2 Bedroom +Loft, Sleeps 9*, 2 Full Baths
Welcome to our beautiful, spacious 2 bedroom + loft condo that can comfortably accommodate up to 9 guests. The condo is conveniently located in the Warrior's Mark neighborhood, which is just south of Main Street and just a 10-minute walk. Access to the slopes is easy with the Quicksilver Lift (10-minute walk on a shoveled and paved path) or jump on the Breckenridge Free Ride bus, which stops right across the street from the condo. Guests will also have access to the nearby Columbine Pool and Hot Tubs, which were recently renovated.
The Space:
The entire home (1300 sq ft) is yours for exclusive use.
Upon entry, you will be welcomed with a large open space for unloading your belongings, hanging up jackets and putting away shoes, and storing any equipment you may have.
Up the stairs, you will be met with vaulted ceilings and natural light. The living room is a great space for your group to relax with comfortable furniture and a gas fireplace.
There is a small deck off of the living room with a gas grill. A flat-screen TV with DirecTV and sound bar and shelves with games, books, music & DVDS will relax and entertain you after a busy day of runs, lessons, hikes or jaunts about town.
The pristine, remodeled kitchen with stainless steel appliances contains the equipment you need to whip up a meal or prepare a simple cup of tea or coffee.
Two bedrooms (one with a king bed, the other a queen + twin) await you on the first level, while a loft with two double beds await you on the second level upstairs. (Note that the loft has limited clearance, and you won't be able to walk upright on one side of the loft. The beds are partially tucked underneath this area.)
The upstairs bathroom has a walk-in shower and the downstairs bathroom a tub, both stocked with toiletries and towels. Downstairs you will find a full-sized washer and dryer. You will also find an extra leaf for the dining table.
The amenities included with the condo are excellent. There is one outdoor parking space and in-unit laundry. Lastly, guests will have access to the newly renovated Columbine Pool and Hot Tubs. NOTE: the complex is closed from 10/18-11/12.
Guests will have access to the entire condo, the shared Columbine complex pool and hot tubs, and one parking space (parking permit must be displayed). Guests will receive detailed check-in instructions a few days before their arrival through the booking platforms app or email.
Access to the shared Columbine complex pool is as follows:

Memorial Day - Labor Day (weather permitting)
Opening day of the ski season - the last day of the ski season
The hours of operation for the pool and hot tub are 10:00 AM - 8:00 PM
The Neighborhood:
This property is located in the Warrior's Mark neighborhood just south of Breckenridge's Main Street. The Breckenridge Free Ride bus services the neighborhood with the Grey Route South side, and is the easiest way to access the slopes. The bus stop is right across the street at the entrance of Base 9 Condos. Hiking and mountain biking trails are accessible from the Warrior's Mark neighborhood. Warrior's Mark is known for its quiet, tranquil atmosphere and being near downtown Breck. Guests are able to easily walk to Main Street.
Getting Around:
The Breckenridge Free Ride Bus is the best way to get around town and there is a bus stop right across from the condo and the entrance of Base 9 Condos. Uber/Lyft is also available.
Other Things to Note:
• Amenity limitations — The loft has limited clearance on one side. Guests will not
be able to stand upright on that side.
• Must climb stairs — This is a multi-level condo. There are three set of stairs, one
for each level. From the parking lot to the front door, you must also climb stairs.
• There are security cameras overlooking the parking lot for the safety of our
guests and are not located in the unit.

Responsible Agent: Per Breckenridge town rules, our property has a Responsible Agent, whose chief purpose is to respond to an external complaint submitted to the local government regarding our guests' stay in this unit. If the local government receives a complaint about guests and it contacts the Responsible Agent, you will be charged for the Responsible Agent's response with a cost of a $35 flat fee plus $100 per hour charged in 6-minute increments until the complaint is resolved. You will not be charged if no complaints are received that requires the Responsible Agent's involvement. We've never received any complaints and we're happy our guests help keep it that way!
• Quiet hours are from 10pm - 8am
• Smoking Penalty: $500 + damages
• Pet Penalty: $500 + damages
• Late Check Out Fee: $50/half hour
• 50% of payment is due up front and the rest of payment is due (14) days before arrival.
• A $300 credit card authorization hold will be charged upon confirmation and will be released after 24 hours. A 2nd authorization hold will be charged 5 days before you check out and will be released 2 days after check-out if no damages are found.
• The credit card holder must provide a picture of the back and front of their ID via a secure and encrypted portal upon confirmation for fraud protection.

We both fell in love with Breckenridge and Summit County as it is the perfect combination of everything our family enjoys. We bought a place because this is our ideal place to live if only we could.
