FEATURES OF THE HOUSE
- Beach, Bay & Park access. The house is just a short 600 ft from the beach, and only 200 ft from the bay. Enjoy rooftop and patio views of both the ocean and the bay. Directly across the street from the house is the beautiful Channel Park. It has a large grass area, basketball court, kid-friendly playground and easy sand beach access for Paddle Boarding in the bay.

- Professional Design & Decor. The home was recently built in 2017 by architect Eric Aust and it's currently furnished by a professional Interior Designer for a high-end touch.

***JUST ADDED*** Automatic Blinds on 2nd floor and Primary Suite, creating a luxury touch for privacy.

- Sleeps 7 People. The home has 3 bedrooms and 2.5 bathrooms. One King room, one Queen room, and one room with a Queen and Twin bunk bed.

- 3 Parking Spaces. Designated parking in Newport Beach is so rare. The spacious 2-car garage can fit a full sized SUV and a 3rd vehicle in the driveway.

- Rooftop with Fire Pit, TV, & BBQ. The rooftop deck has stunning views of both the ocean as well as the bay. Entertain your friends or family around the 75 in TV while BBQing or cozying up around the fire-pit. Do not miss the sunset!! Pour a glass of wine and watch the sky light up.

- Fully Equipped Kitchen. The sleek kitchen is complete with quartz counter tops, a large island, European style cabinetry, and stainless Bertazzoni 5-burner range and refrigerator. Here you will also find fully stocked cabinets with dishes and glassware for 8 as well as wine glasses (and other beverage glasses), a coffee maker, a toaster, blender, pots and pans and much more.

- Air Conditioning & Heat. Air conditioning in Newport is such a rare find and this house has it!! There is also heat for those winter days that may get a touch too cold.

- Bikes & Beach Accessories. The garage is equipped with beach cruiser bikes, boogie boards, paddle boards, beach chairs, umbrella, beach towels, a cooler for your snacks, and a wagon for transporting it all. There is also an outdoor shower for rinsing off after the dip in the ocean.

- Food & Shops In Walking Distance. A favorite attribute of the house is the location to everything, including some of the best food and shops in walking distance. There's no need for a car when everything you need is in perfect proximity to the house. Upon arrival, we provide a list with all of our recommendations.

- 25 Minutes from Disneyland. Take your vacation to the next level with a day trip to Disneyland. You can get to the Mouse House within 25 minutes, as long as traffic cooperates, and we know it’ll make your trip a little more magical.

CLEANING
We require an additional cleaning mid-stay (included in the fees) to enhance your experience and maintain a sanitary environment. During this cleaning, your linens and towels will be refreshed, and toilet paper, detergents and soaps will be refilled. If you prefer a weekly cleaning, that can be arranged for an additional fee.

PETS
Select furry friends are welcome. But all pets must be pre-approved on a case by case basis. Additional fees ($100/per pet, per week) & rules apply.

NO PARTIES OR EVENTS
As per the agreement there are NO parties/gatherings/events! Only registered guests in the home which is not to exceed our house designated max. No audible sounds from 10pm-10am. This means no music or loud talking outdoors. To respect neighbors, please close windows/doors during these times.

Our property has security cameras for the safety, protection and experience of our guests and property. Cameras are located at doorbell, driveway, park side exterior and garage interior.

Why they chose this property

We walked into this house, when it was for sale, and we saw our future of memories on memories being made in this space and in this area. We looked at quite a few properties on the coast, including Balboa Island, further south on the Peninsula, etc.

This property stood out to us because of the proximity to all of the awesome restaurants near downtown, the walkable grocery store, the mellow nature of the beach, a little quieter beach vibe because the boardwalk is south of us a few blocks, ease of access IN/OUT of Newport Beach (especially in peak season), etc.

Ultimately, the fact that it was built in 2017 is an anomaly find on the coast and 3 dedicated parking spots is a goldmine too. Most of the homes are much older and in need of a lot of fixing up and lacking parking provisions. This place has modern finishes and we put our 'warm beach touch' on it as we settled it in to get ready for YOU to stay in. It's truly a little dream come true for us.

We've had the chance to be in the space a good bit while we were getting it ready to rent and it's EVERYTHING we were imagining and more. You're going to absolutely love it too.

When we're not on the beach, paddle-boarding in the harbor, or riding bikes around Newport; we spend a lot of time up on our rooftop deck just relaxing/BBQ'ing/enjoying!
