HOME TRUTHS: - The home (like most in Lake Tahoe) DOES NOT have air conditioning. - We do not provide firewood for guests. - During the winter months, outdoor furniture is unavailable. - During the winter months a 4WD is recommended to access this home. - Unfortunately, pets are strictly not permitted at this property due to a severe allergy in the family. - Due to extreme wildfire risk, any type of outdoor wood burning fireplaces, fire pits, or charcoal grills are strictly prohibited. Violations will result in fines starting at $5,000 per Lake Tahoe short term rental regulations. - This home was built in 1982. There are some vintage nuances that give the home character. - We have on camera placed in the living room that points out to the front street to monitor snow level. It does not look anywhere inside the home.

One lesson we've learned about the great outdoors is the frequent requirement to wipe down the deck furniture. Despite our efforts to maintain the utmost cleanliness for your convenience, it seems that nature is working against us. You may need to wipe down the outdoor table, chairs, and any other outdoor seating. The dust and pollen accumulates within a matter of hours.
As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.
Events or parties are not allowed under any circumstances. Parties or events will be shut down and a fine will be assessed.
Please note that we work with cleaning teams that have enhanced their cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations per CDC guidelines.
As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
The hot tub cleaning fee is included in the home's cleaning fee.

Please note that this rental does require purchasing short term vacation rental insurance for stays up to 29 nights (reservations longer than 29 nights will need to discuss insurance options with Tahoe Cohost Collective prior to booking). Please note that living in the mountains and staying in a private home means that there are some things we cannot always control. For example, weather and harsh conditions have knocked out Wifi and the power before. While these instances are far and few between, we please ask that you are patient as these are things that we unfortunately cannot control. While we will try and accommodate all requests, we handle refunds for situations like this (power outages, appliances breaking, etc.) on a case by case basis.
PLACER COUNTY RULES Placer County requires we inform you of the rules and regulations relevant to the home's Short Term Rental Permit. We thank you in advance for abiding by the rules below (which are also included in the listing's photos and posted in the home).
* MAXIMUM OCCUPNACY: There shall be no gatherings, events, wedding or other group functions on the Premises with more people than the number of persons stated on the listing.
* PARKING: Parking on the street is prohibited at all times. All cars, boats and trailers must be parked in the home's designated parking spots.
* QUIET HOURS: Quiet hours are 9pm-8am, seven days a week. Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors.
* LIGHTS OUT: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such outdoor use is not an unreasonable nuisance to neighbors.
* RED FLAG WARNINGS: Due to extreme fire danger, bonfires, charcoal BBQs and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winders, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility (the guest) to be informed of Red Flag Warnings. You will see signs on the front of all fire district stations, hear about it on the news, see it on social media and hear about it on the radio.

We loved our stay. Great house for big families and easy to access hikes, resorts and a short drive to Tahoe city. Hosts were great too about checking in!
The home is spacious and perfect for large groups going on ski trips. Amazing kitchen for cooking large meals and many rooms to ensure everyone has a bed! We really enjoyed our stay, very clean and easy. Thank you!

We had a great get together. There was lots of space for a large group with several areas for lounging and entertaining. Thank you for sharing your home.
House was fantastic for our group. Everyone spread out in their own bedroom. All amenities as described. Kids loved the hot tub. Would definitely stay again super convenient to alpine base lodge and we lucked out with great skiing conditions at end of April so all in all a great stay!
It was great to spend time in this house!
There we 12 of us and there were enough bedrooms for everyone. Alpine is 5 min drive, Palisades is 10 min drive.
Views are also great from the deck.
This home is a beautiful property convenient to skiing and shopping. Our whole family found fun things to do together and get space when needed. Thank you for sharing.

This house very close to the Alpine Lodge of Palisades was great. The management company was amazingly responsive and answered our questions quickly and thoroughly. The house itself was clean, full of amenities and large enough to host 3 generations of skiers which helped fulfill our parents wish to ski with all their grandchildren. We would definitely recommend this house.

Super easy access to Alpine and Palisades with the Mountaineer App. Hosts were great communicators, check in/check out was a breeze. Rooms for days and comfortably sleeps everyone in your party. Indoor hot tub was a huge plus. I recommend carpooling as parking in this neighborhood is very tight, especially in big snow conditions.
You won’t regret staying here! This home is beautiful, spacious, and ideal for large groups. It has wonderful gathering/kitchen space, and many private bedrooms to be able to get some quiet time too. There are more than enough bathrooms for large groups, and the hot tub is so nice after a long day on the slopes. The location is excellent, easy access to skiing in a quiet neighborhood. The host was lovely to work with. Our group would definitely come back!

We really enjoyed our stay at this property! There was tons of space, so we could gather as a big group or also break out into smaller groups for more peaceful activities. Kitchen was well stocked, and home was very clean! Especially loved the bunk room where the little kids were able to have a sleepover together and of course the INDOOR spa! We would book again! Didn't bother us much, but just a caution in case this affects other folks - there are a lot of stairs leading to the house and also inside the house.

Awesome house for a weeklong ski trip to Tahoe. The house easily accommodated 14 guests, and provided plenty of space to not feel cramped. We really enjoyed the large dining table for "family dinners", and a kitchen big enough to prepare large meals with multiple chefs. Some elements of the house are a little older, but adds to the homes appeal. With all the snow in Tahoe this year, we were happy to have an indoor hot tub to use after skiing!

Great space for a large group- super convenient location and spacious enough for everyone to spread out and have their space.
There are some things that have been let go or run down over time here. The microwave doesn’t work, the windows need screens (when it’s warm out it’d be nice to get a breeze flowing without welcoming in moths and other bugs), the toilet seats need to be replaced, the stairs on the way up are in a bit of disrepair. Some good updates would send this place to the next level!

The house is huge and well appointed. We did however have quite a few issues regulating temperature in the house throughout our stay. It was difficult to heat the house to a comfortable temperature and no easy way to change it ourselves (that we could figure out). Half of the bathrooms also had no toilet paper, so we had to run out and get this ourselves. Overall, great house, but a couple of non-critical hiccups that were annoying at the price we were paying. Would still recommend

The house was very spacious and plenty of room for the 10 of us. Kristine was very responsive to our questions when preparing for our trip. When we arrived the power was off (and had been for about 24 hours). We were contacted by phone and were advised about options should the power not be restored - fortunately, it was restored. Probably would not stay there again due to the number of stairs to get to the front door. Here are a couple of suggestions: 1) supply pot holders in the kitchen; 2) the owners labeled many of the drawers and cabinets in the kitchen as to what should be placed in each - very few items were stored as suggested by the labels. I think it would be nice to have things where they belong for future renters (we tried to place items in their appropriate drawers/cabinets before we left); 3) we could not get the TV in the game room to work.

We will certainly be looking into adding labels and pot holders to the kitchen and are investigating why the gameroom TV did not work for you during your stay. Your communication helped us improve, thank you for staying with us.
The intro picture of this house shows a long staircase, but that is the only indication that the two story staircase is the only access to the house. In winter that is difficult with luggage. The house is set at 55 degrees per California rules, but it takes well over a day for most of the house to get to 72. There is one thermostat, so several of the rooms are not getting to 72. And shortly after 9pm the default resets the temperature to 55. They indicate 4 parking spaces, but the garage is treacherous. Very narrow entry for two spaces with a (likely) weight bearing pole between the two parking spaces. With the ice on the driveway, you have to gun the car to get into the garage, hoping not to hit anything. The living space is lovely, with lots of kitchenware. The management team was quite responsive, but didn't know some of the features of the house. The switches for lights in the house are complicated. Multiple ones regulate important areas, and there were times when you had to play with the different swtiches to get lights on. The bedrooms are all over the house with stairwells between them. Only one bedroom has a bathroom attached. That shower has issues, and the leak issues are dealt with by putting plastic runners over the leak areas. They need to actually fix it because when it does leak, it drips into a bedroom below. Overall, this house would be lovely for a large family to rent in the summer. It was not easy for a group of older skiers who have knee problems.

Winter in Tahoe can be a tricky time with the elements and it helps future guests to read some of these challenges when deciding to book our home for their stay. I do hope that you enjoyed your stay overall, despite the frustrations with the light switches and stairs.
Overall, the house was great and the host was very responsive. There was a surprise Stairmaster 3000 for the house (referring to the front steps), in which all of my friends and I got a good workout everyday throughout the stay using the stairs. The location was great and was central to access many outdoor activities. We were hesitant about the indoor hot tub at first but it provided great comfort without having to suffer from a brisk walk through the outdoor elements. One downside was the parking and short driveway. Otherwise no other complaints!

This property is amazing for a family getaway. It has 7 bedrooms, two living areas, a large open concept kitchen and dining area, as well as a hot tub! There is SO much space to lounge, hang, and enjoy your stay in Alpine Meadows. It's on a quiet street, and during the winter, you are minutes from the base at Alpine Meadows.
We have a game room with a giant comfortable couch, a pool table, and homemade paddle tennis topper! Off the kitchen, you can enjoy mountain views from a large deck.
There is so much to love about this home.
