Step inside to enjoy the bright and airy main living area. Hawaiian inspired decor and furnishings throughout the villa provide an elegant yet laid back feel to help you relax and enjoy your Maui vacation. Central AC and ceiling fans throughout will help keep things cool after a day in the sun. The beautifully updated kitchen features new cabinets, granite countertops and stainless steel appliances. It's the perfect space to cook all your meals if you don't want to eat out. But if you do, we recommend The Sea House and Merriman's which are a 10-15 minute walk away! The serene and tranquil bedroom features a King size bed with a new pillowtop mattress, an en suite bathroom and sweeping views with your own private lanai access, the perfect place to enjoy your morning coffee. The master bathroom is beautifully updated as well, featuring dual sinks and a luxurious walk in shower. Additional guests can enjoy the pullout sleeper sofa (Queen) and guest bathroom featuring a walk in shower.

Temporary Closure of Beach Stairway: Please be advised that the stairway leading from the Bay Villas (Bldg 21) down to Oneloa Beach will be closed from November 17th, 2025 through December 19th, 2025.

The existing rail system will be demolished and replaced, and the work will involve jackhammering of concrete and metal cutting, which will result in elevated noise levels in the area. The buildings most affected by this work will be buildings 20 and 21. During this time, guests can access the beach via the beach trail which starts on the ocean side of Building 36.

While the Bay Villas are nestled in a peaceful neighborhood, you are still conveniently located near restaurants and beaches. The resort does not have elevators and most locations have a staircase going up or down to the front door. Enjoy stunning sunsets throughout the year at this oceanfront complex that also offers 2 tennis courts, 3 different pools, and BBQ areas. This property is located near restaurants, two world-class golf courses, the Golf Shop, the Tennis Shop, hiking trails, shopping, and beautiful beaches including Oneloa Bay and Kapalua Bay. There are no parking or additional resort fees.

Excellent location in complex near 2 pools and beach. Needs service: sliders, ac, window pane, hall shower head, luggage holder. Other issues fixed by mgt company during our stay.

As frequent visitors to Maui - and our first time in Kapalua - we cannot say enough good things about the property - the views - the pool - the beaches. everything was perfect. Being able to walk to three fantastic beaches and watch whales from our patio was just lovely. We will return again and again.

Although the weather was a little challenging we enjoyed the location as it is very quiet.The unit requires some TLC as it is very dated and missing some of today's simple necessities such as a wireless speaker.

The location was fantastic! We loved the proximity to the pool and the beach. The rental was well stocked with towels and beach chairs. The kitchen wasn't as well stocked, the biggest thing missing was tupperware. There wasn't anything to store anything in, which feels wasteful to use disposable containers or throw the food out.

The condo has nice view. And close to pool and beach. concierge service helpful. The biggest issue was encountering cockroaches first day in kitchen. Perfect Stays laid bait right away but took up to 4 days to rid. Rather unsettling.

The unit was in a great spot with a great view and easy access to the beach and pool area. They only reason I can't give it a 5-star is that the bed mattress was in serious need of replacement. It was very difficult to sleep on due to sagging areas, likely from not flipping the mattress. Everything else was very nice.

Ocean views all DAY!

This was the best condo I've ever rented anywhere. Think all windows with coverings that go al the way up. The view from the kitchen table and family room are incredible. It was clean and definitely worth the money. You can walk to two beaches. One private and shared only with the condos and some private residences and the other off to the left for snorkeling put it is much busier. I can't say enough about this condo and the property. Clean and comfortable with everything you need. Grab it before someone else reads this review.

AGAIN!

We will definitely be staying here again. Everything was as advertised except for towels. We only received 2 bath towels for a reservation of 4 guest and some of the hand towels and wash cloths were still dirty. It did take a couple days and calls to get a couple more towels, so the problem was eventually fixed. Other than that little hiccup everything was amazing and we will be booking this property again!

Great location and views!

Great location and views! There are a few things that need repairs in the condo. The kitchen sink faucet has a leak in the hose that sprays water when you pull it out. The non-master bath shower is unusable as the water sprays out of the shower even when you adjust the shower head as much as possible. Not all the outlets work. My family did not report any of these things while we were there as we didn’t think they were huge issues, but we wanted to make the rental agency aware.

Great Location

We have stayed at several of the condos at Kapalua Villas and this particular property was among the best that we have stayed at. The location is perfect because it faces the ocean and is right about the pool. We had three guests staying at the one bedroom condo, and it was very adequate for our needs and the pull out couch typical of what you would expect. The condition of the condo is very good and unlike some of the other condos, this one has all updated appliances. The weather wasn’t great the week that we stayed, however this is Hawaii so not great is still pretty great, The condo also had a great selection of paperback books to read, and we have availed ourselves of this opportunity. The only criticism we do have is the TV in the living room should be replaced. It is an older model and there was a bothersome delay in the processing speed changing channels and trying to select other options besides cable. Again, because of the weather we spent much more time inside than planned.

Paradise Found

We arrived late at night exhausted but found the villa easy to find. Even in the dark, the grounds and property were so lush and beautiful! The villa was spotless. So tastefully decorated. The beds were so comfortable after an 11-hour plane journey. The kitchen was adequately stocked but I did not cook. Spacious bathrooms, one with an open shower. I woke up the next morning with the birds, to a spectacular Maui sunrise. There was a plumeria tree in full bloom right in front of the porch. The air was heavy with its fragrance. We took a walk one day along the cliffs. Roamed the grounds which were picture perfect. My only query was, that landscaping was going on quite frequently. We knew it had to be done, but it was just so loud. Otherwise, we found our mini- slice of paradise. I did not want to leave. Pleasant Maui Stays were very responsive and checked on us frequently. ( FYI- The water dispenser in the fridge door did not dispense water, but it did dispense ice cubes. I informed them.) Mahalo nui loa for a most wonderful stay! It was our 30th anniversary and we could not have picked a better place to stay. We will return!!

Fantastic location and great place, and overall very satisfied.... except one thing

Stayed for a week end-Nov'2022. On a positive side - the location of this property is excellent - secure area, awesome landscaping, fantastic views (from dining area and patio), 1 minute walk to beautiful trails along seashores, a walking distance to famous and cosy Kapalua Bay beach (snorkeling with turtles and great variety of colorful fishes!), and quite close to number of great restaurants. Villa itself had everything we needed - kitchen stuff, beach gear etc (couple of exceptions below) . Communication with property management agency (MyPerfectStays) was super easy and fast, they literally respond within 1-2 hours and doing their best to accommodate visitor's requests as much as they can. Couple of things that I would suggest to improve: number of beach towels were limited to 1 per person and there were no beach mats available - not a big problem as beach chairs were available, but I just prefer to lay on the beach and having just one towel was a little inconvenient, but again may not be a problem for others. The biggest issue we experienced were cockroaches in the house :-(( To the management company's credit, they responded immediately to our mailed concern and sent someone to set volume of traps in all rooms, however that did not help much. We do realize this is a nature surroundings and bugs can be expected, but cockroaches are in-house pests and it must be addressed. We rented in nearby Kapalua Ridge villas few times before, and never experienced that. If not to that issue, I would rate this place as a Top Star, as we enjoyed all the rest very-very much.

Wonderful Kapalua

Our unit was better than advertised. The ocean views were unbelievable. Every morning we saw whales from our unit. The beach (5 minute walking) was not crowded Very limited beach access if not staying in the complex. Almost like having our own private beach. We would definitely stay here again. Excellent accommodations and location

Great location for a visit to Maui

So glad we found this place. We actually had a place rented further south in the busy resort area that canceled at the last minute. This place was much more our speed. Great access to coastal trails and three beaches. Area is fairly private yet close enough to drive into Lahaina for dinner or happy hour. Gated resort is well kept and scenic. Watched whales daily as we ate breakfast!

Beautiful Kapalua

Everything was wonderful during our two week stay at this property. The only thing that went wrong was that the dryer broke the first time we used it. The management company came right away but there was nothing they could do. The motor was burned out. They were not able to replace it during our stay. It is a wonderful location!
