Hilton Head Cabana 40 is a charming townhouse located in South Forest Beach one block from the ocean. This property is wonderfully furnished and offers an open floor plan with a well equipped kitchen plus a stackable washer & dryer. The first floor consists of the kitchen (with laundry facilities), living room, dining room, a powder room along with an outside patio complete with a gas grill. The second floor contains both the master bedroom (king bed) plus the guest bedroom (two twin beds) as well as a full bathroom just off the hallway in between the two bedrooms. The swimming pool and kiddie pool are located just steps from the patio in the extremely spacious courtyard. Pool is open March - October. This unit is conveniently located within a 5 minute walk to the beach, a 10 minute walk to Coligny Plaza and also 10 minutes from the new Low Country Celebration Park. Please be aware that No Pets are permitted on the back patio or in the Courtyard at Hilton Head Cabanas. Also, the rental is limited to 1 pet (35 pounds or less) per occupancy.

Property was welcoming to pets, just wish our dog was allowed on patio leashed, AC was fine be froze up on our second day (Sunday evening ) but was PROMPTLY and well repaired the morning of the next day. Coligny Plaza was only a 10 minute easy walk away, lots of shops/restaurants there plus a Piggly Wiggly. Beach 5 minute walk. Neighbors were quiet. We hope to return next year. Highly recommend!
We had so much fun at this rental! It was clean and easy to get to! It was the perfect size and a short walk to the beach or shopping! Definitely would stay here again!
We had a wonderful time staying at 40 Cabana! We were delighted to find a pet friendly townhouse so close to the beach with a great price. The unit was clean and described as listed. We will definitely be back!
This property was perfect for me, my husband and our furbaby. It was very spacious and well equipped. Within walking distance to the beach and Coligny Plaza. We took our bikes as well so we enjoyed biking to most of the places. The pool is very nice. Overall great stay. Would definitely stay here again.
The property was nice. It was big enough for my family of 4. It’s does show its age a little and had a knob that was broken in the bedroom when we got there and the sliding door was a struggle to open and close. We still enjoyed the stay overall as I did in past as a child. We plan to again in the future.
This location was perfect! It is a 5 minute walk to the beach and a 10 minute walk to restaurants and shopping. They also allow small dogs, which is why we chose Cabana 40. Our dachshund loved his first time at the beach! The only downside is that the spare bedroom doesn’t get much of the air flow from the central air system, so it was quite warm at night. If you bring a box fan, you should be able to push air from the hallway to cool it down.
These rentals are so close to the beach. I didn’t even realize that when I booked our stay. It was so convenient. We could have used the trolley but it was such a nice little walk to the beach everyday. Would definitely recommend to family and friends!
Great location and great service! We had an electrical issue within an hour of arriving and it was taken care of immediately. The management company sent out the maintenance worker and then they called the electric company, who arrived within 30 minutes and fixed the issue. I was shocked they came out so late at night and so fast.
Quiet & convenient. Everything we needed for our stay was available All was good! My only criticism is the towels. They were so thin and rough. I think you could provide a little better quality.
The unit was very well located, maybe 8-10 minutes to be on the beach itself. Next to main road bike paths so it was super easy to hop on and off to bike somewhere. The neighborhood pool was nice. My only complaint was the floors not being cleaned.

Unit clean and pet friendly.
No complaints. Short walk to the beach. Also short ride in car or golf cart to the shops & food @ Coligny. Condo was quiet, parking was easy. Everything worked as it should. A/C could have been a little cooler in the room with twin beds, but with the spare floor fan it was tolerable.
There was ample space for my husband, teen son and I. We booked last minute and needed a place that would allow pets. The unit was well stocked. The location was super close to Coligny and we walked there many times. My only complaint was that the in we courtyard is off limits to dogs. We couldn’t even let our dog out on the back patio of the unit without threat of a 300 fine. This meant we couldn’t sit there without her staring at us sadly.

It's Just Okay
The property looked neat and tidy when we arrived but we quickly observed deferred maintenance (broken closet door, missing tub caulking, trim needing paint) and a poorly cleaned unit (dust bunnies under all the furniture, some mold in the shower and the floors needed mopping). Although the property is dog friendly, you cannot sit on the patio with your pooch due to a potential 300 fine 24/7. The paper products supplied were the cheapest quality I've ever seen. Beach is very nice (and very dog friendly) and a convenient walk. Plenty of restaurants and shopping nearby.
We found the condo to be clean and the location was great! We arrived late and following morning we were sitting on the patio with our well behaved Jack Russels drinking coffee. We stepped off the patio and within a minute a woman was telling us we couldn’t have our dogs in the courtyard area or on the patio. We were flabbergasted! This is advertised as pet friendly and we couldn’t even sit on the patio with them. Plus someone complained about us . There is a possibility of a 300 fine. Wow!!!!!! There is very limited area for walking your dog around the complex. Very disheartening. Will I go back????
Great location. One block from beach and walkable / short bike ride to many activities and restaurants. Overall unit cleanliness was primary issue. Experienced multiple encounters with bugs within unit. Trash from previous guests was still in cans and we had to take out for removal. Also main bath had mildew and mold in shower. Spoke with PM about pest issue and they couldn’t make any commitments to addressing the same day. Instead left it up to HOA to address and get back to us. Never heard or saw anything from the HOA.

We are happy to hear you were satisfied with the location of the unit. All of our units have began to show wear after the long summer season. We are beginning to schedule our offseason deep cleans and this unit is on the list... We are disappointed to hear that the unit was not cleaned to your standards and we will make sure to pass your concerns along to our cleaning company. Unfortunately, we do not control the garbage or pest control at this condo. Those items are controlled by the homeowners association as you mentioned in your review. However, we are always willing to remove garbage left by previous guests and/or the cleaners from the outdoor garbage bins if the designated pickup day is still ways away. If you choose to stay with us again and you find the service yard this way, please let us know and we will be happy to remove it for you. Also, bugs in South Carolina, especially the low country are just a way of life. All of our units are sprayed regularly inside and out and receive extra sprays quite often to try to prevent bugs from getting in the unit. Unfortunately, bugs still find their way in often... Especially Palmetto Bugs, which are a pest we deal with in our rental properties and our own homes as well. We have since had the unit sprayed by the pest control company and will continue to have the regularly scheduled prevention spraying.

The cabana was fabulous. Clean, had everything we needed including a baby gate, and was the perfect spot. Only caveat was the horrible neighbor on one side. We were accosted by an angry older man that tried to discuss things that should have been discussed with management or the owners, NOT our family members. We were there with our toddler and dogs (which we paid for!) and this gentleman felt it appropriate to be rude and condescending to a total stranger. We, unfortunately, won’t be staying there again due to this horrible interaction. Neighbors on the other side (end) were lovely though.
