The Guesthouse

Nestled on a serene 40-acre property at 7,500 ft elevation, our private guesthouse offers the perfect blend of comfort, tranquility, and natural beauty. You’ll enjoy cool nights even in summer, plus whisper-quiet A/C + heat for year-round comfort.

Inside the guesthouse
Bedroom:
• King bed arriving next month (currently a queen), blackout curtains, small walk-in closet, and beautiful forest/valley views.

Bathroom:
• Private bath with skylight and walk-in shower.

Kitchen:
• Brand-new appliances (2024): refrigerator/freezer, full-size induction range, microwave, toaster.
• Brita filter, coffee maker + grinder (coffee provided), electric kettle (tea provided).
• Fully stocked cookware, dishes, wine glasses, and cooking essentials (including spices).
• Breakfast bar with two stools (many guests use this as a laptop-friendly spot).

Living Room:
• Couch with cozy blankets, chair, and a well-stocked wood-burning stove.
• 43” Samsung Smart TV for streaming.
• Sheer + blackout curtains.

Entry / Extras:
• Private keypad entry with bench, coat closet, and storage.
• Picnic items provided: camp chairs, cooler, and tote bags for the farmers market.

Wi-Fi & Connectivity

• Enhanced Wi-Fi (2024) with speeds up to 150+ Mbps, great for streaming and video calls.
• Strong cellular voice + data service for AT&T, Verizon, and T-Mobile.

Outdoor Highlights:
• Adirondack chairs with breathtaking sunsets + valley views (seasonal).
• Covered rear porch (year-round) — perfect for wildlife watching.
• Hammock + picnic table (seasonal).
• Hike the entire 40 acres right from the doorstep through pine, juniper, and pinion.
• Direct access nearby to Perins Peak State Wildlife Area.

Guest Access / Parking:
Guests enjoy private, exclusive access to the guesthouse with convenient keypad entry.

Road & Parking
• April–October: the unpaved road is easily passable in a standard vehicle.
• Nov 15 – Mar 31: AWD/4x4 required due to winter conditions (please let us know your vehicle type when booking).
• Ample parking with turn-around driveway; room for trailers (please ask in advance).
• The driveway is private — the only traffic you’ll see is your own (or possibly our tractor).

Laundry (7+ night stays)
• Washer/dryer available by request (located downstairs).
• Laundry limited to one load per day.

Important Notes:

Stairs / Access
The guesthouse is located above our secondary garage and requires one full flight of stairs. Not suitable for guests with mobility limitations. The garage is rarely used (storage only), and the guesthouse has a completely separate private entrance.

House Rules
• No pets or animals — we maintain a pet-free, allergy-friendly space. No exceptions.
• No smoking or vaping anywhere on the property.
• No candles, open flames, or outdoor fires (indoors or outdoors).

Security
Exterior security/wildlife cameras are present on the property (none face the interior of the guesthouse).

We live in the main house a few hundred feet away and are happy to assist when needed — while fully respecting your privacy.
