The Space:

THE SKINNY: Brand NEW Tiki Bar right by the pool inside the garage! Lift the door and enjoy outdoor dining, a large flat screen Smart TV, a gorgeous new mural, darts and lawn games like Jenga! This 4 bedroom home is situated nearly oceanfront, just steps from the beach access which allows you across Coastal Hwy in just moments to the sand and water! Amazing morning sun is available in gobs on the pool patio, just off the kitchen and living room. The pool is heated ((please request pool heat - $60 a day/$350 a week)). There is a shaded patio area as well for dining. Enjoy your coffee in the shade or a drink in the sun! A living room fireplace brings everyone together to lounge.



THE PROXIMITY: Steps to the beach and the boat ramp and a 10 minute drive south to historic downtown St. Augustine or 25 minutes drive north to Ponte Vedra for amazing golfing, shopping and dining! A 5 minute drive south takes you down to prime Vilano Beach with restaurants, shopping and a Publix grocery store, plus the main Vilano beach access.



THE SPACE: The home sleeps 10 in 3 Kings, 1 Full and 2 Twins. The kitchen is equipped to service 10 people and cook together for a great night in! The TV in the living room has cable and the rest of the TVs in the house are Smart TVs, so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows. You can access Live TV with channels via the TV main menu.



AMENITIES: Heated pool. Some beach gear is included - beach towels, 4 chairs and an umbrella. Laundry machines are on the 2nd floor. Outdoor shower and propane BBQ. Linens and towels included.



THE LAYOUT- This home has a solid 4/3.5 layout:

FIRST FLOOR MASTER BEDROOM: King size bed and en suite bathroom with separate walk in shower + tub.

2ND FLOOR MASTER BEDROOM: King bed with en suite bathroom with walk in shower + tub.

2ND FLOOR 2ND BEDROOM: King bed.

2ND FLOOR 3RD BEDROOM: 1 Full bed + 2 Twins in a unique bunk style setup.

2ND FLOOR GUEST BATHROOM: In main hallway with shower tub combo.

HALF BATH: On 1st floor in entry.



OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days.



PARKING: There is a single car driveway that can accommodate up to 2-3 cars pulled in bumper to bumper. NO parking in grass or on street. You will be towed. Garage is a lounge area not available for parking. There is no other parking provided.



LAUNDRY: We offer a laundry room on the 2nd floor with washer and dryer, starter laundry pods + dryer sheets, iron and ironing board and some basic cleaning supplies for your convenience.



HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 10 minute drive south is historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine. This home is situated very nearby a beach access walkover across Coastal Hwy/A1A! We are steps away! You can also drive to one of the public beach accesses on St. Augustine Beach or Crescent Beach to park and walk on.



TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.



SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $149. This fee acts as insurance for minor damages and covers you up to a max of $1500 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.



Guest Access:

Entire space is included in this rental. Please, make yourself at home. Please be sure to abide by parking rules notated in the above section.

The Neighborhood:

One of the prime areas of Vilano Beach, you will find the area is bordered to the East by the Atlantic Ocean and to the West by the Tolomato River (or what we St. Augustinians call "The Intercoastal"). Located just a five minute drive from the home is a Publix grocery store with everything you could need! In that shopping center you can rent or buy equipment for any water sports activity. Just a seven minutes drive over the Vilano Bridge is Camachee Cove, where you can rent a boat for the day or charter deep sea fishing tours!



Getting Around:

WEEKLY SERVICES: There are various service providers that visit and maintain the exterior of the property on a weekly basis and the days they visit vary from week to week. These services include lawn care, exterior pest control, trash handling and where applicable, pool and spa cleaners. Some properties may have other specialty service providers. If you see them outside, they are just on site to do their job and keep the home in its best condition for the enjoyment of our guests.



Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.



Guests must be 21 or older to book.



TiKi Lounge: Please be sure to keep the garage and side doors closed when not in use. Our goal is to prevent pest and weather damage to this beautiful addition. Please help us keep this amenity beautiful for future guests!

Dog friendly only. 2 dogs total allowed, with maximum weight of 50 lbs each.



Our dog rent fee is $30.00/Dog/Night, $175.00/Dog/Week, with a maximum of $300.00/Dog/Month.

-This fee is added on to your total after booking confirmation.

-The fee doesn't cover damage caused by your pet. We will provide photos and a handyman quote to fairly assess repair charges.

-Pets must be fully housebroken, freshly bathed prior to arrival and treated with flea and tick meds within 30 days of check in.

-Please share with us any details regarding weight, age, if crated when left alone, if allowed on furniture. If you are bringing a dog, please reach out to us directly about our policy and fees!



NOISE LEVELS: There are residents all around on all sides as this is a residential neighborhood. Please respect their right to quiet enjoyment by keeping noise levels down and observing quiet time per St. Johns County ordinance from the hours of 10pm until 8am.



LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee.



Interaction with Guests:

I am here for you during your stay, but our level of interaction is up to you. I'm only a phone call/message away. You will be able to self check in upon arrival. Please, make yourself at home.



For your security and the security of the property, there are cameras located throughout the exterior only areas of the home. There are no interior cameras on the property.
