls. In the morning, watch the sunrise and listen to a new set of wildlife celebrate the day.
🏠THE LAYOUT
While "togetherness" is what makes special trips special, everyone needs their private space from time to time. This home is perfect for a small family or to include the Aunts, Uncles, and Grands! With open concept living area that leads to the outdoor mecca, each of the three bedrooms are located quite separately from the other. And each with their own TV, there's plenty of space to retreat from the crowd. The master (King) suites opens to the back yard mecca and features a romantic (candles only) fireplace, double sink en-suit bathroom, and a massive walk-in closet. The Queen en-suite opens to the other end of the backyard mecca. And the "kids room" offers two bunk beds, each with a queen bottom and a twin top bunk.
👨🍳GOURMET KITCHEN
Enjoy the recently remodeled gourmet kitchen complete with the latest appliances, commercial gas stove (hard to find in Fountain Hills!) , double ovens, coffee/wine center with built in wine fridge and additional refrigerated beverage drawers. Under a take-one, leave-one policy, you're assured to have most of the kitchen supplies you'd hate to buy for a short term stay, including foils, wraps, spices, etc.
💻WORK STATION
All play and no work is not always possible, which is why one of the master suites includes a work desk complete
with dual monitors and a universal docking station to connect your laptop via USB-C for ultimate work-from-home
productivity - Although you'll probably want to "work" poolside!

It's OPEN concept, with the kitchen flowing into the main dining are and then into the living area. The beautiful round dining room table accommodates 8 people comfortably (and 2 comfy bar stools at the kitchen counter). In the living area, you'll find a plush reclining sofa, a leather recliner, floor pillows/mats for a movie crowd, and a flat screen tv with streaming services.

Pool heating is via Propane, which is very expensive. The pool must be heated on all consecutive days of the reservation with the exception of weekly or longer rentals. Please advise of pool heating request at time of booking.
- Hot Tub/Spa (inground - connected to the pool) - no extra charge. Heated to 100 degrees and continuously filtered through the pool system, so no issues with yucky stuff!
- Gas Fire Pit (centrally propane connected - no propane tanks to deal with)

🚦BOOKING POLICIES AND HOUSE RULES
1. A rental agreement is required. By proceeding with this booking you give permission to the property manager to verify your (and all guests over 18 years of age) identity and check criminal databases in accordance with all local regulations to confirm the reservation. Verification may require uploading a valid ID, Drivers License, or Passport, along with a self photo of the primary reservation holder. Confirmed reservations are conditional and may be cancelled pending verification results.
2. A $500 security deposit in the form of a credit card “hold” is required. The “hold” occurs one day prior to check-in and is released 3 days after check-out. We have never kept any portion of any guests’ security deposit - our guests are fantastic! - but a security deposit helps to ensure our guests treat our properties with as much TLC as we do!
3. ~Stays by MC~ pride ourselves for being easy to work with! Check-in is at 4pm. Check-out time is any time before 10am. We'll make every effort to accommodate expanded check-in/out hours, depending on the booking calendar and cleaning schedule.
4. We envision you having a fantastic time with plenty of poolside chats and laughter - but parties, events, or excessive noise are not allowed. Please be respectful of our neighbors and observe quiet hours from 10PM-9AM. The home is located in a residential community and although this is a vacation destination, it's home to our neighbors. As such, we ask that you respect their privacy and maintain a peaceful environment. If you envision late-night laughing, rowdiness, and/or poolside cigar smoking, this property isn't for you.
5. Smoking is not allowed anywhere on the premises. Evidence of smoking will result in a $500 additional remediation fee.
6. Pets are not permitted on the premises without pre-arrival notification and written permission.
7. Guests take full responsibility for any accidents, injuries, or illnesses that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guests recognize that they may personally purchase insurance to protect
themselves in such events.
8. We understand accidents happen, so if there is any accidental or intentional damage caused to the home, please let us know prior to your departure.
9. Guests are prohibited from carrying or otherwise possessing a firearm at any time on property grounds, including carrying firearms in an open or concealed manner, without explicit prior permission. This policy applies to all types of firearms.
10. Occupancy is limited to the number of guests you indicate on your reservation. Any additional guests or visitors must be approved by your host.
