Experience all the comforts of home in this 3 bedroom 2 bath 2 story condo at T Bar M that sleeps 7. It is the perfect escape from the day-to-day grind. This condo has a ground floor entry and views of the pool and the tennis court. TBM has recently converted one of the tennis courts to Pickleball! Located only 10 minutes from Schlitterbahn, the Comal and Guadalupe Rivers! Kick back and unwind from the day’s activities in the open living/dining room with a dining table that seats 6 or cook up a meal in the fully equipped kitchen. The master bedroom is downstairs with a king size bed and attached full bath. The 2nd bedroom is upstairs and has a queen and TV with cable. The 2nd bedroom has a private balcony to relax on. The 3rd bedroom has a twin over full-size bunk bed. Guest bathroom is conveniently located between the 2nd and 3rd bedroom. There is cable TV in the living room and free internet. Washer and Dryer. The owner has provided a pack n play as well. Enjoy the onsite tennis court, pickleball or take a dip in the swimming pool. There are communal charcoals grills near the pool and picnic areas too. Stroll through the oak trees on stone lined paths. T Bar M is just minutes from charming downtown New Braunfels and Historic Gruene. 2 cars allowed.

Perfect for families and couples. We have another unit at this complex #406 that sleeps 6. Unit 208 sleeps 7. If you have a large group these 3 condos would be perfect! This condo has a maximum occupancy of 7 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $1500.

Arrival after dark made it difficult to locate the property. The directions given were difficult to follow. It is suggested to use a simple format for directions rather than paragraph. Also we took up throw rigs during our stay as they presented a fall hazard. Overall this property met our needs for a weekend trip to see our grandson play tennis at the neighboring tennis camp.

Nice Condo

The property is a good location by the pool and tennis courts. Very quiet and clean. However, the decor was like staying at an old lady's estate sale. Old, outdated, popcorn ceiling, etc. A little effort to update a few items would go a long way. Other than that, the place was very nice.

No hot water and lack of communication regarding resolution

Went to take showers and there was no hot water. Contacted after hour. Was told management could not be reached. Contacted management after opening and they stated they were not notified by after hours. Was told there would resolution with 2 to 3 hours. Had to reach out to other family to shower. Was told I would get update. They never did. I had to call them back at 4pm to find out they had resolved it by turning on the hot water heater.

Reviewer Comments: Our stay was very good except for the fact that there was no coffee at all in the condominium. There also was no washer or dryer which of course is not completely expected. I would’ve expected coffee, however. The place was definitely adequate and I know very good location. The furniture and decor was somewhat dated.

I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Overall the unit was just ok. The pool was out of order. This was communicated but I feel there should have been a price reduction. There a stain that looked like blood on the floor of the main level bathroom. The unit is very outdated. I felt like i stepped back in time to my grandma’s house. Disappointing that there weren’t any condiments, not even salt & peeper.

Not located near downtown New Braunfels

I think they used their office location as the location of the vrbo because it was not .25 miles away from downtown New Braunfels as described. Also, the pool was not usable during the time of our stay and that was not mentioned until our check in (the office refunded us 15% for the pool issue). We didn’t bring any glass into the vrbo yet I stepped on a piece of glass inside. The AC stopped working and I called and told the office who said it was the hottest part of the day—basically dismissed me. I called again since the sun was down and the vrbo was now at 81. They sent a guy over to fix it but didn’t give him directions—oh and it’s kind of difficult to explain where it is... I had to give him directions, which was something the office should’ve handled. Luckily, he fixed it but we suffered for 4. 5 hours because they dismissed me. And finally, the master bed has a mattress topper that is way too small for it and it was terrible to sleep on.
