About this property

Classic, cozy farmhouse in the 4 season playground of VT's prettiest town!

Our recently renovated1860’s farmhouse, on 95 acres abutting the banks of the Ottauquechee River, is 3 miles from historic Woodstock Village across the Lincoln Covered Bridge on a dead end dirt road. We have a small vineyard in the front field and it's a 2 minute saunter to our family's self-serve organic produce farm stand in the lower field. The vineyard produces organic method verjus. A five minute stroll across the covered bridge will bring you to The Lincoln Inn & Restaurant, considered a culinary destination. There are many excellent restaurants within easy driving distance: Simon Pearce, Cloudland Farm, Prince & Pauper, Woodstock Inn, Sante, Mangalista, 506 on the River, Worthy Kitchen, Melaza Bistro, Quechee Club, Kedron Inn, Barnard Inn and many more, including a cute little cocktail bar, Au Comptoire in downtown Woodstock.
Woodstock Village provides great shopping, with spa and fitness options at the Woodstock Inn & Resort. Numerous outdoor activities nearby include walking, hiking, biking, tubing, swimming, kayaking, hunting, fishing, golfing, tennis, paddle and pickle ball, riding, skating, sledding, snowshoeing, snowmobiling, cross country and downhill skiing. The farmhouse is 20 minutes to the Killington Skyeship, 40 minutes to Okemo, and 15 minutes to Saskadena Six (formerly Suicide Six). A 10 minute drive to the Marsh-Billings-Rockefeller National Park provides trails for walking and cross country skiing, wagon and sleigh rides, as well as educational activities at the Billings Farm Museum (great for kids).
There are multiple music and theater venues within easy driving distance, including Feast & Field in Barnard, Artistree in Pomfret, concerts on The Green and East End Park in Woodstock, Comedy in Bridgewater, Northern Stage in White River Jct, Lebanon Opera House and several theaters at HOP in Hanover, to name a few.
Beer, spirits and wine lovers can explore the local craft breweries, distilleries, wineries and cider makers in the area: Long Trail Ale, Harpoon, Upper Pass, Vermont Spirits, Whistlepig, Silo, La Garagista, and Fable Farm Fermentory to list a few.
Our farmhouse features a kitchen with updated appliances including a new double oven with a 5 burner stove top, original wide board floors, a two person soaking tub, an antique dining table that can expand from seating 4 to seating 8 or more, a sitting porch and fire pit overlooking the vineyard and several acres of field, perfect for star gazing. Guests may walk, snow shoe (we have 4 pair for your use), or cross country ski the fields and old logging roads up the hill, hunt the property during legal seasons, or tour the produce garden and explore or fish along the banks of the Ottauquechee River. The upstairs middle bedroom and bath each boast a slanted Vermont window (aka witch windows in folklore). The downstairs bedroom french doors open onto the lawn and provide vineyard views.

We support solar panels in an array monthly through SunCommon to offset our carbon footprint; we use ecologically safe cleaning products and are always on the lookout for alternatives to single use containers such as laundry soap sheets vs large plastic tubs for detergent. We have a system set up for composting, recycling and separating food scraps from the landfill (per VT law).


Please note: The farm and vineyard are worked by me and my family and occasionally we have outside assistance. There will be days when people will be in the vineyard, accessing the basement and the barn, to carry out tasks. Guests should consider this a "Farm Stay" and are welcome to learn about our operations and join in or just observe agricultural activities if desired. Classes in cooking with verjus and basic organic methods will be offered by appointment. Guests at the vineyard house are asked to be cautious when walking through the vineyard: uneven ground, rocks and holes, trellis wires and anchor wires extending from the trellis end posts are trip hazards. Wires are marked with bright yellow for safety, but walking in the vineyard after dusk is discouraged.

If you wish to bring dogs to the property, you will need to bring a crate. Your pup must stay in the crate anytime you leave it alone in the house. If you take your pet outside, it is wise to keep them on a leash. In addition to the circumstance that people walk the road with their dogs, there are numerous temping scents to follow everywhere (hedgehogs, porcupines, skunks, raccoons, deer, moose and bear). Deer may be dropping fawns in spring. If dogs chase deer anytime of the year, the game warden may shoot the dog. Protect your wonderful pets and help them be less anxious by following these rules.

Sharen was great, the property is beautiful and the home was perfect for our stay. The kitchen is very well equipped. The beds were comfortable. House very clean. Only 2 things to note. First was the washer is only available if staying 4 days which is normally not a big deal just something to keep in mind! And there are a few single steps and slopes as it is an older house so something to keep in mind if traveling with older people or young ones. Delightful retreat

This property is wonderful. The views are beautiful - and how often do you walk to a covered bridge and an organic farm for your after-dinner stroll? Sharen took us for a walk around the property, and taught us a lot about modern organic farming. I am a recently retired special education teacher. In 2009, my family planted a small vineyard in the front field and I became the vigneron/viticulturist, squeezing tasks into afternoons, weekends and summer vacations. I made wine for 4 years, two years using conventional modern methods and two years I made "natural" wines using an ancient technique called pied de cuve. I now focus on making verjus, or "green juice", the perfect acid for cooking. Verjus, which is non-alcoholic, is currently becoming better known recently, making a splash in articles in Bon Appetite and the NYTimes on "mocktails". Verjus is typically used to make sauces for chicken and fish, the most well known recipe is Mussels in Red Wine Verjus. Verjus is substituted for vinegar in salad dressing so as not to ruin the palate for the wine served with a meal. It's also used as a marinade for meats or veggie dishes, adding a lemony zing to soups and stews and even as a citrus substitute for guacamole. Now that I am retired, I want to expand my verjus production and explore more areas of permaculture. I am joining forces with my sister, Kate, who grows a market garden and runs a self-serve farm stand in the lower field as Lincoln Bridge Farms. We are committed to educating our peers and the next generations about growing food, cooking with verjus and the freshest ingredients, using organic methods and someday providing farm-to-table dining experiences in the vineyard. Kate has cooked for Simon Pearce Restaurant for 30+ years and knows fine cuisine. I am just an avid foodie, however I am committed to learning and teaching others about hardening or altering systems to offset the increasing vulnerabilities that extreme weather events present.

Why they chose this property

My grandfather bought this property in 1945 at the end of WWII. My mom came every summer since she was 14 years old and I have come here many times a year since I was born. When I was 11 yrs old, I wrote in a guest book we kept at the house that I loved this place so much I wanted to live here when I grew up. Fast forward to my late 20s and I did move here. In 2001, I renovated the house and added 2 bedrooms and a bathroom. I met my husband in 2007 and we recently moved into his family home nearby. I want to share this beautiful setting with others while supporting the agricultural endeavors the family has begun and preserve the property for following generations. I am teaching my great nephew to be a viticulturist and make verjus in hopes that he will carry on this new "tradition" or create his own agriculture projects, and offer that opportunity to his siblings and cousins. They are the future.

What makes this property unique

As a child I adored the slanted "Vermont window" in the upstairs bedroom and so added a second slanted window when I renovated to mirror the first. The wide board floors laid in the late 1860s add a warmth and charm that can't be beat. The sunsets and rainbows seen from the porch and east facing windows overlooking the vineyard are fabulous. The old section of the house has low ceilings which keep it feeling cozy and an open plan to allow a sense of spaciousness at the same time. The fields and woods are perfect for walks and hikes up old logging roads. The river offers opportunities to cool off on hot summer days. The dead end road has little traffic and is perfect for a daily walk to the end and back without cars zooming past every other minute. The VAST trail is accessible to the road a quarter mile from the house and can be used for snow mobiles, ATVs, X-county skiing, snowshoeing and hiking. Or you can hike up through the property to the property line to walk the VAST trail. Every day I come here, I drive across the beautiful and historic Lincoln Covered Bridge. For me, this is paradise. I hope you like it, too.
