LIVING & DINING AREAS: The open-concept living and dining area features a comfortable couch with additional seating, a TV, and patio doors that open to a private front balcony with ocean views. Enjoy your meals at the dining table that seats 6–8 adjacent to the kitchen.
BEDROOMS: - Primary Bedroom: King-size bed; TV; ceiling fan, en-suite bathroom - Guest Bedroom: Three twin-size beds and one twin-size trundle bed; ceiling fan
OUTDOOR SPACES: Front balcony featuring a dining table for four, additional seating, a market umbrella, and a gas BBQ grill perfect for al fresco dining.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Laundry: A washer and dryer are located in the hallway, with complimentary laundry supplies provided.
Parking: One space in the shared garage. Garage dimensions: 6'7" height clearance with 18' depth - small to mid-size vehicles recommended, parking behind the garage is not permitted. General street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

The beach home was adorable, clean, and comfortable. Great location to the beach. The waves were a bit strong for young kids and the parking in the garage is tight for a mid-sized vehicle, but all in all, we had a great stay at this property!

Wonderful location between the beach and walkable to local area shops and restaurants. Agency was easy to contact if questions arose. Parking is available although based on space would recommend parking and renting bike rather than driving if possible.

We loved our stay in this adorable condo with a beach cottage feel. Our favorite features were the fireplace, the comfortable furniture, and the deck. There is a small ocean peak/view and the beach is a short 2-minute walk. Perfect for a large family or anyone who can share rooms, with one room having 4 single beds, and one room with a king. We will stay here again!
We loved our stay here. The location is perfect and Dana & Jim have everything you need to make sure your stay is enjoyable. We especially loved hanging out on the patio balcony. We are already looking forward to coming back next year.

I would highly recommend this beach house! My friends and I stayed here for a weekend get away and we were pleasantly surprised to see how close we were to the beach. Perfect location and we had so much fun on the beach cruisers! Dana and Jim were always available for any questions and were very flexible with the check out time as our flights were a little later in the day. Over all it was a great trip and such a cute place!!

We had a awesome little get away. The place was cute, clean and welcoming. The communication was great.
The few things that I mentioned to management were the couch and king bed were very worn out so it made them saggy and uncomfortable.
The towels, toilet paper and paper towel were the cheapest possible and so thin. I would definitely bring my own if I stayed in one of their rentals again.
We were not familiar with the area so it was a little farther from restaurants than we imagined. It wasn’t too bad to go for a mile or so walk or ride the bikes. Now, we just know for future trips.
Overall, it was a great experience and we would stay again.

This is a great place to stay close to the beach in Newport. Decor is warm and attractive. The big deck is a lovely spot to eat lunch and sit in the sun. Cozy living room, nice big kitchen and dining table. There were serious issues with the windows (which are hopefully replaced by now!) that caused a problem with the second bedroom. There were other relatively minor things, but Dana and Jim were quick to respond. Parking is a hassle but probably is everywhere in this area. The second bedroom is overly full of beds with no nightstands or reading lamps, which is fine for kids, but not as comfortable for an adult. Very convenient to the beach, with beach chairs and toys and bikes provided. Would definitely recommend this place to friends, provided the glitches are fixed. Dana and Jim couldn't have been nicer when we had to change our dates after our original booking, and the fact that they live close by means they can quickly respond to any problems. Thanks!

YES! THE WINDOWS ARE REPLACED! They're wonderful. Thank you for understanding our installation delays due to covid. The photo of the second bedroom represents the room perfectly. Yes, it's a room designed for children. We're fortunate to live relatively close-by to address guest issues and requests.
We loved our stay here! The only issues were sugar ants and the neighbors parking in the alley which blocked access to the garage. Great neighborhood but tough parking situation. The house was beautiful and the beach was a quick walk away. Loved it!

For folks looking to book, general parking on the peninsula is tight as is the parking at this vacation home. Because of these citywide dynamics, the city of Newport takes parking infractions very seriously and will tow vehicles that are blocking your designated parking. We provide guests with the city number to call whenever this happens, so the situation can be remedied immediately. Our team, too, is available 7 days a week to help you with any parking issues that may arise. We hope this helps when considering this home for your Newport getaway!

Lovely stay
Great proximity to the beach, with boardwalk access only a couple blocks away. Nice kitchen and lovely airy bright living space with deck to enjoy the sea air and sun. Property also had bikes, boogie boards, and beach chairs which we really appreciated. Beds were comfy, furniture was a bit worn, but hey it's the beach. But don't expect posh perfection- more comfy, lived-in relaxed. Parking is super tight, so bring a smaller car and expect to maneuver a bit. Lovely Newport is worth any small inconveniences!

Would not recommend renting from Beach View as a company
We arrived to the place and there were 8 old rusted bikes in the garage taking up the entire garage (which was where we were supposed to be able to park). When I called to see if I could move them so that I could park they didn't even know who the bikes belonged to but suggested moving them over to the right side so I could park on the left (my assigned spot). I did so.
I left my car parked for 2 days. On the 3rd day I left and came home in the evening to the other tenant parked across the entire garage. I called after hours to ask them to have the person move their car and they did so, however the person had to move the bikes to my side to park his car on his side (keep in mind this tenant was yelling at me about the bikes and the parking situation as I was explaining to him I was not the rental company and he was so out of line I had to call the cops).
I called the office again telling them this man was yelling at me, asking what I should do and they were not concerned and no one seemed to know what to do with the bikes. Once the cops arrived to have the man leave me alone, I had to move the bikes onto the drive of the back side of the condo so I could park.
I asked the after hours to have a supervisor call me the next day. No one called. I finally was able to speak to an operations manager about the bikes and the parking and the cops and he did not seem to care. Nor did they care that the other tenant was obviously upset as well (only he took it out on me instead of Beach View). He said they had a right to have the bikes in the garage and that we should be able to fit 8 bikes and two cars in the garage. No where does it say there will be 8 bikes you have to deal with, in fact it says they recommend compact cars, mostly because there is NO room in the garage.
In addition to this, I had ants in my condo. They basically told me it is just something that happens in beach rentals. I have been renting for years on the beach and never ants like this - kitchen, bathroom etc. It was disgusting. They did send someone but again, didn't seem to care at all about the experience.
I will NEVER rent from Beach View again. They are rude, inconsiderate, don't know what is going on in their rentals and compensate for nothing.
I would recommend finding another rental from another company.

Thank you for your review.
Our company took over management of this property in mid-December 2021. Since then, we have hosted 20+ reservations prior to your stay. Not one of these reservations had an issue with the bikes that the property owner generously provides for guests' enjoyment.
The bikes are stored at the front of the garage, underneath the cabinets, allowing for parking of small to mid-size vehicles, as our listing description states. Parking, for folks looking to book, is always tight and tricky on the Newport Beach Peninsula.
It was unfortunate that you had some ants appear during your stay. That is uncommon for this property, and we quickly dispatched a technician to remedy. It is advisable in Newport Beach to not leave food out for long periods of time, as the homes are built on sand and ants will find their way into any home when food/crumbs are left out.
We respectfully disagree with your allegations of apathy you received from our staff. The ant situation was handled promptly and professionally. When you contacted our after-hour line to inform us of the altercation between you and the other group of guests, due to parking and the bikes, we advised you to contact the police, as you stated you felt “threatened.” To have given any other advice would have been negligent on our part. We then promptly dispatched 2 employees at 9:30pm to assist in resolving the matter and to ensure that the police followed up with your call.
When you spoke to our Operations Manager, and threatened to post negative reviews if you were not refunded a substantial/unreasonable amount of your invoice, the discussion resembled extortion, and our company has a zero tolerance policy for such things.
In summary, we respect your decision to procure future accommodations from another company, and would be happy to provide recommendations. Thank you,

Our three year old was ready to take up residence in this home and informed us “it’s the home he’s been looking for” (Dad is a real estate agent and we look at a lot of homes 😉). We loved it so much and it was perfect for our family of 4. It was clean, relaxing, plenty of towels, beach chairs, toys and umbrellas for shade. Convenient walk to the beach. This place made our beach vacation feel like a dream.
Our stay was perfect and the location is just one block from the beach. We enjoyed all of the chairs, bikes and coolers provided. The hosts were wonderful and we highly recommend their property!
