Here is a family friendly vacation homes for your family and friends to enjoy for family reunion, hunting trip or just some time to getaway from it all. Enjoy the amazing wildlife and bird watching any time of year along this quiet part of the river. The spring fed cool and refreshing Frio River is great for hanging out, swimming, fishing, or just hanging out with friends and family. Nearby restaurants, stores, antique shops and museums are fun to explore. Our Frio River vacation homes, book house 1, 2, 3 are perfect to accommodate large or small groups.
Our smoke-free Split-level home is located on two private acres with river frontage in a quiet subdivision. Pets are welcome. This house has a private yard, the river frontage is shared with House #2 (VRBO Property ID 2218531. Plenty of room for yard games! Home is fully furnished with a fully-equipped kitchen. You will need to bring, sheets, pillows, pillowcases, towels, & dish cloths. We provide plastic trash bags, dish washing soap, anti-bacterial pump liquid soap, salt & pepper, and coffee filters. No ATV’s or golf carts.

This place is wonderful! My family and I loved it here and check in was so easy. The river was walking distance and it was so much fun for the kids and adults.
We had an amazing stay. We had plenty of space for all of our family. We had so much fun outside playing games in the yard around the trees. We felt like we had our own private getaway. Communication was smooth with our host, and we will definitely recommend it to others. We can’t wait to come back.
This house was clean and in a pretty great location. 45 Yards to the Frio is not far at all and leaves plenty of space between you and the river where others may be passing by. There was parking for 4 trucks, which was something we were pleasantly surprised by.
All in, I would definitely go back again next year.
We were able to book this house on such short notice for an unexpected family event. The house was clean and had a full kitchen. With our downtime, we had a lot of outdoor games to play and also watched th sunset by the frio. We thoroughly enjoyed our peaceful stay. We enjoyed the roomy house and all of the accomdations.
What a great place to stay. We needed a getaway from the city and this place was perfect. While the river is low directly behind the house, there is a wonderful swimming hole very close by. The beds were very comfortable and the kitchen is well stocked. A new coffeepot that can be used with pods or with the carafe was great and very appreciated by our coffee drinking group. There is an amazingly well stocked grocery store not too far from the house.
This property was perfect for our needs. When not floating the river (wish it was a little higher) or at Garner, we spent most of our time at the swimming hole with the rope swing and fishing, which was a very short walk from the house. House was quaint and had everything we needed. Would definitely go back!
we had plenty of room for everyone and slept comfortably. we played horseshoes, swam in the river, and roasted s'mores over the campfire. there was direct tv for those that wanted to stay in.
The house was amazing! It had plenty to do, lots of games inside and out that could be played as couples or more. The fire pit was great! The upper deck was perfect for sky watching and seeing the Eclipse (10/14/23). We enjoyed the frio river. Would highly recommend.
It was perfect for my family of 10. 5 were kids ages 4-8. There was a rope swing a crystal clear water near. It is right in the river. The Frio was very low due to the drought but had enough water for fun. Garner State Park was a short drive and is beautiful
We had an fantastic time during our stay for our River Trip 2023. The house was clean, kitchen stoked and the layout of the house worked perfect for our group. The fact that our dogs could come along was a huge plus! The river was low but the swimming hole was an easy walk and a beautiful place to spend the days! We met several neighbors and had a perfect time! Thank you!
2 families with small kids (ages 3-9), 10 total headcount, and this house was a good fit. Bottom level makes for a good kid bunk room with the bunk bed and futon sleepers. The spiral staircase in the house is tight so we had to watch our 3 year old closely, but we had no issues. Good AC and house stayed cool.
River level is low (July 2024) but there is a nice swimming spot about 100 yards downriver where we spent our time.
Owner is very helpful and communicates well. We would stay here again and recommend to friends.
This was our 2nd time staying here with our adult children and grandchildren. We said last time and this time as well that we will be back. Plenty of room. Kitchen is well stocked with essentials. Beds were comfy. Very clean. Had everything we needed. Plenty of room for games and fun inside and outside. Water was pretty low this time but we were still able to find a good swimming hole walking distance. The kids also caught some fish. Everyone had a great time! Looking forward to the next trip back!
The property was beautiful. The owner was very accommodating. She allowed us to stay in two places because the rain was heavy and we needed a place to hangout outside while it was raining. My only concern is the steps going to the second floor. My nieces service dog fell through the large gap between the steps. If you know it’s going to rain choose another one of the properties she has. The deck allows all rain to flow through and you can not hang out outside while it’s raining.

Raw Swage Leaking in Yard
This property had raw sewage leaking into the backyard! My 11 month old son walked through it and is now incredible sick. The drain line was to a septic system on the property that was not properly buried. When we complained the owner shut off the water so we had to go elsewhere for bathroom use. This was not the only issue with the home. Downstairs shower wouldn’t properly drain the entire stay, so you are standing in water while showering. The home is extremely out dated and smells like it’s growing mold in all of the walls. I can’t believe anyone would rate this house above a one. The pictures on the listing are extremely deceiving. Do yourself a favor and don’t waste your money on this home.

The sewage leak was caused by you driving trucks and golf carts in the yard. Golf carts are not allowed on the property, it’s clearly stated. We also pulled women’s feminine products out of the drain. Your group broke pecan limbs and destroyed rock land scape that’s been there for 10 years. There’s no mold. Did not turn off the water, another false statement. It took 3 days to air out the smoke. You and your drunk friends destroyed my property
