The home comfortably sleeps and dines up to 6 adults,10 all together if children ages 13 and under are included. These limits are enforced 24/7.

Step inside to a bright, open living space. The living room features a large sectional seating six, a 52-inch Smart TV, and a Bose sound system. A fold-out coffee table converts to a full-size table for board games, puzzles, or casual meals, with games available for all ages.

The living area flows into a remodeled kitchen and dining space. Stainless steel appliances, a French-door GE refrigerator with icemaker, and a five-burner gas range make cooking easy, while a well-stocked coffee station suits both early starts and slow Tahoe mornings. The dining table seats eight, and a rollout poker table topper adds fun for game nights. The kitchen opens directly to the backyard.

The first-floor primary bedroom offers a queen bed, 40-inch Smart TV, ensuite bathroom with walk-in shower, dual closets, and workstation with makeup mirror. Direct backyard access makes hot tub soaks easy. The kids' bedroom features a full-over-twin bunk bed plus an additional twin bed, ceiling fan, 40-inch Smart TV, and night lights with built-in chargers. Upstairs, a second living area has a full-size pullout couch, additional clothing storage, and a 40-inch Smart TV, connecting to the third bedroom with a king bed, additional twin bed, workstation, and ample storage.

This home does not have air conditioning.

Located on a quiet, forested street in South Lake Tahoe. Heavenly Mountain Resort is just a mile to the gondola. Beaches like Pope Beach and Kiva Beach are a short drive away. Hiking and bike paths connect to lakeside trails and forest scenery. Stateline offers casinos, restaurants, live music, shopping, and nightlife. Target, Safeway, and Grocery Outlet are a short drive for essentials.

Pets: 1-2 dogs allowed w/pre-approval, additional fee required. No other animals allowed. Bring a crate if you plan to leave a dog unattended. Dogs are not allowed on furniture or in/on beds. Any barking or behavior that bothers neighbors is not allowed. You will be responsible for extra cleaning charges for hair on furniture, pet stains, dog droppings, and any damage caused by dog(s).

Property and Booking Information:
We manage several nearby homes for larger groups. Once confirmed, you'll receive a rental agreement for signature. The home will be stocked with a starter supply of essentials including soaps, paper products, and one set of linens and towels. During winter months, a 4x4 or AWD vehicle is strongly recommended.

Key ordinances include:
• Occupancy and vehicle limits must never be exceeded
• Street parking is prohibited
• Hot tubs and outdoor areas may not be used after 10 p.m.
• Trash must be secured in bear-proof containers (pickup Monday; instructions provided)

No smoking/vaping on the property (inside or outside).
No weddings, events, or bachelor/bachelorette parties.
BBQ's, if provided, may not be available during red flag warnings or extreme winter events.
NoiseAware monitors decibel levels in a privacy-safe way to protect quiet hours. Exterior cameras monitor parking compliance only and no indoor surveillance is used. For stays of 30+ days, contact us for the long-term cancellation policy.
