Studio apt. on lower floor of my home with separate entrance. Not easily accessible for guests with walking related disabilities. Picture included is of cement steps not path. Ten minutes from downtown Newburyport. Thirty minutes to Portsmouth, NH and Gloucester, MA.

Wonderful rustic summer cottage in the woods! One of the few really private wooded areas on PI and easy walking distance to town beaches. Reminds me of how the island used be decades ago -- nothing fancy but nicely appointed. A great collection of old books and travel guides.
A beautiful gem. Clean, quiet and surrounded by nature. A small walk to the beach. At the end of the beach there is a captain's fishing rental for deep sea fishing and or seeing the river.Will definitely stay there again.Tony and Terry
Our go to place for vacation on Plum Island. A short walk to the beach and also a quick drive over the bridge into Newburyport center. Highly recommended.
Great location just minutes from the beach and The Sunset Club. A short drive into Newburyport center to the restaurants and shops, harbo and whale watch tours. Highly recommended !
Ed's place is a perfect spot to enjoy Plum Island - close to town, to the beach and to the Reserve. It's cozy and charming. We very much enjoyed our time there and hope to return soon.
It was a beautiful little spot, tucked away in the trees and nature, with a short walk to the beach. Relaxing, peaceful and quiet. My wife and I enjoyed it very much.
We were there for two nights with our two dogs. The property is nice and in a very quiet neighborhood. It was a great relaxing stay.

This was a perfect beach getaway for our long weekend. We were looking for a place within walking distance to the beach. It is basically an efficiency apartment, not fancy but well furnished, comfortable and quiet. Ed is a great host and we will be back!
Very nice to be so close to the beach and enjoy the national park. Might suggest a newer AC unit as it would likely save on electric and cool more efficiently. Host was very polite and quiet and a nice neighborhood.
This is our third stay at Ed's studio on Plum Island. It is charming and very comfortable, shor walking distance to beach and restaurants, general store with ice cream "parlor". The bed is very comfortable, the garden is private, quite and visited daily be birds and neighborhood "wild" turkeys. Ed is a great host; easy to contact and responsive. We hope for another stay next year.
Our second stay in Ed’s apartment. Perfect location, nice outdoor space, visited every afternoon by a family of turkeys! Everything we needed was provided, very comfortable bed! Walk to the beach. What more could you ask for!
This property sits back in a grove of trees and flowering plants but within 5 minutes walk to the beach. Enjoy breakfast or a late afternoon cocktail at the outdoor table shaded by said grove. Simply but satisfactorily appointed, the accommodations are great for a weekend getaway or a week at the beach. Newburyport and it’s many attractions and restaurants is a short 10 minute drive back from this property
This is a great spot, closely located by the beach, pet friendly, and the perfect amount of space. The small kitchen was enough to prepare meals for my wife and I and. There is a great selection of old books and photos.
Ed provided great recommendations in the area to visit as well. If you're coming to Plum Island, you don't want to miss this spot!

Bird watching brought me to Plum Island, I am retired and enjoy the small woods in back of the house almost as much as the glimpses of the ocean from the front. I walk on the beach almost daily year around and photograph what I see!
