Flexibility: Early check-in (1pm) or late checkout (12pm) may be available for $50 each—just ask! Rental Agreement: To ensure a safe and enjoyable stay, guests may be asked to sign a short-term rental agreement after booking. This agreement covers standard terms such as house rules, occupancy limits, liability, and responsibility for damages. Unauthorized Pet: $500 per pet + damages Quiet Hours: 10:00 PM – 8:00 AM During quiet hours, please keep noise to a level that won't disturb neighboring properties. We simply ask that voices and music remain at a considerate volume.; failure to comply results in a one-night fine. Liability & Insurance: Guests liable for damages; personal belongings insurance advised. Service Animals: ADA service animals must adhere to guidelines; misrepresentation results in eviction. Lost and found items: We will not be held responsible for any items left at the property or resort from the guest(s). As a courtesy, we can ship found items to address of choice for shipping +$30 service fee. To make a reservation, the minimum booking age is 24 years old.

We stayed for an entire week and it could not have possibly been more enjoyable!! The river view is stunning and nights by the fire pit were incredible. There are peacocks and goats on the property and that only made our stay that much more spectacular. We thoroughly enjoyed the hot tub on the chilly nights we didn’t have a fire. The hosts were amazing and answered any questions we had immediately and even checked in on us to make sure everything was perfect. Would definitely book again!! Thank you!!
The gas fire place and hot tub made our stay extra cozy and enjoyable. Our kids loved checking out the peacocks and goats on the property and the whole cabin was charming, clean and comfortable. Parker and Oz were great hosts and easy to communicate with.
The cabin was very nice, ice cold A/C, everything you need in the cabin. Directly across from the swinging bridge and walkable to a few restaurants and the chocolate bar! Very much enjoyed staying here. Thank you.

Nice stay. Exactly as pictured. Really cute. House stocked with everything we needed. Very easy to get into the river and play or swim or fish. Short walk to The Abbey, Chocolate Bar, Pancake House, and Subway. Hot tub was super fun and clean. Would recommend for a family!
Peaceful and quiet. The people that walked from across the bridge were courteous of our presence around the camp fire or playing in the river. Convenient walk across the bridge to several restaurants. Close to the entrance to the National Park with no Gatlinburg traffic jams.
The cabin was the perfect size for our family of 4 - it was clean and cozy, although we didn't spend much time inside! Our boys loved visiting the goats on property, lazing in the hot tub, toasting marshmallows in the firepit, and most importantly - river access for fishing right outside the front door. The location of the cabin is PERFECT for people wanting to fish. The only drawback was that the pedestrian bridge, which is a big part of the appeal of this property (offering easy access to "town" places to eat) is CLOSED, and has been closed for some time, due to needed repairs. I wish I had known that prior to booking.But overall we enjoyed our stay and the owners/managers were fantastic to deal with, very responsive and provided plenty of communication. We will look to stay here again - hopefully after the bridge reopens.

From the ancient Smoky Mountains (did you know this mountain range is the 8th oldest in the WORLD?!), to the gorgeous white sands and glassy waters of the Florida Panhandle/Emerald Coast. Parker is an award-winning mortgage loan originator specializing in helping families start their short-term rental portfolios, while Oz is a "retired" Electronic Engineer, who now spends his days tirelessly working on each of our properties to keep them in great condition! Our daughter Taliesin who is headed to college has been involved in design and decor and our son Zolin who is still in high school just might be the one to answer your message or inquiry. We are emotionally attached to each of our properties (even though we aren't supposed to be lol) and we truly hope you enjoy them as much as we do!
