Overall the stay was wonderful. The house is gorgeous and the location is perfect. Although there was some miscommunication about the amenities, the local property manager was very helpful and was quick to respond to all of our questions.

Family Beach House

We really enjoyed our time in Casa Kibaloma! There were 10 of us in all and we had all ages represented from grandparents to babies and everyone was happy with the stay! Lots of room, beds for everyone and more bathrooms than you need! Also had a very responsive team when one of the ACs went down and they immediately responded to fix it! Very happy!

The pictures do not do this house justice. Huge house, right on the water, and a pool! Each room has its own bathroom and they are all large and well furnished. A/c in every room and in the common areas was a must for us and this house also has that. If you have a large group that wants a beachfront vacation, this is it. We will come back here!

Recently stayed at Casa Kibaloma and our group of 12 loved every second. This spacious rambler style home is set up perfectly for larger groups to easily gather in all the desired common areas (back beach patio and kitchen/ barstools were our favorite). Management was professional, very friendly and prompt whenever we had questions regarding the property. The gated community security staff were always close by and happy to help whenever as well. You can’t buy a better view, sunrises and sunsets here are unmatched. People avoided the beach directly in front of the house , so we always had a spot to relax beachfront when we wanted to. You won’t be disappointed. Thank you Casa Kibaloma, we’ll be back!

great, but no hot water

Great location, beach access, pool, and house layout. Close but not too close to the town and attractions. AC in every room. Our one catch was that we almost never had hot water in a week of staying there. I have a very long text thread with the management, who stalled and gaslit ('it is working, you just have to wait longer!') and accidentally locked us out at night when they finally came to check (cue two unhappy toddlers). We adapted to cold water life, boiling hot water on the stovetop to bathe the kids, and taking quick cold showers, but felt that we shouldn't have had to do so, especially for a premium property. (Other reviews also mention the lack of hot water). But that aside, it's really a great place.

Amazing Family Vacation!

We had an incredible time staying at this property. The photos do not do it justice - the house is very spacious with a huge backyard. The pool is not heated but it's so warm during the day that it does heat up slowly. Our kids were still in it all day even without it being heated. The house is directly on the beach with a door in the backyard to access the beach. The beach is soft sand and clear water. There is quite a bit of seaweed but it gets cleaned up every morning. The beach is popular but we never felt like it was too crowded. The house itself is well maintained. The kitchen is minimial in terms of appliances and cook ware but it was enough to get by. The location is perfect - it's within walking distance to Playa Del Carmen either by the beachfront or through the neigbourhood. We had kids with us and it usually took between 15-20 mins to walk into town. Grocery stores are 5-10 min cab ride away. The property manager was very helpful and quick to respond anytime we reached out with questions. I have seen other reviews complaining about hot water but we never had an issue. As with most places in Mexico you just need to let the water run for a bit before it warms up. Internet, TVs and air conditioning all worked great. Overall would highly recommend this house to anyone looking for a large space, on the beach and close to town!

The house was amazing, and location was great. However, the whole point of having a house on the beach is to access the beach directly. The owners will not provide a key to the gate to access the beach (for safety reasons apparently). You have to walk out the front door and around to the beach, which is very inconvenient with two small kids. Also, I inquired about this (because of the previous review) and they told me no key was needed. I also asked for paper towels prior to arriving (due to previous review) and they assured me they were included and in fact were not. Furthermore, for the price of this house they should have basic amenities. Coffee filters would have been nice, salt, pepper, paper towels, none of this was included, even kitchen towels to dry the dished. The funny part is they ask you to run the dishwasher prior to leaving, but of course do not include dish detergent. Also, all the beds come with just a sheet. There are no blankets in the entire house. My two kids like a light blanket over them to sleep, and I do as well (even though it is hot). Just sheets, I have never ever rented a house that doesn't even have one throw or blanket. My kids ended up using a bath towel. We had to use a bath towel for dishes in kitchen. This was not the level you expect when paying $1,000+ per night. For the price, I definitely do not recommend.

Beautiful house, view, location. But, a 1 star on amenities. Basically, there are none. Pool had a broken pump, water level down 2 feet. Bottom of pool turning green. Barbecue was a joke - Small, rusted, wouldn’t go near it. No trash bags, 1 roll of paper towels, no Kleenex, no spices at all. Dirty floors. TV gets four channels. This should be a 5 star house, but lacks TLC be the management. Disappointing.

Nice house, Bad Maintenance

The primary issue that we had was with the hot water and the pool. The pool was less than half full for most of the trip, the maintenance could not get it to hold water. If you are considering renting this house, be advised, there is NO HOT WATER. I don't mean it runs out quickly or that the water is lukewarm...I mean you will take a cold shower every day that you are there! If that isn't a problem, then enjoy the house and the great location.

This house in Playa Car, is an excellent experience for every vacationer. In a residential area with lots of privacy, and with direct access to the beach makes you live the Caribbean in an exceptional way.

Beach Front Paradise

Spacious and Accommodating, The residence is perfectly located for all your Mexico vacation needs. The rooms accomodated our large family quite well and the beach is steps from the patio/pool. Food, Shopping, and Entertainment is within walking distance, Most importantly, the neighborhood is patroled and secured night/day by a team of professional guards. During our 8 day stay, the pool wasnt working properly, but the manager had it taken care of within hours of being notified. Great location, wonderful accomodation, excellent service and security. I will recommend this property to anyone and everyone looking for a fantastic rental in Playa Del Carmen.

The house was amazing, the pool was great. The beds and linen were very comfortable. The reason its 4 stars versus 5 stars is that there was basic household items we were expecting (key to the gate to the beach), salt and pepper, paper towel, laundry detergent that we didn't realize we had to buy also it was very difficult to get ahold of someone to answer questions. That aside, great place and would stay there again.
