Open-plan kitchen, dining and living with wooden ceilings and sliding doors straight out to the deck. The kitchen has good bench space, quality appliances, dishwasher, oven, and a window over the sink that turns the washing-up into a sightseeing exercise. The living room is the heart of it: a wood-burning fireplace, bookshelves stacked with reading material, and that view through the glass. Air conditioning and heating keep it comfortable year-round.
- OUTDOOR AREA -
The deck wraps around the living area and catches the sun all day, sheltered by native trees. Outdoor dining and lounge seating, a BBQ, and the city lights below once the sun goes down.
- PARKING & BIKE STORAGE -
Free off-street parking on site, with additional free parking on the street. There's storage space in the basement garage for bikes and outdoor gear, so the trail bikes don't have to live in the lounge.
Guest Access:
The entire house is yours - all indoor spaces, the deck and the garden. A section of the basement garage is kept for the owner, but you're welcome to use the storage space in there for bikes and gear. Free off-street parking on site. Make yourself at home. 🏡
The Neighborhood:
Tihiotonga is the quiet residential pocket between central Rotorua and the Whakarewarewa Forest, and it is hard to beat as a base for riding. The Waipa car park, the Redwoods trail network and Secret Spot Hot Tubs are seven minutes down the road, and the Rotorua Tree Trust's 20-hectare reserve borders the property directly, so there are walking trails from the boundary. Te Puia and its geysers are five minutes away, the Polynesian Spa and Wai Ariki Hot Springs about ten, and the lakefront restaurants a similar run. It feels a world away from the tourist strip without being far from anything.
Getting Around:
A car is recommended for exploring wider Rotorua, and there's free off-street parking at the house. The Waipa car park for the Redwoods trails is around 7 minutes, Te Puia 5, central Rotorua and the lakefront about 10, and the Skyline Gondola and Luge, Zorb and Canopy Tours roughly 15. Rotorua Airport is 15 minutes, so arrivals and departures are easy.

A lovely homely house, with stunning views across the park and city to the lake. House was warm, beds were comfy, shower was hot! Driveway is very steep but we just parked on the road. It's a quiet, safe neighborhood so that wasn't a problem. Autumn colours in the park next door were incredible!!
