With off-street parking and located in a quiet neighborhood only a block from scenic Sloan's Lake this cosy private entrance basement guest suite with a king bed is within walking distance of food and drink and is central to Denver's popular locations.

Easily attend events at Empower Stadium only a mile away. Ball Arena, Coors Field, Meow Wolf, Downtown Denver, Edgewater Market, Highland Square, LoHi, Tennyson St, LoDo, RiNo, Union Station minutes away by car. Red Rocks about 20 min by car.

Once you arrive you'll make your way around the left side of the house to the backyard/patio where you'll find an external stairway down to the guest suite. You'll self check-in via an electronic keypad door lock to enter into the suite.

The suite is brightly lit and was recently refinished in a clean, modern style with an open floor plan.

Immediately upon entry you'll find the kitchenette complete with counter, sink, microwave, keurig, toaster, mini fridge (with small freezer), table, and chairs. A bit further in is the living room area complete with tv and reclining leather sofa. The bedroom has a king size bed along with a dresser and closet for your clothes. Down a short hallway is the bathroom with sink, mirror, toilet, and shower. Back outside you'll find the shared (with me) backyard/patio which you are free to use.

If you have work or entertainment that requires internet there is strong and fast WiFi throughout the property (up to 100 Mbps, service not guaranteed) and many available power outlets.

NOTE: The ceilings aren't high and the space will be uncomfortable for guests taller than approx 6'1" due to a structural beam between the bedroom and main room and a bit of hvac ducting in the hallway to the bathroom.

The front driveway is reserved for guests to park in. RTD (Denver's bus system) is conveniently located just a few blocks away. Bike/scooter ride share has become popular and are almost always available to rent within a few blocks. Lyft and Uber of course are both available in the area.

There is no air conditioning but being a basement it stays naturally cooler during the summer and fans are provided for your use. Many guests have let me know that with windows open and using the fans during the hottest days of summer that they were happy. If you're very sensitive to summer please find somewhere else to stay.

Temperature during colder seasons can be adjusted by opening or closing vents. The house is centrally heated to 70F from 8am-12am and 66F from 12am-8am during the winter. The suite may be warmer with all vents open and cooler with vents closed. Happy to edit up or down a couple degrees message me on Vrbo during the day.

It is a 1950s home and while there has been a good amount of soundproofing done you may hear some floorboards upstairs and distance voices so a white noise machine is provided to mitigate outside noise.

Ivy (my dog) is never allowed in the suite out of consideration for those with allergies. If you have issues with dogs please let me know and I'll try to check that you aren't using the backyard when I let her out. She's a greyhound so she's large but friendly to humans.

Exterior cameras viewing the front porch, rear driveway, and gate to the backyard are on and recording. There are zero cameras located inside the guest suite.

Pleasant and great location

Really nice little space in the basement. Everything was as promised. It has some nice features if you choose to hang out there, but really this property shines as a place to crash while in the area. Neighborhood is safe and we walked extensively (to the stadium, around the lake, to ice cream shop).

A bit misleading

Totally was aware this was a basement property and the pictures of the interior of the unit are accurate. More pictures of the overall property would be helpful including the house on top of the basement unit. It appears to be vacant as every window was covered with some type of window treatment or paper of some sort, but when I arrived, I could see small areas of light and hear motion later finding out it was the owner. The side of the house you must walk around was fairly well lit, but the back of the property where you enter a stairwell to the basement was not. There were two interior doors locked from the other side and I wasn't clear where they went to or who had access. The host kept referring me to a house manual that was referenced in an email, but there was no attachment or manual as indicated. I did not stay there and ended up getting a hotel and requested a refund the next day for which the owner refused. My $1500 security deposit was not refunded for 15 days, owner blamed it on VRBO and VRBO said it was up to the owner to release the funds. Kind of funny the security deposit was held that long for a property I never stayed at. I suggested he add other pictures of the main house and yard to give guests a better picture of what they are walking into, as most other listings do, but said he can't for security issues?? I have contacted VRBO 4 times requesting a refund of at least their fees, with no follow up from them.
