Calm, light-filled, and surrounded by pohutukawa and sea views, the Guest House is designed for easy living. The open-plan kitchen, dining, and lounge flow onto a sun-soaked patio with BBQ, outdoor seating, and space for relaxed meals at any time of the day.
A wood-burning fire keeps things warm in cooler months, and the kitchen is fully equipped for simple cooking and shared meals.
There are three bedrooms and two full bathrooms, two queen rooms and a third with two singles, giving families or groups plenty of space to settle in. It’s a comfortable, welcoming home base with everything you need for a laid-back stay.

The Hilltop House
A short walk up the rise, the Hilltop House sits elevated above the vineyard with sweeping sea views from nearly every room. This spacious, two-level home is designed for gathering, open, bright, and anchored by a large centre-island kitchen perfect for long, shared meals.
Floor-to-ceiling glass fills the living areas with natural light, opening to expansive decks and outdoor entertaining zones. Outside, you’ll find a BBQ, pizza oven, and both indoor and outdoor fireplaces, making this home just as inviting in winter as it is in summer.
The Hilltop House has four large bedrooms, each with its own ensuite bathroom, and finished with soft linens and thoughtful details. There’s plenty of room for families and friends to spread out while still staying connected.

The estate sits within the grounds of Kennedy Point Vineyard, a peaceful coastal setting on Waiheke’s southern edge. A short walk takes you to the vineyard’s cellar door for organic wine tastings overlooking the bay.
Nearby Ostend offers everyday essentials, local shops, and great coffee. Stop by Franco’s Bakery & Deli for fresh pastries or grab a flat white from Island Coffee Roastery.
For long lunches, try Casita Miro for Mediterranean share plates or head to Tantalus Estate and Stonyridge for some of Waiheke’s most celebrated vineyard dining. In the evenings, Three Seven Two at Onetangi Beach and The Courtyard in Oneroa are favourites for relaxed, beautifully cooked meals.
Return home to the quiet of the hilltop, the glow of the fire, the soft sounds of the vineyard below, and the sea stretching out into the dusk.
Getting Around:
The bus stop on Kennedy Point Road is a short walk from the estate, offering an easy link to the Matiatia passenger ferry, Oneroa Village, Palm Beach, and Onetangi Beach. It’s a simple, scenic way to explore, hop on with other holiday makers and spend the day moving between beaches and vineyards.
For independent travel, e-bike and scooter hire is available in Oneroa, and taxis or private drivers operate across the island (though they can be limited during peak times). The estate has ample parking for guests arriving by car.

The property runs on rainwater, so we ask guests to be mindful of usage during their stay.
Minimum stays apply, seven nights from mid-December to mid-January, three nights on holiday weekends, and two nights at all other times.
