We did a family reunion with 24 total people (19 adults and 5 kids).
The good: the house was an awesome set up overall for our group. Plenty of spacious rooms and every room had its own bathroom so everyone had enough personal space. The common area and large kitchen were perfect. We enjoyed the table set up. Made playing table games and eating together easy. The location of the property was super convenient to activities and easy to find. Overall, without the bad and the ugly, the house was perfect for our needs.
The bad: paying the final payment was not easy. There was no link on VRBO, it says to email property manager, which I did about 3 weeks before our trip. When I didn't hear back after a few business days, I called and got a very nice lady to help me on the phone. I did eventually get an email the day we checked in telling me to call to pay. Apparently "check in at 4:00" means it starts at 4:00 and they aren't late letting you in until 6:30. The first we heard about that was about 30 min after we were supposed to be able to in. Even though I had submitted my ID and other check in info twice via the link they emailed me, their system had an issue with it. How did I find out? My 3rd phone call to find out why we hadn't gotten the info to get in the house (door code, exact address). The other times I called about getting in, we were told the house was still being cleaned (remember this later). When they did tell me the system didn't have my ID, I had to go to their office in person. And remember, I only learned this was an issue after I called. They made no effort to contact me to get the info THEY needed. About 10 min after I gave them my ID we were magically cleared to be in. Half the recliners in the theater room didn't recline but that wasn't a real biggie. The pictures online of the hot tubs made it look like the hot tubs were on the porch overlooking the scenery. They were not. They were in a weird little covered area on the side of the cabin.
The ugly: the floors had been swept or vacuumed but not mopped so everyone's feet turned black within an hour. Corn was in a bag in a microwave (we didn't bring corn). One fridge seemed to have been of before we arrived so it took a full 12 hours to cool/use. The a/c broke. Upstairs was hot the first night, downstairs the second night. We had repair guys out twice with one not coming back as promised (we stayed up until midnight waiting).
I would consider a revisit, but not for a long while
