The Stables at Georgetown
Truly a one of a kind experience on 11 acres of natural beauty. The only equestrian center with 18 horse stalls that has been converted into 18 king bedrooms & plenty of space to have a banquet, watch a good flick on the 86” TV, play pool, shuffle board, fooseball, & arcade games. The stable doors & riding arena were preserved. Enjoy a brand new saltwater heated pool & spa. Warm up by the custom oversized fire pit that seats 20+ afterwards and stargaze.

This is 12 acres of pure Hill Country beauty in a gated community. On one end of the converted Horse Stables is a 4 bedroom home with a full kitchen, stacked washer and dryer, dining room, full and half bathroom. There’s a King bedroom, two queen bedrooms and one twin over twin bunk bed room. Many bedrooms have smart TVs.
On the other side of the Stables and across the breezeway you have a King Studio suite with a king bed, living room, dining area, full bathroom, queen sofa-bed and kitchen.
The stables with 18 large stalls (9.5ft x12) was converted to 18 luxurious bedrooms. All 18 bedrooms have pillow top or memory foam king beds, nightstands with drawers, clothes rack, lamps, canned lights with ceiling fans. There is a men’s bathroom with 4 sinks, 4 showers, 2 toilets and a urinal. One shower and toilet is handicap accessible. There is a woman’s bathroom with three sinks/vanities, 4 showers and two toilets. The women’s bathroom has one handicap accessible shower and toilet as well. Inside the 4400 sq ft stables you will have a large living room with an 86” Flat Screen Smart TV with WiFi. There’s 4 dining tables that seat 12 each for a total of 48 seats. Inside there is also a half bath, large stand up arcade game with 4000 games for 1-2 players , 16 foot shuffle board, Foosball, and poker table. In the backyard there is a smoker, propane grill with propane, corn hole, horse shoes, and a gigantic infinity edge heated saltwater pool and hot tub.
There’s a large upstairs patio with pergolas, seating, and a dining table. It’s a beautiful and quiet gated neighborhood. Come stay for some peace and quiet.
There’s also Dales, Eisenhaus, a German Biergarten, m with amazing food and live music every weekend a mile away we recommend visiting. The Quiet hours are after 9pm on weekdays and 10 pm on weekends. You must keep all activity indoors or behind the home to prevent disrupting the neighbors. If the HOA fines me, I pass the fine to you. You may or may not get a warning before. It is so peaceful and quiet that noise travels. NoiseAware is set up on the inside and outside as well as exterior surveillance.
You can hire a horse trainer to bring their horses for riding on the property since the horse arenas are still maintained. You can also ride in the neighborhood where there’s large areas of grass.

Heating the pool is $135 a day and heating the hot tub is $65 a day. (2 day minimum for heating the pool in cold months) It takes 7-24 hours to heat so let me know in advance please. Prices increase to $200 a day to heat the pool and $80 to heat hot tub in January and February.

Q: CAN I CHECK IN EARLY?
A: Checkin is 4pm and early check in is based on availability. Check the Calendar to see if the day before your check in is available. If so, you can check in early by paying $50 plus service and fees per hour. However, if the calendar is blocked the day before your check in it means that guests will be checking out at 10am generally. This also means cleaners will need time to clean. Many times we can still offer as early as a 12pm early check in to the exterior living, pool, hot tub, fire pits area and the studio suite with kitchen, living room and bed while the cleaners finish up. This service is still $50 an hour plus service fees and taxes. Request, reserve and pay for your early check in asap.
Q: CAN I CHECK OUT LATE?
A: Checkout is 10am. Late check out is based on availability. Check the Calendar to see if the day you check out is available. If so, you can check out late by paying $50 plus service and fees per hour. However, if the calendar is blocked the day you check out it means that guests will most likely be arriving at 4pm. Many times we can still offer a late checkout no later than 2pm if your guests move to the king studio and exterior living while cleaners clean. This service is $50 an hour plus service fees and taxes. Request, reserve and pay for your late check out asap.
Q: HOW LONG DOES IT TAKE TO HEAT THE POOL?
A: In the cold months where weather drops below 50 degrees, it can take up to 24 hours to heat. As the weather gets warmer, it will take less time. It is important to let us know if you want to heat the pool way in advance so we can have it heated upon your arrival. The hot tub needs an hour notice.

A: Yes, there are additional fees for more than 40 guests.

The perfect place to spend time with family and/or friends. Everything went so smoothly. We especially enjoyed the deck in the evenings and the pool during the day!
This is a beautiful property with lots of acres of open land. Everything looked great, with so much thought in the accessories and furnishings. The fact that this is essentially two homes made it a great place for all our guests since half wanted to sleep and the other half were playing games/watching TV, etc. The internet wasn't the best, but it did the trick. The neighbors are very alert to noise and disturbances, and the property manager enforces this strictly. The beds, bathrooms, and kitchens were all really clean and everything was really nice for our stay. The property manager checked in several times and is very responsive with any questions.
Venue is in a neighborhood with houses in large plots. The house looked how it looks in the photos.
Things to consider, this is a two story property. On the first floor there are 18 stalls with king sized beds in each. Also on the first floor are three bedrooms with single beds (I think all were queen) and one bedroom with twin bunks. One powder room 3 full bathrooms found out the first floor. The bathrooms deserve their own appreciation post, but the pictures will have to do for you.
Flanking either side of this edifice are two apartments. The apartment with two fridges has two sleeper couches. The apartment with one fridge has a king size bed and a sleeper couch. It definitely gives traditional decor studio vibes. Very comfortable for everyone. The pool and outdoor seating is so peaceful. The kitchen is stocked with cookware. It would be helpful if the host had a running list of everything in there because it could help inform what items guests do not need to bring to this spacious and peaceful venue.

This home was amazing for our family reunion. Everyone had their own bedroom and the kids loved the pool, spa and all the games they had. The arcade game had like 1000 games.
The home was enormous and the kids loved playing hide and seek. The three fridges and freezers was plenty of space for all the food and drinks we had. The place easily sat about 50 people for meals and had all the dinnerware and kitchenware to make food that fed everyone. We did eat at the German Restaurant less than a mile away because they had live music and really good food. I wish we stayed longer. We got to watch the Super Bowl on their gigantic TV in the stables with plenty of sofa seating.
They had plenty pool towels and bath towels and it looked like all the pool toys were probably left by previous guests. You will need to get an air pump if you want to use them which we didn’t have. So a quick trip to WalMart and we got something to blow the inflatables. The grocery store is about 15 minutes away in Georgetown. You’re actually in a tiny town called Walburg which is pretty historic looking and kinda neat.
I saw we could have had horse riding but we didn’t give the mobile Horse trainer they use enough time to plan and come over.
We are already planning our next reunion for next year. This place was AWESOME.
This property was the perfect size for our large family and there was a ton to do to keep everyone occupied and enjoying themselves. We never felt like we were on top of each other and loved the extra refrigerator space for the massive meals we made! The weather was awesome for spending tons of time outdoors where the accommodations were perfect, lots of outdoor furniture for relaxing. People with babies in tow will appreciate the gated area around the pool ad the gates on the upper deck preventing those little rascals from danger. Very eclectic sleeping arrangements that worked for our huge group!
This is a one of a kind property. The converted stables are so cute and this is the perfect resort style accommodations for a large group. The King size stable rooms were comfortable and provided privacy while still keeping the group together under one roof. The sunsets and sunrises are breathtaking. The hosts are quick to respond to issues and keep the lines of communication open. The only reason we rated a 4 was the pool and hot tub were dirty on the day of arrival. The host were able to get a pool service to come that evening and we were able to enjoy the pool on day 2. They also issued a partial refund for the inconvenience, which was greatly appreciated. The hot tub is controlled by the owners on an app, which was inconvenient because we would have to text to get the jets and/or heat turned on. They would turn back off after 15 minutes or so. Also worth noting is both kitchens are upstairs. All in all we had a great retreat and Day 2 was perfect and went just like we envisioned. We had a total of 23 guests, so everyone had their own room. There was plenty of utensils for everyone, very nice blenders for mixed drinks, plenty of towels, super easy check in and out.
The property is truly one of a kind. We had a large group and everyone was perfectly accommodated! Each room is so cute and comfortable. The large deck and fire pit were so relaxing and views so pretty. Vanessa was the sweetest host and promptly responded when we texted. All involved had a great time and made lots of great memories.
